This lakeside Adirondack house is ten minutes from the southern portion of beautiful Lake Champlain, 30 miles from the summertime hot spot of Lake George, New York (Six Flags!), 30 miles from Ticonderoga and the Fort, 45 minutes from the Saratoga racetrack and casino, and an hour away from high-end outlet shopping in Manchester, Vermont. Ninety minutes north takes you to caving and rafting sites. There are nearby farm stands and apple orchards (for the fall). Located on the border of New York and Vermont, it is perfect for families, a romantic getaway, a girls' week away, ski bums, and fishermen (bring your own equipment).
TWENTY-NINE STEPS bring you down to the quiet, cozy lakefront home with a sizeable yard, nice-sized deck, three bedrooms (one queen, one full, three twins) and two baths. It is situated on a quiet, well-maintained road. Fish from the rowboat, canoe, pedal boat, kayak, or from the dock. The private lake has a picturesque mountain as a backdrop. (Sorry, no motorized boats are not allowed on this lake...).
Nearby towns play host to many events, such as Americade, the World's Largest Yard Sale, the Adirondack (hot air) Balloon Festival, weekly fireworks and boat cruises on Lake George, hiking, waterfalls, and much more!

WHAT ARE YOUR RATES?
June 28 through September 27: $1650 week, six-night minimum in high season
September 28 through June 27: $1000 week
Three-night minimum in off-season, no exceptions
Payment via credit cards and PayPal
$300 damage deposit to reserve.
*ALL MONIES ARE 100% REFUNDABLE if cancellation occurs at least two months before check-in date.
HOW DO WE GO ABOUT RENTING?
A deposit is made, a lease agreement is signed, then the balance is due two months before your arrival date. If your arrival date is within the two-month mark then payment is due in full at the time of renting.
HOW DO YOUR WEEKS RUN?
During the high season, we rent a six-night minimum; check-in is on Saturday at noon and check-out is Friday at noon. There is a three-night minimum in the spring and fall. Check-out times are strictly enforced ($50 per HALF HOUR late check-out fee) to allow time for repairs and housekeeping.
All reservations are first-come, first-served. Photo ID and signed lease agreement required. Final payments to be made two months before arrival date (or in full if closer than two months).
IS SMOKING ALLOWED? Smoking is only allowed outside. No smoking inside.
ARE PETS ALLOWED? NO pets are allowed. Please do not ask.
WHAT ARE THE CHECK-IN DAYS AND TIMES?
The stay is six nights and check-in is Saturday at noon and check-out is the following Friday at noon.
ARE THERE ANY OTHER COSTS BESIDES THE RENTAL FEE AND DEPOSIT?
No, there are no hidden charges. All taxes and housekeeping fees are included. A tip for the housekeeper is suggested. The only fee that might be incurred is if renters check out late but as long as everyone is considerate and check-out time is adhered to then everything will be fine.
IS THE HOUSE PRIVATE?
Yes, the house is very private. The lake only has 8 houses on it, and we are the very last house at the end with a row of large trees between us and the house next door. Click on the Video tab on the home page to see how quiet and private this property is. (Warning: You'll fall in love with it!...)
HOW MANY PEOPLE CAN STAY AT THE HOUSE?
This house has a capacity for up to a maximum of seven people, although we do have two cots if you have little ones...
WHAT IS YOUR CANCELLATION POLICY?
If you cancel up to two months before your arrival date, you will receive a 100% refund. If you cancel two months or less before your arrival date, the deposit will be returned and the rental fee will be forfeited.
CAN WE SWIM IN THE LAKE?
Yes! It's very clean. Bring your snorkel equipment! We have a dock, a canoe, a 'pedal' boat, a row boat, kayak, and life jackets for children (50-90 lbs.) and one life jacket for an infant, plus life jackets for adults.
HOW CLOSE IS THE WATER?
It is down the hill, which is good if you have small children because they can't wander right out the door and into the water. (Please note: the deck has locking gates to help keep smaller children safe. For example, a child in a walker.)
HOW DEEP IS THE WATER?
The water is 95' deep at its deepest. The water drops off at our property line but there is a small spot at the other end of the lake for wading if you have small children.
CAN WE FISH IN THE LAKE?
You may bring your own equipment and fish in the lake!
IS THERE A TELEPHONE?
Yes, there are five telephones in the house (one in each bedroom, one in the living room, and one in the kitchen) with UNLIMITED FREE CALLING WITHIN THE DOMESTIC U.S.
IS THERE INTERNET AT THE HOUSE?
There is Internet for laptops to hook up to.
IS THERE A TV?
While there is a 26' flat screen TV for DVD viewing ONLY, there is NO cable or TV service per se. Get back to the basics and unwind . . . playing darts, poker, board games, having drinks with friends, listening to music, canoeing, fishing, and roasting marshmallows around a crackling fire underneath a starry sky.
IS THERE A DISHWASHER, WASHER, DRYER?
There is a washer and a dryer on the main floor. There is no dishwasher.
HOW CLOSE ARE GROCERY STORES AND RESTAURANTS?
The closest town is about five miles away; there are several little towns in both New York and in around-the-corner Vermont. The house is in-between Granville, NY and Whitehall, NY.
HOW FAR IS IT FROM NEW YORK CITY?
It is a little over four hours by car, depending on the traffic, of course.
CAN WE VISIT MANHATTAN FROM HERE?
You can take the train from Whitehall (five miles from the house) directly to Penn (Pennsylvania) Station in Manhattan. Because of the train schedule, AN OVERNIGHT STAY IN MANHATTAN WOULD BE REQUIRED. Please check the Amtrak train schedule for times.
CAN WE BRING OUR PET?
I am sorry but we DO NOT allow pets because of child allergies. Please be considerate and don't ask us to make exceptions because we will not.

