Oue roomy comfortable and well furnished home welcomes you to Pagosa; a modern yet characteristic moutain structure, custom design, custom built to our specifications. The house is decorated with original artwork, the fireplace is a work of art in itself.
Enjoy the magnificant views of the San Juan Mountains, sunrise to sunset from inside or outside the living room has floor-to-ceiling windows. Plenty of privacy and distance from neighboring houses. This is a house with character and history, originally built in 1976, remodeled in 1994.
Live in nature among lofty pines;feel at home in spacious rooms,open plan,two-level with open loft and cathedral ceiling.
Easily accessible and only a few miles from town (the back road 3 mile walk is really nice),shopping, restaurants and the Fairfield shopping complex are minutes away,yet you still have a feel of being secluded and surrounded by nature. Deer often pass by in the evening, birds and squirrels are ever present.
We are west of town 1 mile off of the highway, 2 miles east of the Fairfield shopping complex.
The walk to town takes less than 1.5 hrs, walking slowly.
Our house is modern, tastfully furnished, homey and cosy; constructed of pine and cedar, in western style with style & flair. The custom-built, river-rock fireplace flanked by the large windows and window seat dominates a comfortable living room (two Lazyboys and an over-stuffed couch). A loft with fold-out couch overlooks the living room. Central heating keeps the temperature very comfortable throughout.
Every month IN PAGOSA IS WONDERFUL, no crowds . . . good country living! Life in Pagosa is still... real.
THE KITCHEN was built with the active chef in mind. The cooking top is a gas Jenn-air, there is a full size oven, microwave, coffeemaker,and dishwasher. This is a modern kitchen. We supply basic supplies such as papertowels, cleaning supplies, salt and pepper.
4 adults can be comfortably accommodated in two spacious bedrooms with one queen downstairs, and one double bed upstairs, 2 more on the fold-out couch in the loft. (max.occupancy 6) The master bath has a Jacuzzi tub/shower, the guest bath, shower. All rooms are open and airy.
DVD and VHS . Not all guests require TV. So, due to high cost of Cable TV, we have suspended service. If you would like TV, it is available for $50 for your stay.
BROADBAND/WIFI AVAILABLE ON REQUEST, $20 FEE APPLIES
A PET may be allowed; fees & restrictions apply. We have had damage by a visiting pet so we are very cautious.
This is a NO SMOKING house, inside OR out ANYWHERE Any violation of this will cause the renter to lose the damage deposit. Due to fire hazard no barbecuing is allowed, year round, sorry. (there is a gen-air grill in the kitchen)
Please note that arrival and departure times must be arranged at least one week prior to your stay.

PAGOSA SPRINGS ATTRACTIONS
If you have never visited Pagosa Springs, then you will be delighted when you "discover" this town and surrounding area. Still small-town, but offering what more developed mountain vacation areas offer - more than anything else - Pagosa is beautiful and tranquil, friendly and unforgettable.
PAGOSA SPRINGS has the quiet pleasures of the past plus every mountain activity imaginable. For living the western life, you cannot top this Rocky Mountain town. Pagosa is not like glitzy Aspen, thank goodness! The rural ranching feeling and friendliness is still here. Pagosa signifies "healing waters" in the indian language and located right downtown are the wonderfully soothing hot springs. Pleasantly landscaped, natural, outdoor pools line the river downtown (only a five-minute drive) and are a welcoming end to a perfect day of outdoor activity.
There are hot-air balloon events in the winter and spring, rodeos, and seasonal local festivities. Consult the Pagosa or Wolf Creek website for more information.
SUMMER ACTIVITIES
What is your pleasure? It is all here in Pagosa. Ask about bringing your horses, there is enough space to use an electric fence to coral your horses just below the house.
WINTER ACTIVITIES: Wolf Creek is a half hour drive from the house. You are looking for good skiing? Wolf Creek is still a little known wonder. When the rest of the state has average snow, Wolf Creek has powder, deep and light.
In every season, you will find beautiful scenery, plenty of activities and good weather. In this part of the Rockies there are at least 320 days of sun a year.
Our family moved here in 1976 after many visits. You may just decide to do the same.

We stayed here 4 nights before Christmas in 2009 and loved it! The cabin is secluded, yet close to town. Ice skating and the hot springs were close by (great after a day on the mountain) and we stopped by and picked up skis on our way to Wolf Creek. The fireplace and kitchen were outstanding and allowed us to spend the evenings by the fire with a warm home cooked meal. We plan on taking our family with us on our next visit! Can't recommend highly enough!Recommended for: Families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

My husband and I spent two weeks here in August of 2011 and thoroughly enjoyed ourselves. The house exudes such a comfortable and relaxed atmosphere that we felt right at home from the very beginning. The location is great - nearly midway between the town of Pagosa Springs and the Fairfield shopping complex. At the same time, we felt secluded in the pines and enjoyed the privacy. Wildlife trails on the property were traveled by deer and wild turkeys daily. The fireplace is incredible and we couldn't resist an early morning fire even though it was summer! I loved waking up early to watch the sky turn red with the sunrise. We hope to return next summer.Recommended for: Sightseeing, pet owners, age 55+, families with teenagers.

We spent the week of springbreak at this wonderful house. The house is very big and comfortable. It was nice coming back to the house after a long day of skiing and relaxing on the couch in front of the fire. There was plenty of room so the kids can watch movies upstairs and we were downstairs relaxing. The kitchen had everything you need for cooking. The house is in a very quiet neighborhood. We had a wonderful experience.Recommended for: Sightseeing, girls getaway, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.

Stayed for six weeks this year, it's my second stay at the house - love the location, warmth and style it offers - it's a great retreat and easy to get to town/springs or the supermarket. Hoping to be back in 2012.Recommended for: Sightseeing, girls getaway, adventure seekers, romantic getaway, age 55+, families with teenagers.

We spend about a month in this clean and well-maintained house. we loved to stay and relax here after a long day at the parelli center. Every thing worked well and the composition of the house is well done and you even feel the love every thing is selected. The kitchen is well organicied and it was fun and joy to cook here. In the evening it is great to seat at the veranda, watch the mountains and animals around the house. The Photos you can see, show what you get and the reality is mostly better. So we would love to come back and commend the house to our friends. The owner was always helpfull answering our questions.Recommended for: Sightseeing, families with young children, adventure seekers, romantic getaway, age 55+, families with teenagers.
