  From the minute we arrived at Villa del Mar we knew that we had made the right choice. Unbelievable views, welcoming gifts, and a home filled with anything you could possibly need for a week in the USVI. After the house manager provided a detailed overview of the place we settled in and enjoyed the fine outdoor pool area. At times it was tough to leave due to the unparalleled comforts and space of this giant villa. During the stay everything worked perfectly and Mark the house manager checked in a few times to see how we were doing and provided some timely suggestions for activities and a "locals" perspective. We are already planning our next visit to Villa del Mar and look forward to working with a refreshingly honest team again. No hidden cleaning fees, taxes, or extra charges. What you see is what you get!

  My wife and I could not have been happier staying at Villa Del Mar in St. Thomas. The pictures are a true reflection of the house. The Spanish style throughout is gorgeous, the house is very well maintained, and the views are breathtaking. The house is so open with great amenities that we were truly relaxed and were able to enjoy it all and get some real R&R. It was the first vacation in awhile where we didn't need a few extra days after our vacation to get back on track. We came back to Boston relaxed and refreshed. It also helps that the management team and Mark, the Villa manager, were incredible. Mark especially was great with helping us get to the Villa from the airport, making good recommendations around town, and also showing us everything in the house. He really helped start our vacation on the right track, and we are very thankful. Hope to get back in the future, but in the meantime, we would definitely recommend this Villa for a perfect stay in St. Thomas. Cheers and thanks, Cliff and Tiffany Stevens Salem, MA

  What a beautiful location! Great views. Our very large family of 7 adults and 8 children had such a great time. The kids swam in the pool (5ft deep) , played basketball and the adults hung out in the whirlpool in the evenings. We used the villa on the wedding day for the bridal party to have their hair and makeup done. Once dressed, we took a short drive to Magen's Bay for the ceremony. Upon arrival to St. Thomas, Mark, the caretaker, met us at the airport, gave us a tour of the house and gave us our keys. We used the house phone for local calls, since our cell phones did not work very well here. A car is a must, we were able to get used to driving on the left side of the road. Take care maneuvering on the meandering roads. When we return, we will most certainly stay at Villa Del Mar!

  We were a group of four couples and the bedroom suites were exactly what we were looking for. The views are beautiful, we had coffee on the patio every morning. We also enjoyed the pool and hot tub. Great kitchen, adequately stocked with what we needed. Mark met us at the airport, which was great. He gave us good information on where to buy groceries. Favorite day was on a boat snorkeling and sailing, with the added sunset dinner. Great place to stay!

  Villa Del Mar is the perfect place to bring your family and friends for a relaxing vacation. My group consisted of my two brothers and their wives, our 5 adult children and two special friends for a total of 13. There was ample room for everyone to be together for food and fellowship, dancing and partying. We prepared fresh fish nightly that we caught the second day of our arrival. The kitchen is well equipped to accommodate this number of guests. The young adults utilized the outside hottub to the max and the infinity pool overlooking ocean presented beautiful sunrises and sunsets. You have the option to enjoy these georgeous views from each bedroom if you desire more privacy. The sound system (Bose) inside and poolside are exceptional which was utilized by our party every evening. It is nicely furnished with very comfortable seating inside and around the pool deck. The manager, Mark, is available if you need him but we never had any reason to contact him after we received our orientation upon arrival. If you are looking for a facility that is well maintained and located on an island that will be 82 degrees when you arrive in January and will be 82 degrees when you leave in February this is it. I promise to contact the owner, Greg, the next vacation planned to this wonderful property located on St Thomas.

  Best vacation ever in St. Thomas - Villa Del Mar is unbelievable. Large airy, spacious rooms. Spectacular view of the Caribbean. Patio/pool & sauna area is great for tanning & relaxing. Enjoyed the secluded private area of this home. A real plus that I have easy access to golfing in the Caribbean. Close by are some of the best beaches in the world - Megan's Bay. If you’re searching for a relaxing vacation with the most beautiful views in a luxurious environment, THIS IS THE PLACE FOR YOU!!!!