We stayed at this place for a week, 3 families. The house is perfectly located with its own dock and 3 private boats to choose from. There was a fishing equipment and everything you could imagine you will need to have fun with family and friends: Campfire spot, swings, areas around the house to rest and relax. The pond the definitely the highlight ! We spent most of the day on that pond. The view is amazing - you are surrounded by nature. The owner of the house is such a great person - she is very helpful and does everything she can to make sure we will have a great time. Will definitely come again.Recommended for: Sightseeing, adventure seekers, families with teenagers, romantic getaway, families with young children, girls getaway.

This is our second stay here and we enjoyed it and was even more appreciative the second time around. We celebrated my sister's birthday at Lake George. Went back a couple of times to visit Carole at Carole Antiques, Lunch at the tea house. We took advantage of the wonderful fishing every day and the beautiful sunsets. We visited the Fort and went to an original 50's restaurant there downtown enjoying the nostolgic display 1950 items and root beer float. We had breakfast at the sugar house. I can't say enough wonderful things about the owners who are generous and kind and truly vested in making sure that our stay was memorable and that we had what we needed. Everything was still impeccable and spotless. My boyfriend came from Canada and drove over 6 hours and said it would be worth driving 12 hours. My son loves this place as I do! Thank you Diane and Dominic for everything. It is refreshing to know that there still wonderful and honest trustworthy people! My boyfriend and I, along with another couple, stayed at this location for a long weekend and it was truly an amazing experience. The house has literally everything you could ever need (other than your own clothing)! Every drawer, light switch and appliance has some sort of direction given for how to use the item and Diane has put so much thought into making your experience the best it can be! We decided to take a drive and find things to do, without planning, and had a wonderful time! We came across a large gorgeous house on the hill, Skene Manor, and took a tour. They have a very affordable lunch and a very fun guided tour of the place! We also found a random apple orchard that offered apple wine tastings (yum!) and had the best apple cider donut I have ever tasted in my life haha! The house itself was the perfect setting for a relaxing and romantic weekend. We took the rowboat out in the gorgeous fall colors and caught fish during the day. We relaxed by the fire and drank some wine at night. The house is simply amazing and Diane was so responsive and supportive from our very first inquiry email! I highly recommend this location for any traveler!!! Enjoy your stay! My family of 3 generations gathered here and had a wonderful week of reconnecting. A swing set, for the young ones, a swinging bed outdoors (much nicer than a hammock,) for the grown-ups, al fresco eating, and of course the dock and lake with boats and fishing gear! The property offered anything and everything we needed, so that although there is so much to do in the area, we never left! Diane takes extra care with providing all one might want and need in this comfortably, and tastefully decorated house. Plus, the mattresses are just right for a good nights sleep. The house was so peaceful and quiet. We thought the lake would be cold since we went mid July but it was actually refreshing and warm. For the first time we caught fish, cleaned and cooked them. We did bring additional fishing poles and our own tackle box which we ended up needing ( plyers and a sharp knife to clean the fish) The picture on the website of the kitchen table says there is an additional 6 seater table and we did not come across that(unless it refers to the picnic table outside?) .At night we played some family games but I would suggest to bring your own as we found checkers, cards and backammond. We are a family of 5 and like to play things like yahtzee, scrabble and games that are 4 players or more. We took the kids to see a drive in movie about 20 mins away. This was a first for our kids as drive in movies are almost gone in NY. As previous stated in other reviews, Diane is very hospitable and caring.Recommended for: Adventure seekers, tourists without a car, age 55+, families with teenagers, romantic getaway, families with young children.
Owner response: The pliers are above the dryer, and Yahtzee, Scrabble, and an entire bingo set are underneath the TV, in the cabinet. There is a sharp knife in the utensil bucket by the stove, and the nearby six-seater table is the computer table with sides that pop out. There is a note in the drawer that tells how to use this table. We also love the drive-in movie and the peacefulness of the lake.

