This island, property, and staff exceeded all of our expectations. The owner (Hans) and his staff (Pauline and James) really made this vacation the best we have had ever. Our trip involved a surprise wedding and thus coordination of many details. Even prior to our arrival, Hans and his staff worked with our wedding coordinator to make this a very smooth, well planned event. They had never had a wedding on the property before! We had a total of 17 friends and family at the property. The children (and many of the adults) loved the pools and the ease of snorkeling straight off our own beach. The morning sunrises are gorgeous, the beach was never crowded. We have many fond memories of evenings spent having cocktails on the pool deck, grilling out with background music, kids swimming in the pools, all in total privacy and without interruption... it was awesome! After our family left, we remained another week for a honeymoon. Even with other guests arriving, we never felt that our space was any less private. We would go back for a romantic vacation, as a couple, without hesitation. The property was well maintained and extremely clean. When Pauline cleans throughout your stay... it was as if she was cleaning for a new arrival- very deep and complete cleaning, it was impressive. (Much, much more than a basic cleanup and fresh linens). James watered landscape and did minor maintenance almost unnoticed during our 2 weeks stay. Both Pauline and James were very respectful of our privacy... but very available and friendly to answer questions and provide recommendations whenever asked. Everyone that we met in our 2 weeks on the island (locals and vacationers) were very friendly and helpful. We never felt uncomfortable anywhere. I consider it to be a very safe island and very relaxing. If you come to this island and can't find the type of vacation that you are looking for; you are not looking hard enough. We found privacy, nightlife, great dining, tourist areas, great people watching, busy beaches, quiet beaches, anything we wanted... whenever we wanted it. If you enjoy listening to the ocean while you're sleeping, waking to a gorgeous sunrise, days spent sunbathing and snorkeling, walking to great restaurants for dinner and drinks, watching the moonrise from a private patio, and drifting off to sleep again to the sounds of the ocean... Then this property is for you!...and me. :) Thanks Hans, Pauline, and James!

Best Place in St Maarten

My husband and I were celebrating our 25th wedding anniversary in September 2011. We had been to St Maarten before and fell in love with Dawn Beach. We knew that is where we going to stay and we wanted the place we chose to be perfect. Perfect it was!!! Our villa was just as we dreamt it would be, clean, bright, breezy and fully equipped. The view is spectacular from every spot on the property!!! The Island is full of such friendly people and diverse cultures, it is so much fun to travel around and explore. However when you stay at this villa it is hard to leave because you are in your own private paradise. The days we lingered at the villa were spent lying by the pools and swimming at the beach, both are so lovely it was hard to chose, so we just went back and forth. Hans is fantastic, he is a great host and always there for us. The cleaning staff was so friendly and everyone really went above and beyond. We enjoyed ourselves so much that we extended our stay for an additional week. Three weeks in total relaxing Paradise. Lucky us, we can’t wait to go back. See you soon Hans!

We just came back from visiting Han's Villa we had a great time my group is called A Group of Friends. I do a group of people ages 50-75 we take group trips to private villas we come from all over the U.S..We do this every year and meet somewhere Hans's place was very clean,and private we loved it and when the times comes for St Maarten again we'll be back.The maid service was wonderful she helped us with attractions on her day off she was our tour guide.The pictures were very accurate of the villa.Our group was 16 and we will be back Thanks Hans Debra J

It truly is paradise!!

I've been home 1 week and am ready to go back! 6 couples went the week of May 14-21, 2011. We had a ball. Hans is a wonderful host and now a great friend. There are plenty of manisons on the island that are 2 to 4 times more in price, and maybe more glamorous. But none more like your own paradise as this villa. Just steps from the ocean. The pools are wonderful and the accomidations should please any traveler! All 12 of us had a great time! The weather was a little rainy for the week of May, but the umbrellas and awnings were just right for the weather. I was very worried about the crime I had read about. But never did I feel unsafe! The drive is gated, there are safes for each bedroom. There is an alarm system. And for an added bonus Hans has 2 wonderful dogs that sleep by the gate from the beach. Hans was so acommadating when I told him the wrong week of our travel. He was great to work with and always there at his door when I knocked to answer any of our questions. There are beach bars within walking distance. Mr. Busby is just a quick walk or drive and they have the best pizza on the island. The westin on the other side has more refined eating, that is very good, plus they have a casino for those who want to do a little gambling. It really is PARADISE. The pictures dont do it justice. Thank Hans for the use of your wonderful villa. We will be back!!

tropical beach paradise

We had a wonderful time here We enjoyed fabulous views of beautiful dawn beach Snorkeled daily, right off the beach is a beautiful reef with corals and tropical fish Our host Hans was an extremely nice guy who always made sure our stay was comfortable Can't wait to go back

