Property is just a little under 2 miles away from historic downtown Hot Springs (2.3 miles from Convention center-4.5 miles to the Oaklawn Race Track)and bordering the lush shade of the National Park. Trail 200 feet from the property connects with the 10 mile Sunset trail that snakes its way around the outskirts of downtown- (and to downtown if you like to walk).
Hike up the mountain on any number of trails available starting 200 feet from the property line, Enjoy the short but scenic drive a few minutes down a winding road to Gulpha Gorge National Park camp ground and recreation area. If it's thrills you seek, Magic Springs Amusement Park is less than a 10 minute drive from your door, and it's 25 minutes to the sun and sailing of sparkling Lake Ouachita-3rd cleanest lake in the country- They rent motor boats for $55 for a 1/2 day .
At night, since we have no street lights, Its dark enough and secluded enough to actually see the stars, constellations.
Children will enjoy swimming in your own in-ground 32 ft pool (6.5 ft deep in center) or playing croquet, hide and seek or Frisbee in the idyllic backyard. Take a walk in on the winding roads or trails, and you will appreciate the convenience of being close to local restaurants, spa treatments, Mid-America Science Museum, Oaklawn Race Course, Lakes Ouachita and Hamilton and much more.
Note- This is the only vacation rental close to the city that is secluded and borders the National park. The slow road has about 10 cars driving on it per day so its a great road for kids playing or on bikes
Spend some time warming up after a swim with the wood-burning fireplace or melting away sore muscles in the over sized Jacuzzi bath.
If you need to stay connected to the outside, we offer free wireless internet connection and a computer. The house has central heat and air conditioning for your comfort.

We had three families staying here with a total of 7 kids and it was perfect! The pool was in great shape and the jacuzzi tub was perfect for the adults. We brought our Playstation and set that up for the kids in the game room, which sat everyone perfectly. We also had the freedom to leave our dog outside because it was entirely fenced in. Since it is on a road to itself, you have the freedom to be noisy and not worry about the neighbors...which is perfect with 7 children. The air conditioning worked extremely well even though it was in the 100's outside. My husband and I enjoyed downtown Hot Springs and hiking on the mountain in the morning times. Overall, I would recommend this place and I would love to be able to come back every summer.Recommended for: Families with teenagers, pet owners, families with young children.

My wife and I spent 3 nights at this property recently. John was great to deal with both on the phone and in person. We mainly wanted a private location with a pool to hang out next to. The location is close to bath house row which made it easy for us to get a bath and massage one day and to take in a live show at Maxine's the next night. The house is older, but everything works like it's supposed to-kind of like staying at your grandparent's place if they had a pool. Access to the sunset trail network was a bonus for me. I'd get up in the morning, eat breakfast and watch TV, hike a couple of miles and hit the pool and take a nap in the afternoon. This would be a great place for a family get together where the guys watched a ball game and cooked on the grill while the girls went downtown for shopping or pampering.Recommended for: Age 55+, families with teenagers, romantic getaway, families with young children, girls getaway.

My family & I had the best time ever. John & his wife were wonderful with every step of the process. They meet you at the house & walk you through & explain everything. It was so peaceful there. The children loved the pool. The house was very clean, the kitchen was fully stocked, & everything was in great condition. You are so close to downtown its a great walk when its not to hot. We thoroughly enjoyed everything that 1000 acres had to offer. A week wasn't long enough to enjoy all that the house had to offer or the town. If you are visiting hot springs then 1000 acres is the place to stay. We will definitely be back. This was our 2nd stay in this property and we were pleased both times. The back yard and large rec room are so much fun it's almost hard to describe. We have twin six-year-olds and were joined by two families, each with one additional child of similar age. They played basketball, (giant) chess, tetherball, mini-golf and more. The adults also worked up a ping pong tournament that lasted for three hours! There are a number if in-door games and movies too, if the weather fails to cooperate. The house is nothing fancy, but all is clean and cheerful; plumbing, lighting, etc. work well. The landscaping is similarly attractive and the nearby hiking is spectacular given the adjacency to the national forrest. To boot, it's an easy <1 mile walk to the Arlington Hotel on the historic main drag. Portions of the neighborhood en route to the house are marginal (which, sadly, seems to just be part of the Hot Springs experience right now) but we walked and jogged down the street during both daylight and dark and were greeted warmly by nearby residents. We look forward to next year!Recommended for: Families with teenagers, families with young children, tourists without a car, girls getaway.

This place is awsome. All the comforts of home but big enough to sleep everybody. You are downtown close to everything but yet you are surrounded by trees and feel like you are in the country. You can enjoy sitting on front porch and listening to the birds chirp. We spent more family time here instead of sightseeing like we planned. Definetly will stay here again. Thanks John !Recommended for: Pet owners, families with young children.

Let me just start by saying that John the owner is great to work with... extremely helpful and wonderful to deal with! The house is really set up for larger families and I was worried it was more house then my husband and I needed. But we thoroughly enjoyed the house, it had everything we needed and more and we loved the privacy. You feel like you are in the middle of nowhere and yet it was just a short jog into town. As it turned out it was unseasonably Hot and having our own private pool was such a plus... we also really enjoyed playing horseshoes! Highly recommended, Relaxing fun getaway!Recommended for: Families with teenagers, romantic getaway, pet owners, families with young children, girls getaway, sightseeing.

We enjoyed our stay at 1000 Acres Retreat. The property was just as described and the location was wonderful. It is in town, but in an area which is private. We also enjoyed hours of entertainment playing ping pong, chess, and checkers. The property was exactly as it was described. Excellent condition, near downtown, excluded area across from the national forrest. Marvelously maintained with full aminities. The photos depected were very accurate. The upkeep and cleanliness was also what we expected. The owners were exceptionally helpful and available. We had our entire family with us and they were all very impressed with our stay. We all highly recommend this as a very advantageous place to stay for a short or long-term visit to Hot Springs!Recommended for: Families with teenagers, adventure seekers, romantic getaway, families with young children, girls getaway, sightseeing.

About the owner: Annie and John Cooksey met at church camp and 1985 and fell in love a year later. We have been married for 18 years. John is a video producer and owner of EliteVideo dot com a video training company, Annie homeschools but years back she was 'Sparkle the letter clown' for the PBS series 'The Letter People' We moved from Connecticut in 1991 for the nicer climate, frest air and friendly people.
Why the Owner Chose Hot Springs:
We have had success with our first vacation rental here in town and we were looking along time for a secluded private house with a nice yard and plenty of parking that was also close to downtown.
When we found this house bordering on the national park with trails 300 feet away we knew this would be the one.