We have stayed in several houses in the Adirondacks and love the area. High on our list was access to good swimming for our two girls, aged 8 and 5 who just want to swim all day. But we also wanted to be in a region where we could visit nearby farms and be able to buy eggs, fruit and vegetables from local roadside stands. This house was perfect for all this. The girls would be in the lake all day, every day if we let them. They could also appreciate the local wildlife: a turtle, many fish, birds, fireflies and a baby chipmunk. The pedal-boat was great for them and all the life-jackets and everything was handily stored under seats built into the dock. So they could pretty much take that out themselves while we supervised without actually getting up to help. When we finally could drag them away from the water, there was plenty in the local area to visit and the suggestions in the literature left were all good. We bought local eggs, fruit, vegetables, meat and dairy and everyone we met was friendly and helpful. The house is really well stoked with all the cooking requirements and everything else you could need for a week: linen, towels, entertainment system. There are plenty of outside areas to eat it which we kind of moved around. The firepit was also nice for an evening of s'mores. The whole setting was just beautiful with forest across the lake and a wide variety of bird calls. The owner was very helpful and responsive. We didn't actually have any questions when we got there, all was well labelled and easy to use, but the preparation emails were quick and informative. Thanks for an all round wonderful and very relaxing holiday!Recommended for: Sightseeing, romantic getaway, families with young children, girls getaway.

Where do we begin??? This was the MOST wonderful vacation ever! The owners were absolutely amazing from my first email request for information. The home is beautiful and very quaint and they provided us with everything we needed from linens, to towels, toiletries, helpful hints on places to go, local travel guides, games, video's, fishing poles, I could go on and on. When we first entered the home we were surprised with a honeymoon gift and card, which we thought was very sweet! The owner emailed a couple times to make sure we had settled in okay and to see if we needed anything. The home is located in a secluded area with nature all around you, the lake is so peaceful and relaxing and it was great to have the row boat, canoe and paddle boat available to us, my husband and I also brought large blow up tubes and just coasted around the lake. There is also so much to do within about 30 miles, we drove into Lake George and went parasailing, rented a boat and shopped in all the cute stores. We also went into Bolton Landing and rented jet skiis at Chic's Marina and went to the Adirondack Extreme Adventure course. We dined at The Log Jam and Adirondack Pub and Brewery both in Lake George and The Barn in Pawlett, VT~ all were great! My husband and I can not wait to rent from Diane again. Thank you Diane for allowing us to have such beautiful memories of our honeymoon :) We can never thank you enough!Recommended for: Families with teenagers, romantic getaway, families with young children, girls getaway.

We are a newly married couple and spent one week in the house for our honeymoon trip. I would say this was a very sweet experience for both of us. Here are some notes I wrote down during the trip. "We tried the big bed swing and it was a quite unique experience." "We took many beautiful pictures around the house and I think it is better than to go to the photo studio! " "We went to Fair Haven this afternoon and got gas for our car. We bought some fruits and vegetables from the Shaw's." "We went to Carol's Collectibles & Antiques. We bought quite a few stuffs there. Thank you for your recommendation." "We also enjoyed a barbecue lunch at the house yesterday. We went to visit Vermont today." I came up with 4 of my buddies and we had a blast. So relaxing and this is what all of us needed. The house is awesome and grounds are great. Plenty of relaxing and having fun. Great for families, couples or friends like my group.. We are booking it again this week for some time in the Fall. In addition to house being left in tidy condition, you must also wash your dishes, remove your food from refrigerator (you may leave unopened food for the next guest if you like), and garbage placed in outdoor container for pick-up. Year Purchased: 2008
About the owner: I was a magazine editor in NYC and covered a story about the Trapp Family Lodge in Stowe, VT. Then I got a story covering the Six Flags Great Adventure in Lake George, NY. I fell in love with the entire Vermont/New York Adirondack area and started looking for a small vacation house. We found this place, which was pretty much destroyed (no pipes, broken windows, etc.), and we remodeled it. We love it here. It is located on the border of Vermont and New York.
