I live in Seattle but took a group here on an overnight retreat in January - it was easy to get away from it all while still being close to home. The view and atmosphere on the lake are lovely, the house was very clean and the owner was easy to work with - we even had some lovely homemade cookies waiting for us on arrival.

We just had a perfect Thanksgiving at the Villa! The house is spectacular, with an open floor plan, luxurious accomodations, a gourmet kitchen, lovely views, and a layout that is so amenable to family gatherings! The house is sparkling clean. Cheryl was extremely helpful and friendly. We'd recommend this to anyone!

My whole family came up to Seattle to celebrate a birthday. We stayed at the Italian Villa for the location, size and price of the home. We could not have been happier with our stay. The comfort of the house and massive size made everybody feel very comfortable. The kitchen and den were great to have everybody hang out and talk and eat. The view off the back of the house was something to look forward to every morning. We truly were blown away with this house and would love to stay here again in the future.

We enjoyed a fabulous week at the villa, celebrating our daughter's college graduation and a family reunion. We had several folks flying in to SeaTac airport at various times; it was very easy and quick access to pick them up. The house was just a special as it appeared in the photos. We found the house was clean and well equipped, if we needed anything Cheryl was right there to fill the request and meet our every need. We ranged in age from eight weeks old to eighty and all were comfortable and content! We went in to the city to enjoy the many attractions and for the celebrations we had delightful days enjoying the house, the yard, the dock, and the beautiful views and breezes from the verandas. Our guests were so impressed and we certainly would recommend this property to our friends and relatives. We will plan to come back to this lovely place again with our adult children and their families.

Wow, the pictures of the Italian Villa do not do the property justice. The place is beautiful. Myself and 5 close friends rented the Villa for a long weekend stay and couldn't have been more pleased. The Villa has 3 large bedrooms all overlooking the lake and 2 other secluded and quite bedrooms towards the front of the house. The bedrooms are far enough away from the action downstairs that one can easily sleep while the visiting continues downstairs. The main floor is perfect for entertaining. The kitchen, living room and dining room are essentially one giant room so that the chef is always able to take part in the conversation. The best part is that you can open the floor to ceiling glass doors so that you're basically on the water. The place was incredibly clean when we arrived and every detail was looked after by Cheryl, who was wonderful to deal with and incredibly good natured about all of our questions prior to arrival. The property is a little off the beaten path, but exactly what we were looking for as we wanted a home base from which to do wine touring in Woodinville. I would recommend the property to anyone who is looking for a place to stay in the Seattle area and wants the kind of cozy lived-in atmosphere where lots of visiting and catching up can take place. Our group will undoubtedly be back next year for a replay of our first annual Mancation. Who knows, we might even be tempted to do the trip with our wives next time. Thanks to Cheryl for making our trip perfect.

My family thoroughly enjoyed our stay at the Villa on Lake Washington. The view is just stunning and the house was just beautiful. Love love love the shower in the master bath! The kitchen is a cooks dream and was very well stocked with anything we could have needed. My favorite part of the day was waking up and watching the sun rise over the lake as I enjoyed my morning coffee on the fabulous lakeside porch. Cheryl was so easy to deal with and was very helpful. We hope to make this an annual event!

Such a magnificient view; room and amenities to satisfy diverse family needs; and a central living area to gather everyone together while participating in varied activities ! We thoroughly enjoyed the Villa but wished the outside temps had been warmer so we could have also enjoyed the grounds more.

The Italian Villa was a great place to gather for mini-reunion with friends with young kids. There were 5 families getting together - 10 adults plus 4 kids under the age of 2. We were looking for a place close to the SeaTac airport since we were all flying in from all over the country, that could accommodate all of us. The house is less than 15 min from the airport without traffic. The house was sparkling clean, had plenty of common space to hang out so that it didn't feel crowded at all, and was child-proofed enough so that we didn't have to rearrange anything to keep the little ones safe (or prevent them from breaking anything or falling off the balconies). The first floor has an open kitchen, dining, and living room area. The bedrooms are all upstairs, and decently quiet so when we put the kids to bed upstairs, the adults were able to hang out downstairs and we could talk in a normal voice without waking them up. The kitchen and outside grill were fabulous so we could easily cook our meals and sit down and eat together. We also did take-out from a nearby restaurant (Lakeside Bistro) for an easy and delicious meal since we were tired from traveling. The lakeside view is gorgeous and the balconies are great for sitting outside. The house is along a busy street, so it was hard to go for a walk right along the main road. But if you cross the street and go up one of the side streets on the hill, it's good for running / strolling / walking with clean air and good views of Lake Washington. I highly recommend staying there for a large group.

