The house is on top of a hill in the middle of a big garden (12,000 square meters) overlooking a wonderful valley with an untouched landscape and view on the lake and when it is clear even of the sea! The house has a private entrance with porches, terraces and orchard. Ideal as a romantic gateaway for nature lovers, you would be the only guests and you will rent the whole ground floor with a beautiful living room (with dining table, fireplace, library, armchair and 2 sofas), two independent bedrooms one with direct access to the garden, one bathroom near the bedrooms with shower, bidet & washing machine, a fully-equipped kitchen, veranda, then two porches both with table and chairs, two tufo terraces and a pergola. Only in the Summer (July- Mid September) and under special conditions you can rent also a semidetached veranda which is used as 3rd bedroom with its own small bathromm and shower. The garden is quite special with its Mediterrenian flora and with its beautiful spaces which offer plenty of privacy and many tables (no plastic, only class materials) at your disposal where you can choose to eat, rest, read, write, etc. One warning: the google map , although it says 2010, is absolutely not updated, it dates back to 2003 and since then our garden is double big, designed by us and we installed a new pool, so the satellite map is a kind of poor reference.
Our guests appreciate the comfort of the house, especially the "best equipped kitchen", the beds, our International library, the elegant furniture both inside and outdoor (no plastic!), the cozy best Jotul Norvegian fireplace, the laundry washed and ironed by our loyal cleaning lady, and every year we keep investing in something new: guests who come back are always pleasantly surprised with a novelty! In 2007 the hit was the new summer swimming pool with wood terrace. In 2008, the high quality Emu garden furniture, in 2009 the new outdoor table tennis and more important, ecologically speaking, a 4 kwh solar system on the roof, in 2010 more garden furniture and in 2011 two new tufo terraces in front and next to the house. We will be there to welcome you and introduce you to the house and the area and on and off for maintenance and/or emergency.
There are villages all around, but the nearest one is Bassano Romano, with all kind of shopping, 2 supermarkets open also on Sunday, market on Wednesdays and pizzerias and local restaurants only 2,7 kilometers away. You can a find larger choice at Trevignano or Sutri which are nearby.
Ideal and recommended for two to four, may sleep up to six with the extra semidetached. The weekly price is for occupancy for 2 adults in one or in 2 bedrooms.
In the Summer months you can refresh and swim in the new private outdoor pool with wood terrace. We also have a regular bocce field under a wonderful oak tree and a "tufo" stone amphitheatre that is sometimes used for open air performances or exhibitions. Usually there is a wonderful breeze, but we have just acquired air conditioning for exceptionally hot days.
The location is highly strategic for all kinds of tourism not only for longer vacations in Summer , but also as an ideal one week rest if you are travelling around Italy by car. Overlooking Trevignano and the Lake of Bracciano in the middle of beautiful nature, with history, culture, and art at easy reach. Rome is less than one hour away as well as the Mediterranean Sea, but much nearer are the many lakes and the thermal springs and the beautiful Etruscan, Medieval, and Renaissance villages and Palazzos. One of the best golf course of the area of Rome is just 10 min. away and the lakes of Bracciano, Martignano, and Vico are real jewels.Distances to Rome Fiumicino Airport: 65 km, to the centre of Rome : 52km, to Viterbo and hot natural spa: 35km, to Argentario-Orbetello 95km, to Niki de Saint Phalle Park: 80km , to Pisa: 300 km, to Pompei/Naples: 290km.
Nearest train Station 12 km: Capranica/Sutri (train arriving to Rome San Pietro- Trastevere and Ostiense). Nearest bus stop 3km (bus arriving in connection to Metro to Piazza del Popolo). To visit Rome as an alternative to the train or bus we suggest to drive in about 30 min. to SaxaRubra-Free Parking near Rome and then take the metro train, a 10 min. ride takes you right to the centre, 5 min from the Spanish Steps. If you are lucky with the connection you can make it in less than one hour!
Ideal place next to Rome, Tuscany, and Umbria. We would help you to plan your excursions with a complete list with distances and suggestions, but we warn you: you might just enjoy the peace and the beauty of the place! Shorter stays are possible only to fill in holes and price has to be defined according to the season and number of guests.

You should have a car in order to move around, if you are happy just with walks and a few excursions then we could meet you at the nearest train stations of Capranica-Sutri or Bracciano and drive you home. We have had guests who have just enjoyed the garden for one week! The last three kilometres of country road drives you away from everything and you are in the middle of real nature in your own park.
We have beautiful and quiet cats outside in the property so usually no dogs and ...obviously people strongly allergic to cats! But the cats don't come near unless you call them, we have had allergic people and they had no problem. Some guests love them and above all their children play with them, but even then they are not allowed inside, only outside and in the veranda.

We are professionally involved in the arts - visual, audiovisual and nature , and we consider our garden a form of work of art. We are very proud of our new solar system on the main roof, a sign of our ecological engagement.

