Why the Owner Chose Simpson Bay
The ocean home is what I call my "warm house". I live in the US and it is very cold in the winter. I wanted a sunny, peaceful private home to relax at and enjoy the quietness of the world. Located on this penninsula, close to ammendites alllows me to do just that.
The Unique Benefits of this House
Sitting on the deck watching the sun come up in the morning over the mountains, the cruise ships passing and going into port on the other side of the island. Evening I can turn my chair around and watch the sunset.

This is our 5th trip to island so we are familiar with rentals and expectations of island. The pool and view were wonderful both day and night –there was a nice breeze out side all but one day of our stay. This is a great location ! you walk down 36 steps--- a couple of blocks from the home ------and you are on Simpson Beach the nicest beach on island ---- simply wonderful Note ONLY the bedrooms have air-conditioning. There are many windows that could provide a nice breeze but the window stops that are installed prevented opening them very wide... therefore the living area was not as cool as it could be . This property is very secure. This rental is not suitable for children as the pool is quite deep with no ladder or exit on the deepest end and water levels are not marked. There is no rescue rope provided. It is a very nice pool otherwise, very nice and clean pool The interior of home could use some updates as all of the sofas are quite worn. The pictures on web page show the sofas in nice condition , and not worn . not very accurate There is no dishwasher in this home . I probably would not recommend the home to friends or family.
Owner response:The house has not been listed as completely airconditioned, only the bedrooms.The home is located on a penninsula and guests usually complain that it is too breezy. The living room furniture was sent for recovering last week. The diswasher was removed after a guest jammed something into it and it overflowed into the house. Management suggested we remove it. Glad you enjoyed yourself.

Hi Linda, Just wanted to tell you we had a wonderful vacation at Breezy Point! We visited several beaches, and did the Zip Line and a dinner cruise on the Tango, but it was nice to be able to hang out and relax at the pool too, especially on our last day there. And the villa was so tastefully decorated, well stocked kitchen etc. We have a rental cottage on Keuka, one of the Fingerlakes, and we try to have all the things you need there too, just as if one were at home. So nice to have what you need at hand, when you need it. I borrowed one of your paperbacks...do you want me to maill it to you or perhaps another one you haven't read yet? Included are just a few pictures Doug took at the villa. We saw a lot of iguanas several years ago when we were in St. Thomas, but never had one come at us, as the one who you see with his front feet on the wall. Guess he felt a little threatened; after that day we didn't see him again! Thanks, Darla Bugner

This was the best vacation I ever had. What a peaceful spot. You never have to leave the house as the view is incedible from the deck and pool. The mountains in the morning with the sun rising are unspeakable. You can watch the cruise ships in the morning coming around the island and at nite leaving at sunset.