Beautiful home with great views of Lake Washington. All information was accurate and the house is more stunning than the pictures show. Very clean. Owners are very personable and accomodating. We used the property as base camp for a business trip and it worked perfectly. We will be back.

Fortunate for my entire extended family of 10+ to have our reunion at this lake front property, despite the unusually freezing snowy weather in Seattle. The property is very well maintained with a ton of comfortable amenities... we loved the fire places and the heated bathroom floor... the huge fridge, large number of utensils and user-friendly stove etc. We ate out a lot but breakfast at home with everyone aorund the table was priceless. The lighting and video/audio system was state-of-art... and sometime a bit cumbersome to operate. Would be helpful to have written instructions. Thankfully the landlord can be of immediate help when called upon. We shall definitely come back again next time in Seattle -- next time in the summer time hopefully...

Our family's decision to stay at the Villa during the Thanksgiving Holidays was a remarkable choice. The home was beautifully appointed, impeccably clean and state of the art with computerized lighting, sound and entertainment systems. It is also located right on the lakefront of fabulous Lake Washington. There are decks on both levels and veiws of the lake from every room in the house. The kitchen has every possible appliance and was perfect for our family as both of my daughters are Chefs. There are four full bathrooms upstairs which is wondeful when traveling with a large family as we do and the hard wood and heated marble floors added to the feeling of being pampered. You actually feel like you are in an Italian villa on the Riviera. Besides all of these physical advantages, the added highlight to our stay were the owners Cheryl and her fiancee. They are both the sweetest people you would ever want to meet. Very gracious and accommodating in every moment, we felt totally at home. Adding two days of snow to this holiday, made our vacation at the villa a very mystical and magical experience . Our family would definitely stay at the villa again without a second thought.

I had my wedding here and it was amazing! Beautiful, elegant setting with so many great backdrops for pictures - the water, the piano, the winding staircase. . . Even better is being able to stay in the master suite afterwards with jetted tub, huge shower, walk-in closet and balcony. I don't doubt that we will be renting out The Villa again in our future, whether for an anniversary party or just for our own personal enjoyment. My husband and I will forever treasure the fond memories created here.

We were lucky enough to be able to rent this extraordinary property for the weekend for our wedding and reception. It was an absolute dream come true and a truly amazing stay! What a wonderful home and what a wonderful landlord! We've rented homes for vacations for several years now and this one was by far the gold standard. The house is VERY luxurious and clean. Beyond all the other necessities, the kitchen is equipped with a wine cooler and espresso machine and two waching machines wihich make things very convneient when you have a large group. The piano is a special touch as is the home theater. The sleeping accomodations are well thought out for a large group and the linen was clean and crisp. And the location is unparalleled. Right on the shores of the lake, the large balcony was just a joy and the private dock was very handy for jet skis! The best part of course was the landlady. She was amazingly gracious - she was awake late just so we could get into the home properly and showed up the next morning with a bouquet of flowers to welcome us. She helped us with all sorts of questions we had about Seattle and by the time if was time to leave, we felt like we had made a friend. This home is worth every penny. If its available for your dates, you'd be crazy not to pick it up rightaway!

Views are magnificent. Very spacious. Perfect for our whole family to get together. Pictures don't do it justice. Loved the player piano, fountain, gourmet kitchen, and detail throughout. Never saw such a fireworks display on the 4th of July as there. Panoramic and magnificent. We made the right choice.

WE recently had 4 couples traveling to Seattle for a wedding. Our first visit to the Italian Villa was better than we could have wished for. WE had a spectacular trip-with the villa being the brightest point. It was better than the description, with Lake Washington lapping at the the rear yard. Close to the Airport and a short drive to Downtown made getting around simple. The owner was a delight to work with---no complaints. Can't wait to get back to Seattle to spend some more time in the Villa.

We rented the house as we had a lot of folks coming in from out of town, it slept 8 people perfectly. The kitchen is wonderful and well stocked with misc items, as is the outdoor BBQ . The large living room/media room was perfect for everyone to hang out in. Being right on the water also gives wonderful views and is very relaxing. We could tell the owners took very good care of the house and would recommend it to anyone else who has a large group.