During the dutch "Tulip-holidays" we stayed at Pianamola. It is a wonderful house to relax when coming back from Rome. As the house and garden is so fine, we even spent at Pianamola two days of our short break just to relax. Great holiday home with very welcoming and friendly hosts.

We loved our stay Pianamola. The weather was great ! They have a nice big garden and a small corner witch some vegetables that you can eat. Relaxing by the swimming-pool in the late afternoon after a visit at an authentic village was so great. The view of lake Bacciano is amazing! It's also a perfect position to visit Rome, viterbo, Tuscania, Tivoli, ... De eigenaars helpen je graag en hebben zelf heel veel informatie in verschillende talen.

From the moment we arrived we felt at home. elisa and hans herman are nice and friendly and helpful, but they also give you de privacy you want. the house and the garden and the view are so beautiful, even more than you can see on the photographs on there website.. Here you have everything you need. a kitchen with all the material you can wish. we like to cook so we felt in heaven! we used the BBQ and in the garden we could find all kind of herbs to use in the kitchen like basilicum and rosmarin. elisa offered us also fresh figs and tomatoes from the garden.. and for every time of the day we could choose another private terrace to sit down and enjoy our meals. the bedroom was also perfect! a good bed is important for us and we enjoyed the sheets in pure linen. In the living room we found so many interesting books, a beautiful collection of stones and shells and plenty of information about the surrounding places..this year we wanted to study the etruscan period and this was the ideal place to discover it. beautiful places like Cerveteri, Tarquinia, Tuscania, Sovana, Pitigliano, bomarzo, villa lante.... We liked the swimming pool, the garden where you can discover many peaces of art.. We are happy to have met Elisa and Hans herman. We enjoyed to be invited for the opening of a exposition where hans herman showed his work of art. They are really nice people and we enjoyed our stay at their place! Marieke and Walter

Our family of six stayed in July of this year and had a great holiday - the owners were extremely helpful and generous and provided lots of local information and advice. The house is well equiped and the gardens serene and pool ( though not large) pefect for cooling off throughout the day. Do have a car and suggest a sat nav and good maps if you are planning to tour - spent time at the nearby lake and at Bracciano. We had several days in Rome - easy by car then train once you get your bearings and recomend the thermal hot springs at Viterbo ( on cloudy or cool day) and the Niki de Saint Falle sculpture park ( kids will love it too) and nearby coast. Very memorable holiday made even better by thoughtful and kind hosts.

We had 2 fantastic weeks staying at Pianamola and only wish we could have stayed longer. The gardens were amazing and our 4 year old loved exploring the different areas and spotting new flora and fauna - although he was disappointed to miss the wild boar who visited at night! The accommodation had everything required for a family self-catering holiday and the pool was perfect for lazing around and enjoying the magnificent views. A car is essential to get about in as the villa is off the beaten track but this is what made it such a great place to be. There are plenty of day trips nearby if you want to explore (our son loved the free Italian Air Force Museum on the other side of the lake on the one day when it rained) - but we were more than happy to 'stay home' and enjoy the peace and tranquility of the grounds. Elisa and Hans Herman were the perfect hosts - always helpful and never intrusive. We would not hesitate to recommend it to others and plan to return for another holiday there next year.

We stayed here in early July 2010. Elisa was very helpful from the very first virtual conversation we had with her, when came time to make the reservations. The helpfulness continued throughout our stay here. The apartment was exactly as described. The fact that the kitchen was separate from the rest of the rooms is a great asset because when we cooked, it did not heat up the whole place! The garden is spectacular and gave us much pleasure as much in the form of incredible lavender smell as in the form of great tasting freshly picked basil! Finally, the pool was a God send at the end of days spent in Rome or other surrounding cities. We would recommend this rental to anyone who wants a nice place away from the city, while still being close enough to Rome to make many day excursions.

The last week of May we stayed with Elisa and Hans Hermann and had a really nice holiday. Just what we needed. A nice, well maintained house, with a great kitchen and enough space. The garden was beautifull and soo quite. The tips we got were spot on and we have promised to come back next year!

Pianamola is a really fantastic house where you can enjoy all the good things in life and experience the ultimate summer feeling. We had a wonderful stay and enjoyed the spectacular views (especially from the suburb pool!), the relaxing garden, cozy house and the funny cats. Even when we were bound to the house due to some medical trouble and were not able to make the excursions we wanted we had a great time. Elisa and Hans Hermann thanks again for your friendly hospitality and great help with the medical stuff. You really live in an Italian paradise on earth and made a very special home away from home. We stayed 2 weeks in Pianamola last August, en had a wonderful time. The big garden is very special, with all sorts of trees, plants and spices. As you can see in the picturs: great pool and great view. This place is really ideal if you want to combine Rome with the quiet countryside, and with visits to authentic villages, vulcanic lakes and Etruskan settlements in Lazio. But you need at least two weeks.
