This large three story detached home sits on 1/3 acre only 400 feet from the beautiful Gulf of Mexico with unobstructed views. The Great Room with large modern kitchen has 20 foot high Juniper ceilings and a large window wall providing a panoramic Gulf view.
Overlooking the Great Room is a sleeping loft with king bed and half bath. This is all topped by a cupola that provides abundant light.
The spacious Master Bedroom Suite with king bed has maple flooring, high ceiling and French Doors opening to the rear deck overlooking the Gulf and our private 20' x 40' Gunite pool. There is a hot tub off this bedroom. The Master Bath is enhanced by a two person whirlpool tub, double vessel sinks, private commode room, and a 5'x8' shower with 3 shower heads, 4 body sprays and a bench-fantastic!
The second master bedroom has a queen bed and private fully tiled bath with glass door shower. The third bedroom on the main level has a double futon and full bath with shower over tub right next to it.
The newly built 750 sq ft lower level includes another large bedroom with king bed, walk-in closet, French doors leading to a brick patio and the pool. There is a full bath with large tiled shower and bench. There is also a kitchen with microwave, dishwasher, French Door refrigerator but no stove/oven, and cozy living room with a queen sleeper sofa. All brand new furnishings. This level is perfect for Grandparents or those unable to climb stairs easily.
There is a new geothermal state of the art central HVAC system providing crisp cold air during those hot summer days. The pool is surrounded by a brick patio. Under the deck the patio is shaded and perfect for relaxation. The rest of the yard is your own private sandbox. The kids love it! Please take care not to throw sand in the pool, however. There is an outdoor shower on the patio.

Year Purchased: 2006
We came from NJ to Pensacola in 2005 to work at a radio station and of course, go to the beach. We found this house about to go into foreclosure due to damage from Hurricane Ivan. The first project was to raise half of the house to construct an ICF foundation. Our goal has been to use construction materials that will stand up to anything. We have worked on this beach house for 3 years now and it keeps getting better and better. Our renters have really loved the place, the pool, the sand, and the brand new master suite and lower level.

Pensacola Beach is one of the finest white sand beaches in the country. Our guests tell us it even surpasses the Carribean and Jamaican beaches. The sand is so soft and the water is so clear.
The Unique Benefits of this Detached Single Family House
On those 320 sunny days per year, it pours through the front window wall lighting the combined living, dining, kitchen and loft area. It feels toasty inside when the days start to get cool in December and January. Biking is nice on the quiet, slow roads taking a look around at how things are always changing. Walking on the beach is a pleasure for hours at almost any time of year or even during storms. Make sand castles with the kids on the beach or in the yard and then cool off in the sparkling pool. Relaxing in the hottub in the evening or after a walk is delightful. Then, lay on the columned master bed, watch the 50" tv ascend from it's cabinet and relax with a good movie.
