Tulum villa description
STONE TREE is the FIRST Vacation Rental in 'Old Town' Tulum, located in the original Maya neighborhood. It is enclosed by 15' stone walls surrounding a tropical garden, pool, main house and a cottage. It is a private property. 25 Years ago, when the local master Mayan builders began building my houses, Tulum was a tiny village of 500 Maya and STONE TREE was the last property in the village, surrounded by jungle on 3 sides. The houses are stone-built and the windows and doors are made from the finest local hardwoods.
STONE TREE has been a site for weddings, family reunions, honeymoons and single travelers. It has always been a great pleasure of me when I am in Tulum to meet the guests. They come from all walks of life and ages and from all over the world; backpackers, doctors, farmers, filmmakers, divers, anthropologists, teachers, cooks….the list goes on and on!
The STONE TREE MAIN HOUSE has 3 bedrooms, 2 bathrooms, a kitchen/living area, 2 upstairs terraces and a roof deck. It is ideal for a family or group of friends. It will sleep from 6 to 9 people. If you are a larger group, you can rent the Main House together with one or both of the Cottage units to accommodate a maximum of 14 people. The Cottage is separate from the Main House and has 2 Studio apartments., each w/full service Kitchens, walk-in closets, bathrooms & roof deck. COTTAGE BAJA Sleeps 3 and COTTAGE ALTA Sleeps 2.
All windows and doors on both houses are screened so mosquito nets are not needed. The thick stone walls, many large windows, and high ceilings provide excellent ventilation. We have never had a speck of mold. I give all confirmed guests 10 pages of my TIPS based on my 25 years in Tulum. Also included in the rental rate are Housecleaning after 3rd night, Cable TV, Wifi, All linens, beach towels & umbrellas. The Main House has air conditioners in each of the 3 bedrooms. You probably will have no need of using A/C. My houses remain very cool even in the warmer months. If you do need it, it is there for your use for an extra charge of $7.Usd per A/C per night.
The Main House is private from the Cottage. You can enjoy your privacy or mingle w/other guests as you wish. The pool and front patio area are shared with other guests along with an outdoor shower for de-sanding after beach excursions.
STONE TREE’S location is central yet secluded. It is 1 blocks from where the jungle begins, separating the town from the beaches and. 3 blocks from the main bus terminal, bike rentals, taxis, shops, restaurants, cultural center and main town plaza. It is 10 blocks to a lovely bike path leading to the beaches, a 20 min. bike ride or 5-10 min. drive by car to the Beaches and the Tulum Ruins. I highly recommend walking about town in the evenings. I love the neighborhood. Where else can you go where you might pad outside the gate and see an elephant and camel being led down the road announcing the circus has come to town? There are all sorts of street venders selling from their tri-cycles. You could never leave the neighborhood and have the freshest of vegies, fruits, honey, spices, etc...or walk a few blocks to the Cultural Center and find a world famous opera singer performing in the outdoor theater at no charge. Or you want a beer, some ice, chips, walk across the street to the little in-house store to get them and head for the beach! The 15 foot walls surrounding the property create a very safe and private garden to return to after excursions.
My Manager, Soco is an excellent chef. She will prepare in-house, or deliver, meals to you on order for aprox $6. pp per meal, from Mole to Pre-Hispanic vegetarian dishes. She is a Mexican grandmother and also will babysit for added charge. We have an excellent Maya Massage person who will come to the house and give you a 1 Hr. Massage for $35.Usd. I continue to go back and forth to Tulum from Calif. My Manager Soco cares for guests very well. They love her. I am prompt in answering emails and phone calls if guests have any particular questions before or during their stay.

Unforgettable holiday in the tropics of Tulum!
Unforgettable holiday in the tropics of Tulum!
My family of 11 ranging in age from 1 to 75, stayed at Stone Tree for 1 week and we had the time of our lives. We absolutely loved the house and the two studios. They fit our family's needs well. The house is large, the bedrooms roomy, and the kitchen fully equipped. The beauty of the house and gardens exceeded our expectations. We enjoyed a lot the location as it is in a real neighborhood so we felt we had an authentic experience of Mexico. We will never be able to say enough about Socorro, the manager, as she was available daily for questions, concerns and suggestions. She went completely out of her way regarding my one year old granddaughter as she was ill and so she took us to a pediatrician and stayed with us from seeing the doctor to picking up her medicine at the farmacia. And this was after she worked all day in her restaurant. We are already planning the next vacation to Tulum and would stay at Stone Tree again. You can call me or write me anytime if you want to know anything else about the house.

New Years 2008
Thank you for renting us your beautiful house in Tulum! It was the perfect way to ring in the New Year! We noticed on the day of the 31st that the neighbors had started to set out stuffed men on the street. We made our own stuffed man (stuffed with balloons)and set him out. We then discovered that they were meant to be burned, and furthermore had firecrackers embedded in the stuffing! We had such a great time wandering around the neighborhoods at midnight amid all the burning men and wishing everyone feliz ano nuevo! Everyone we met in Tulum was SO nice and helpful--Soco was amazing--gave us much advice, helped arrange for two friends whose luggage had been lost by the airline to have their bags delivered directly to the house, and did such a beautiful job tidying up after us and she even made us a flan for our last night. We went swimming with turtles in Akumal, to the secret beach you recommended (everyone's favorite), snorkeling in the Grand Ceynote, to Coba and the Tulum ruins, and best of all, just relaxing in hammocks and cookiong delicious dinners at the houses. Everyone loved your place so much. It was the perfect spot to return to at the end of each day's adventure. Thank you for all your helpful advice and tips and for being so responsive to all of our many emails.