Owner response:Yes, the reason that I bought this property at Dawn Beach in St. Maarten and built this new villa with all advantages that guests need and let them dream is that I was falling in love with this unique location. I've found St. Maarten in the Netherlands Antilles - now Dutch Caribbean during a 9 days caribbean sailing trip and this is the best island. It has everything. You can relax enjoying the sound of the ocean and if you wish you are in a few minutes in one of 400 restaurants, some with life music, mac donald, burger king, domino pizza, kentucky fright chicken kfc, post office dutch french, massage, casinos, Disco's, groceries, Food Markets, Bakery, Pharmacy, Cinema, Zoo, Museum, butterfly farm, horseback riding, glasbottom boat, Scuba Diving, Tennis, Golf, water sports, fishing, sailing, surfing, kitesurfing, parasailing, post office, library, Rotary club, Lions Club. The beach at the villa and the snorkeling is better than all the other places from our sailing trip from Guadeloupe via Antigua and St. Kitts to St. Maarten. The snorkeling right down from the beach is better than with most of the expensive boats trips. Guests can save a lot, also the expenses of a rental car. Once they arrive they are already on the best place for an unforgetable vacation the island can offer. When the guests arrive and see the sign Tropical Beach Paradise which means the villas Caribbean Beach Paradise and Ocean Beach Paradise they always says: Yes that is a real Paradise. I'd call a guest who was long time ago in the Ocean Beach Paradise and he told me that he is still dreaming and he plans to spend their 25 years aniversary this year in Paradise. This vacation rental property is perfect for vacation, family reunion, honeymoon, wedding. Guests can have a cook, let they hairs be braided. Large groups can have catering. Also small meals can be delivered. Beach chairs and beach umbrellas are for free. If you are able to interrupt the marvelous view from this Paradise Property your can visit also other beaches like Orient Beach (Baie Orientale), Pinel (Island), Tintamare (Island), Anse Marcel, Gran Case, Happy Bay, Friars Bay, Baie Rouge, Baie Lounge, Mullet Bay, Simpson Bay, Great Bay, Guana Bay. Ferries bring you the Anguilla (swim with the dolphins) and St. Barths. A sailing catamaran brings you to prickley pears. The ferry station for St. Barths is is Oyster Pond where the Caribbean Beach Paradise is located.

Beautiful view and location if you like Oyter Pond. Right next to the Westin, and very private. You must be prepared for a little rustic and no glitzy or even matching sheets... but the staff was very nice and we enjoyed the stay. Thank you

Owner response:These nice guests got the last available unit as everything else was booked. For this time frame I've got 100 times more inquiries than the available space. This is the most rented property in St. Maarten / St. Martin. The guests haven't got a chance to view all the other nice rooms of the villa as they have been occupied. And they haven't seen all the nice available sheets for each taste something. They mixed sheets from different rooms without asking as they liked to have more pillows than usual. It is true that the guests even have a lot of pricacy if they don't rent the whole villa. That means saving much and still having a private home. And in the Caribbean Beach Paradise at Dawn Beach they have much more and much faster service than in other villas.

My wife and I had the good fortune to stay at Ocean Beach Paradise for the week after Thanksgiving. While the villa can accommodate multiple individuals and/or families, we had the good fortune of having the property pretty much to ourselves. The villa, the view, the vacation were all GREAT! The villa is well appointed...marble baths, granite countertops, high quality appliances, tiled floors, comfortable bed, high-speed wireless internet and wide-screen TV...the owner is "on-site" just in case something goes wrong - he is genial and so helpful with anything we requested. We spent many sun-filled days lounging on the comfortable lounge chairs on the private pool deck, overlooking St. Barths and Dawn Beach. We breakfasted poolside, sipped cocktails and munched on hors d'oeurves of gouda, gruyere, pate, and roe once the sun went behind the mountains and only the cool tropical breezes remained. At night, it was a short walk on the beach to Daniel's by the Sea for dinner, and a walk in the other direction to the Westin for some gaming fun. This vacation villa has it all (including two friendly dogs who will loll with you poolside, or run the beach with you if you invite them to jog along). Whether you're in your 20's or your 70's, you will find great comfort, entertainment, and joy at Ocean Beach Paradise/Tropical Beach Paradise. I highly recommend this villa.

We spent a week at the end of October at the Tropical Beach Paradise and our stay was marvelous. Mr. Hans was a great host. He welcomed us with his special Aloes Vera cocktail and was discrete and helpful throughout our stay. The location and the view are unbeatable. This our first and for sure not last time in St Martin. We are a family of 3 but this villa could accommodate families or groups of 10-15 without any problems. We highly recommend this property. Note: a car is a must since Dawn Beach is a bit isolated and there is a lot to see in St Martin

We recently had the pleasure of staying at this villa on Dawn Beach and it was wonderful. I wanted to surprise my wife on our anniversary and she was. The view is breath taking and the best view on Dawn Beach. The villa had two pools and a hot tub, all of which were awesome. There are so many little touches I cannot list them all. My favorite was the led lighting on the pool deck it was spectacular. The owner Hans is a very nice man and very accommodating. He has two great dogs we fell in love with. I hope to bring a few couples back with us on our next trip. I would highly recommend this property!! JJ from New Jersey

Perfect Caribbean Vacation

My husband and I stayed at this beautiful villa on Dawn Beach in March. We had such a great time we decided to make a return visit in June. Our villa was perfect for what we were looking for: beach access, privacy and relaxation. It is close to several restaurant, and a couple within a short walk. A few nights we found it perfect to stay in a grill on the deck. We went to sleep every night to the sound of the waves. Hans is a perfect host, and makes you feel right at home. We definitely will be staying with him again - VERY SOON !! Please come explore St. Martin from this terrific place.

If you are fortunate enough to stay at Ocean Beach Paradise you will not be disappointed! I had the luxury of staying there in February and was very happy with everything that Hans has to offer... which is all the amemities one could want. My three girls and i were totally happy with the stay, the villa has everything from a beautiful beach to private pools to a hot tub. Hans (the owner) will make sure your stay is great as he is readily available anytime....I loved this place and would definitely recommend it to anyone wanting to visit St. Maarten.

Ocean Beach Paradise on Dawn Beach has it all; glorious beach sunrises, proximity to stores and restaurants, peaceful beauty and ample night life. It offers privacy when you need it and festivity when it's called for. Gardens are beautiful, pool is clean and owner is often on site to address any need. It is a perfect destination for large group celebrations, and offers an unforgettable setting on the world's best, and one of the most divese, islands.
