Welcome to Delta Dunes (formerly Gulf Coast Nights) – our lovely Florida beach house in the family friendly Gulf Trace Community. We bought this home in 2008, so our family could enjoy this spectacular area.
Gulf Trace is a wonderful, private beachside community south of Hwy 30A and surrounded by a State Park. It's only a few minutes from Grayton Beach and Seaside. There are no condos, big crowds or busy streets, but plenty of white sand, walking and bicycle paths and emerald Gulf water.
Delta Dunes is a beautifully furnished, four bedroom/four bath home with Gulf views and well-landscaped private outdoor pool. It’s a short, 90 second walk to the private beach access. You can enjoy early mornings and sunsets in our open-air tower – terrific views of the water to go with the refreshing Gulf breeze.
The home has high ceilings and large windows throughout and boasts a large great room/dining/kitchen on the second floor with a cathedral ceiling and French doors opening to an outdoor deck. It makes for a natural gathering place and offers large TV, DVD player, music and a deck with Gulf views and gas grill.
There are three bedrooms and three baths on the first level. The bunkroom has two bunk beds and is designed to sleep five children. There is also a king bedroom and the third bedroom has two queen beds. The fourth bedroom is upstairs with a king bed and private bath and is off the great room. Each bedroom has cable TV and a DVD player.
The feature that helps set our home apart from many others is our pool and patio area. The pool is hidden amongst plant life, including palms and oaks and is also enclosed by a wooden fence. It’s also a nice size (34’x18’) and enjoys plenty of lounging area in and out of the sun. The pool may be heated for a $20/day fee. In addition, there is an outdoor ping pong table and a hot/cold shower by the pool.
The home was built in 2003 and is in excellent condition. There is parking for four cars. This is a non-smoking home and pets are not allowed. Wireless Internet is available throughout the house. Maximum capacity is 13 people (15 with sleeper sofa).
I know location is a key factor in renting a vacation home. That's why we have a map on this site, so you can see exactly where our house is located. If you use the map's "satellite" feature and zoom in, the map will allow you to see the houses in the neighborhood, the street and get a feel for beach access. There is private beach access that is approximately a 90 second walk from our house. There are only a few steps at the beach access, so no steep climb to and from the beach. I hope this helps you better understand our location and our great neighborhood.

Gulf Trace, 1/3 mile west of Grayton Beach, is really private and close to the beach. No big crowds and surrounded by a state park. It's also close to Destin and Seaside.

The pool and tower are memorable. And Gulf Trace is an ideal neighborhood for a family beach vacation - quiet, slow traffic and short walk to the beach.
Popular Local and Tourist Restaurant in Grayton Beach - great music, consistently good food and reasonable prices. Lines can be long, though. As an option, we occasionally get take-out there and that only takes 15 minutes at most.
Famous and lovely beachside development on Hwy 30-A and about 2.5 miles from our house. Good shopping and restaurants. Big teen hang out in the evenings.

There is no better house in Gulf Trace than Delta Dunes (especially for the money). We have stayed in this house 4 or 5 times over the years and just can't say enough good things about the property. Everything about the house is top notch. Well decorated, 12 foot ceilings, lots of room and a top floor family room with a nice deck, but what really makes this house special is the Crow's Nest and pool area. The Crow's Nest is the highest point in the subdivision with lots of room and large, bar height Adirondack chairs. On a clear day you can see from Destin to Panama City. Great place to have your coffee or relax in the evening. It's the first place our kids run to when we arrive. You also couldn't review Delta Dunes without mentioning how great the pool area is. Extremely wooded and very private with a nice seating area and an outstanding outdoor shower. The kids actually never have shower inside the whole week. Saves lots of time and mess when everybody can just clean-up before ever entering the house. The owner had everything ready, pool heat on and offers all of his contact info to help with any needs during your stay. Other nice things off the top of my head - Short walk to the beach. Large concrete pad for under the house for covered parking or for the kids to ride scooters or use their outdoor ping-pong table. Short drive (or bike ride) to Red bar or Seaside. Lots of bathrooms. Nice washer and dryer. White lights strung in the trees by the pool area. Really nice effect. Cons - I do not own this house. As you can tell, we are pretty high on Delta Dunes and we are already looking forward to our next stay!

We wanted to let you know what a wonderful time we had staying at your beach house. It is so clean, beautiful and spacious. We had everything we needed and more. The pool is absolutely to die for. It is so private and tropical. There were red flags at the beach several days, but we were able to enjoy the sand and shallow surf. The small towns along 30 A were wonderful to explore and there are many great places to eat. There were no crowds anywhere we went. We explored the area from Destin to Panama City. Thank you for being so great to work with. We will definitely return to this area again and hope your beach house is available. Emmitt and Alice

This is a fabulous home in an amazing location! We all felt right at home - it is clean as a whistle, with totally updated amenities. It even smells fresh and clean! There is a ton of space. We visited with 2 families including 4 preschoolers and the ample privacy made it easy for everyone to spread out for naps and quiet time, without bringing the whole house to a stand-still! The private pool is incredible. The lush landscaping provides a natural barrier all the way around the pool area for quiet, privacy and beauty. You do not have to try hard to imagine you are on a secluded Caribbean island! And for even more family fun, there is a ping-pong table poolside (covered), so when those afternoon showers hit, you can just move into the spacious covered parking area for some ping-pong action, without having to retreat indoors! And you couldn't ask for kinder, more accommodating homeowners. The Southern charm and hospitality that oozes from the warmth of the house is even more evident when you deal with them in person. They are truly great people who make you feel right at home! Grayton is close enough to Destin for shopping, but far enough to escape the traffic and crowds. And within biking/running distance the other direction, you can be at Seaside for a quaint and quiet evening for local flavor with the family! Delta Dunes has set a standard so high, I'm done looking at other properties! Now that we know this property is out there, it will be hard pressed for us to go elsewhere!

Our stay was once again awesome. You do have the best place in that sub division. Your pool area is great!! Although the temps were cool your deck provided nice shelter from the wind and great sun and shade for those who wanted it.