In the heart of Tulum!
In the heart of Tulum!
We have just returned home after a week's stay in the lovely Alta Cottage and could not have had a better time! Donna was a wonderful host and guide, sharing her list of places to visit which became the framework for our trip, and even taking us to her private beach! Soco provided 2 amazingly delicious meals for us, one when we arrived tired and hungry. The cottage was charming, clean and so close to the downtown activity which we loved ~ every night we strolled downtown to a different restaurant, enjoyed the carnavale going on, and just people watching from the sidewalk cafes. The beach was a quick drive from the house also . . . . all in all, an A +! We'll definitely be back.

Lovely Cottage in Tulum
Lovely Cottage in Tulum
My husband and I spent eight nights in Alta Cottage. Everything was perfect for us. The views into the courtyard and off the rooftop were especially charming. It was great to have the convenience of walking to restaurants, shops and the central plaza. We enjoyed spending relaxing time at the beach with Donna who was great at providing good tips for day trips. The cottage was clean and even the small kitchen had everything we needed to cook in. Thanks Donna...we'll be back.

My family and I have stayed at Donna's house during 7 nights in July 2011. We were 11 persons and we rent the big house + the 2 small independant rooms. We inmediatly loved the place, it's quiet, charming, secure and Socoro gives an excellent extra service (she cooks great, she delivered us some quesadillas and we went to her resturant too). We highly recommend this place.

Tulum in-town accommodations
Tulum in-town accommodations
The room is comfortable and cozy.Everything was in working order. I would add a microwave to expand food preparation options. I would also suggest to the owner to include the available (already existing) WiFi in the published rate. The additional $15.00 for the use of WiFi makes the room a bit expensive when compared to other similar places in Tulum. I was fortunate to have the owner on the premises while I was there as she provided a great source of information about Tulum and the area in general. The place is a good choice for a person who seek peace and quiet in a safe and convenient setting in Tulum. It is NOT close to the beach. One will need transportation to get to the beaches.

Owner response: I differ with David's remarks that the room is a "bit expensive". The going rates for rooms only in Tulum are the same as what DC paid for the Cottage Unit he rented including the added charge for wifi access in the unit and my cottage units are not "rooms only" but include full service kitchens with stove frig etc. and are air conditioned. The beaches are 2 miles from the house. Most guests rent cars but like DC, a few do not. Taxi's - to and from the beaches, if you go every day amount to about the same as a car rental, if your-to and from-Cancun airport is factored in. There is a bike path to the beaches and bikes or scooters can be rented. Owner of Stone Tree Little Ceynot
Beautiful and Very Relaxing
Beautiful and Very Relaxing
Stone Tree is a beautiful and very relaxing environment. The grounds are landscaped to perfection with local flora and the house is very comfortable. The moment you walk into the house, you feel relaxed and "at home." We rented Stone Tree along with another family and everyone had plenty of room and slept very comfortably. The house had everything we needed...including air conditioning which is a huge bonus in the hotter months of the year. The house is centrally located in Tulum and close distance to the main strip and the beaches. Another great benefit was the professional, yet easy going demeanor of the owner. She was very pleasant to work with, responded almost immediately to our emails, and provided an incredibly detailed overview of all the places to see and things to do in Tulum. I highly recommend Stone Tree!

About the owner: I was between jobs and in the throes of a divorce when one evening a lifelong friend, a school teacher phoned. She said she was pouring over a map and had an idea. She wanted me to go with her to Tulum in Quintana Roo, Mexico and stay for a month, with our children. She said that there was the thinest line of a road on the map she was looking at but it looked like an interesting location alongside the carribean sea and there were Maya ruins nearby to explore. She was so insistent and I was too tired to protest so I agreed to go to this off the beaten path place in Mexico. We arrived and it began to look very sketchy that we would find a place to stay. The children were getting antsy and the road was barely a road. There were only 3 resorts on the beach and they were pretty much abandoned and nowhere to stay in town. but we found one abandoned resort on the beach and the owner agreed to rent to us a cabana with a bathroom and we cooked for our kids in their kitchen. We were the only tourists. We returned our rental car to Cancun the next day and spent an idyllic month there on the beach with our children. This is how I discovered Tulum. We would hitch rides into town for supplies w/the occasional vehicle that passed by where we were staying. One woman in town had a refrigerator and she sold ice cubes by the cube. This was quite a treat! We would sit on the benches by the Maya church, each enjoying our one ice cube before it melted. I found myself returning to Tulum and on about my 3rd trip there, a local Maya friend convinced me I should purchase a part of his property in town. Another Maya friend offered to sell me a beach property. I opted for town and have never regretted it. I go to beaches often and love visiting ruins but Tulum has become my community. I spend about 1/3rd of every year there and the rest of the time in my home in Marin County, Calif., USA
Why the Owner Chose Tulum:
History: “ Stone Tree” is the first vacation rental in Tulum. It is located in Tulum Pueblo, in the original Maya neighborhood, a land the Chan Santa Cruz Maya have inhabited for centuries. Tulum being one of 5 villages of this ancient indigenous people. They are the only people on this continent that were never conquered. They remained an independent territory up until they willingly joined Mexico in the 1960's. Quintana Roo became the last United State of Mexico. Tulum had 500 inhabitants when I arrived 25 years ago.
The Unique Benefits at this Villa:
As a guest of mine, I can arrange for you to go to my favorite beach. It is undeveloped and gated. Staying in town has many advantages. Easy access to town activities. Few tourists that stay on the beach are ever aware of the wonderful activities and events that take place in town. Tulum comes alive in the evenings. Being able to pad out the gate and choose which wonderful restaurant to go to is wonderful.... Having, 24 hour electricity, no sand in the beds...and still if you want to explore many ruins nearby, dive ceynotes, kite surf or beach comb by day, it's a short distance to reach them so for me Stone Tree provides the very best of both worlds. Also, everything is far cheaper in town.
