Since we remodeled this two bedroom one and a half bath duplex a few years ago we've had people from all over the US and half a dozen countries tell us that it is one of the nicest, most comfortable places they've ever lived. They appreciated the big things like the ocean and hillside views from the eight hundred square foot deck, the mature avocado trees, and the skylight in the dining room. They also appreciated all the little things like the heated tile floors in the bathrooms, the instant hot water for coffee and tea that is both softened and run through reverse osmosis to purify it. They liked the high speed internet and the cable TV/DVD with the surround sound system. Most of all though they told us they liked the quiet peaceful neighborhood and the ease of being able to move in and stay for as long as they wanted knowing that all they ever had to worry about is paying the rent and buying groceries. We take care of everything else.
One of our previous tenants called this place 'a perfect little nest' and it is a cozy, comfortable, private, very well designed and maintained property on the hillside. It's at the edge of the city overlooking the ocean in one direction and the hillsides in the other. Located on a quiet street five minutes drive to the beach, downtown, or the freeway.
French doors open from the master bedroom onto an eight hundred square foot deck. Start your day with breakfast under the skylight inside or al fresco under the gazebo. Spend your day at the beach or exploring downtown, or hike to the two trees you see from the deck. In the evening enjoy the sunset while listening to the coyotes howl from across the ravine in the avocado orchard or from the hillsides above you.
The property is beautifully landscaped. Mature avocado trees in the back yard and palms in the front and sides frame the house. Trumpet vines and jasmine climb fences and pergolas. The light here is amazing.
Inside its tile and hardwood floors throughout. Stainless steel appliances, corian counter tops, sky lights and solar tubes. The water is both softened and run through reverse osmosis filters. The TV has expanded cable and surround sound system. Paintings of Ventura by a local artist decorate the walls.
This 'nest' is a great place to recover, rejuvenate, and relax after a full day of fun in the southern California sun and its a great bargain at less than $100 a night.

Why the Owner Chose Ventura
I bought this duplex to live in one half and rent the other side out. I spent a couple of years building retaining walls, remodelling, and upgrading. Just as I finished I was offered a great job in my home town so I moved back home. I didn't want to sell this property though. The location is so great - on the hillside so its warmer than the beach during the daytime, it gets the cool ocean breeze at night, its close to downtown and the beach but its still very private and relaxing when you want some down time. It has views of the ocean below and open hillside above.
The Unique Benefits at this Deluxe Duplex
A few of our favorite things... coffee on the deck in the morning as the sun warms the hillside, walking up Hall canyon road - with or without dogs - and not having to think about traffic, walking along the hillsides admiring the beautiful homes and looking at the ocean, walking to Pete's for breakfast or Cafferdite for a latte, picking avocados off the trees in the back yard, seeing the trumpet vines and birds of paradise bloom all around us, listening to the coyotes at dusk.
A great place to start any day! Get there early on the weekends to avoid the wait.
The road is blocked off at the bottom so there is no traffic. Its a great place to walk you dog or just get out for a stroll. A scond gate about a quarter of mile up is where you'll have to stop.
Go for leasurely walk along the winding hillside roads. From here you can get downtown, to the pier, or the beach.
For a couple of hours every day this is a great place to take your dog. Check with the city to find out current hours.
