  If you are on a budget...This is the best deal on/off the beach! We enjoyed a week here and had loads of fun. The walk to the beach is not far at all and our children(2yrs-8yrs) were fine walking it. Thanks for allowing us the chance to have a great vacation at a very reasonable price! We hope to be back soon.

Cancellation policy:

TERMS & CONDITIONS CHECK IN INSTRUCTIONS: For your convenience, you will go directly to your reserved unit when you arrive. Check-in is 4 p.m. on the day of Arrival. Please use the four digit number code given to you to access the key inside the lockbox at or next to the front door. Arrangements will need to be made for early or late check-ins. Early arrivals will be accommodated whenever possible. CHECK OUT INSTRUCTIONS: Check-out is by 11a.m. on the day of departure. The agency will not be responsible for items left or lost in the unit after check-out. Items remaining may be returned to the guest at their expense or disposed of, at the discretion of SPI Retama Beach House Rentals (SPIRBHR) /Affordable Island Beach Rentals (AIBR). RESERVATIONS: A $500 deposit is due at time of reservation. All reservations must be paid in full 30 days before arrival and will be automatically charged to your charge card unless paid in full at time of booking. Rental rates will include rate quoted, local & state taxes (14.5%), and additional fees (i.e., Housekeeping, fees, Security/Damage Deposit, etc.). All reservations require a rental agreement, a valid credit card plus a current driver’s license for identification purposes. MINIMUM STAY: Rental rates are based on a 3 night minimum stay. SECURITY/DAMAGE DEPOSIT: All confirmed reservations will require a fully refundable security/ damage deposit of $200 with the exception of Spring Break. Spring break security damage deposit will be $400. The Security Deposit will be returned within 4 weeks after your departure. You are not limited to damages in the amount of the security deposit. There will be no refunds if these conditions are broken, no matter the circumstances. If damages exceed your security deposit, the guest will be liable for any charges in excess of the security deposit. SMOKING: All of our properties are designated as NON-SMOKING! However, if you do have a guest that must smoke, please do so in the patio areas. If the smell of smoke is detected upon inspection, this will cause a forfeiture of the damage deposit. OCCUPANCY: All occupants must be registered guests. The unit is set up to accommodate a limited number of persons. Only the names listed as registered guests are allowed in or at the unit at all times. Only the vehicles listed are allowed at the unit. If you have friends or family visiting in excess of the allowed number of persons, they need to secure their own accommodations. The fine for exceeding occupancy is $500. GUESTS: Your reservation is confirmed for the number of guests listed. Your reservation is subject to immediate eviction or additional charge if you have more guests than the property allows. The registered guest must ensure that children are supervised at all times. It is the policy of the company that all children under the age of 18 years are not left in rental accommodations unsupervised during the rental period. The registered guest will be responsible for the actions of any family or guests you permit into the property. CANCELLATIONS: Cancellations will be accepted up to 46 days before your stay. If you decide to cancel your reservation, your deposit will be returned to you, less an office charge of 10% of the total rental amount. Cancellations will not be accepted within 45 days of your reserved dates. Final payment is due and payable; this includes, but is not limited to as a result of a hurricane evacuation. No refunds will be made for early departures. TRIP CANCELLATION INSURANCE: We strongly recommend you consider trip cancellation insurance to protect your vacation investment. Please click on the link to purchase travel insurance from the website at http://www.squaremouth.com. This will allow you to get quotes from many companies and to purchase travel insurance. This will be your sole remedy in the event of unforeseen circumstances. REFUNDS: There will be no refunds unless at the time the tenant is to begin occupancy, the property is uninhabitable and no substitute can be found. The malfunction of equipment including but not limited to air conditioning, TV, appliances, power outages and telephone service will not automatically render the property unfit and uninhabitable. No amenities are guaranteed. Every effort will be made to ensure that all equipment is in working order. Please report any inoperative equipment to our office promptly. Owner's representatives may enter property at reasonable hours to perform maintenance. PETS: PETS ARE NOT ALLOWED. Exceptions may be considered at owner’s discretion and a pet deposit of $60 may apply. Please call or email. HOUSEKEEPING: A charge of up to $65 per unit is added to your stay to offset normal cleaning expenses to clean the unit after you've departed. Daily housekeeping services are not included in your rental rate. LOST OR STOLEN: The Company does not accept liability for lost or stolen personal belongings of the guest from the property during their rental period. In the event that items of the guest are lost or stolen, the guest is advised to notify the appropriate law enforcement agency of the lost or stolen items. EXCESSIVE CLEANING: If the property is left unusually dirty after departure, an excessive cleaning fee will be deducted from the security deposit. The additional fee will be charged at the rate of $30.00 per hour. FURNISHINGS: Most homes are used frequently by their individual owners. They are, therefore, “fully equipped” to each individual owners taste. Often the owner will leave personal items in a locked closet. We ask that you respect their personal space. LINENS & COOKING UTENSILS are provided in all our properties. Guests will be responsible for providing paper products and soap supplies for their stay. TOWELS: Towels provided in the properties are not to be used as beach towels or for cleaning up messes. Guests must provide their own beach towels. WHAT TO BRING: The unit is supplied with bed linens and bath towels for the number of occupants allowed per unit. The kitchen is supplied with pots/pans dishes silverware, a coffee maker, toaster, microwave oven, full-size stove and refrigerator. You will want to bring your beach towels, toiletries, paper goods, garbage bags, soaps (all consumable and disposable items you will use). A DVD and VCR player are supplied in the unit as well as a connection for video game players you may choose to bring. GRILLING: Tenant/Guest is advised that grilling on wooden decks is not allowed under any circumstances. You are welcome to bring a grill, please use driveway or other safe surface. TENNANT ALSO AGREES: I agree that my liability for the charges is not waived and agree to be held personally liable in the event that the indicated person, company or association fails to pay part or any of the full amount of such charges and that any outstanding balance due may be charged to my credit card. I agree to pay for any damages to the beach house or missing items, which are a result of my actions or the actions of one of my guests. Management may enter suite without notice for inspection, repairs or to prevent damages to the property. I agree to return my suite and all contents to SPI Retama Beach House/AIBR owners in the same condition as when rented. This property is privately owned and management reserves the right to refuse service to anyone, and will not be responsible for accidents or injury of guests or for the loss of money, jewelry or valuables of any kind. SPI Retama Beach House/AIBR owners are not responsible for damage to guest's valuables or automobiles. Illegal substances and firearms are not allowed on the property. ALL OCCUPANTS MUST BE REGISTERED GUESTS. Three Bedroom Unit - Limit 7 people and 2 cars. Please email or call for exceptions Two Bedroom Unit - Limit 6 people and 2 cars. Please email or call for exceptions I HAVE READ, understand, and agree to abide by these terms. I understand that violating these rules may result in eviction with no refund. I understand the cost of extraordinary cleaning, excessive garbage removal, missing items may be charged to my credit card and hereby authorize SPI Retama Beach House Rentals /Affordable Island Beach Rentals to bill by credit card up to $300 for such charges ($500 where pets are involved). I understand that my rental expires at 11:00 am and I will check out, remove all my possessions and vacate the premises prior to that time unless specific permission is obtained from SPI Retama Beach House Rentals/Affordable Island Beach Rentals. I understand that if I leave early for any reason or am evicted, I am NOT entitled to a refund.
