The villa is ideally located just 2km from the small village of Sarteano where you will find excellent restaurants, groceries, banks and quaint shops, and just 15 minutes from Chiusi and the train station and entrance to the Autostrada. With Rome, Florence and Siena just over an hour away by car or train, and many smaller destinations equally accessible, the villa provides an excellent home base for visiting most destinations in both Tuscany and Umbria in day trips.
With 5+ bedrooms and 5 baths encompassing two levels, Villa Fiorenza provides a large living space to give everyone as much or as little privacy as they desire. The first level features a generous bedroom with king bed and private ensuite bath with a small sitting/TV room. This is an excellent choice for those who prefer not to climb stairs or those who prefer a greater level of privacy.
The first floor also boasts an enormous living room with dining table for 12+ and a large fireplace with benches inside for warming your feet on cool days. There is also a sitting room with a sleeper sofa and an adjacent bath and laundry facilities. On the second level there is a second, smaller living room with a sofa, several comfy chairs and a fireplace. There is also a second dining table, a large cooks kitchen with a double sink, 5 burner range, oven, dishwasher, microwave, full size refrigerator and a fireplace equipped for grilling.
There are 4 bedrooms and 3 baths on this level; two of the bedrooms have modern ceramic tile baths ensuite and two bedrooms share a large bath tile bath with tub. The master bedroom features a beautiful canopied bed and cozy fireplace. All of the bathrooms have hairdryers and makeup mirrors.
Steps from the front door is a large, beautiful swimming pool situated on the property to provide maximum sun exposure and striking panoramic views of the surrounding countryside. Adjacent to the pool is a rose covered pergola with an enormous marble table BBQ Grill and outdoor kitchen – perfect for cooking and dining al fresco on warm summer nights.
For those who want to do some exploring, there are several hiking treks nearby with beautiful scenery and access to a small (unoccupied) convent dating back to 1264, once the home of St Francis of Assisi.