  I came down to Villa Del Mar New Year's Day with my 3 school-aged kids, my Husband, my elderly Mother and my Nanny. The home was idyllic; the setting was breathtaking and the atmosphere was peaceful. The decor and relaxed feel of the home was right out of Architectural Digest, Beach version. I am a 5 star only traveller, and Villa Del Mar certainly rated as any 5 star hotel with respect to finer amenities, decor and finishes, lay out of the home, proximity of the attached apartment, pool, hot tub, and concierge service of the property manager, Mark. I am a busy, demanding physician in the operating room and look for a vacation location to be effortless with finer details taken care of so I can relax and spend time with my family. The ocean views were incredible, and the Villa is impeccably maintained and extremely clean. Mark, the property manager met us at the airport, and drove us to the Villa. He was available 24/7 to arrange any and all activities for our trip: private chef, private sail boat for a day, dinner reservations, and day trips to the beach and shopping. The attached apartment below the main house was a perfect location for our nanny to stay where we could have private family time, and yet have her immediately available when needed. The Villa was perfect for my elderly Mother who stayed on the first floor bedroom which was on the same level as the kitchen, Great room, pool, and parking . We spent lots of time at the house, actually, much to my surprise. There is almost no need to leave the Villa. We spent a few days never leaving the Villa, relaxing at the pool and hot tub with an outdoor sound system, shooting basketball by the garden off the Villa, or making big family meals with the outdoor BBQ and great indoor kitchen. On other days, it took 6 minutes for us to arrive in Magen's Bay from the Villa, and 15 minutes to downtown duty free shopping. I highly recommend this luxurious Villa to anyone travelling to St. Thomas, and we will certainly return!

  The Villa by far exceeded our expectations, the pictures are beautiful, but being there makes the pictures dim compared to the real thing. The property is well kept, clean and absolutely beautiful. My family and friend rented the villa for 2 glorious weeks and we could not have asked for a better place. I highly recommend the Villa, book it without hesitation, it's worth every penny. We give the Villa an A+ and 5 stars, will give it 10 if it was possible. Thanks to Mark, the property Manager for all his help in guiding us, making sure all of our needs were met and beyond and also answering all of our many questions. We were so pleased with the Villa, I would definitely stay there again. LOVE IT THERE!!!

Villa Del Mar Short-Term Rental Agreement This Short-Term Rental Agreement is for: __________ / Villa Del Mar Address of Property: C17-1 Estate Lovenlund, St. Thomas, USVI, 00802 You are hereby agreeing to rent the property for _____nights beginning on ___ _____and ending on ________. The total rental fee for our stay is: $_______ + 89.99 + 500.00 refundable security deposit =________ The total maximum number of guests allowed to occupy the unit is: (14) Please return this Agreement and all required payments herein to APGP at the following address: Gregory Pape APGP, LLC 51 Ford Lane Naperville, IL 60565 Fax 630-922-1818 The following terms and conditions shall apply: 1. RESERVATION: Your reservation will become secure and this Agreement will become effective upon your completion of the following items: a. Return a signed copy of this Agreement to Gregory Pape at the address above; b. Submit a deposit equal to fifty percent (50%) of the total rental charge received by APGP by cash, check, traveler’s check, money order, or major credit card. c. Submit a fully refundable Damage Deposit of five hundred dollars ($500.00) as described in section 4 below. Once APGP receives all of the items above, you will receive a confirmation receipt. There is a $89.99 nonrefundable payment for property damage insurance policy. 4. DAMAGE DEPOSIT: There is a five hundred dollars ($500.00) damage deposit for all reservations. Damage Deposits are fully refundable within thirty (30) das of your departure, provided that no incidental fees are charged to your Damage Deposit. Incidental fees may include, but are not limited to, breakage, damage, missing items, extra cleaning for rental left abnormally dirty, and long distance calls charged to the unit telephone incurred during your stay. All incidental charges will be deducted from the Damage Deposit, at the replacement cost plus any applicable service fees. 5. CANCELLATION POLICY: All cancellations and any request for changes to your reservation (such as the number of people, date changes) must be made IN WRITING and mailed to the address above or faxed to: 630-922-1818. Deposits and payments are non-refundable unless written cancellation is received. Should you need to cancel more than ninety (90) days prior to your arrival date, 75% of your total rental fee will be refunded to you. If you cancel less than 90 days from your arrival date, APGP will refund 25% of the rental fee. There will be no refund for cancellations within fourteen (14) days prior to your arrival date. Guests who abandon the property without permission from the owners agree that they have no rights to a refund. 6. ARRIVAL AND CHECKOUT TIMES: Check in time on date of arrival is 3:00pm; Check out time is 11:00am on the date of departure, unless otherwise arranged. 7. KEYS AND GATE OPENER: Arrangements will be made for key and opener pick up and drop off. There will be a $20.00 fee, subtracted from your Damage Deposit, to replace any lost keys. There will be a $75.00 fee, subtracted from your Damage Deposit, to replace any lost gate openers. 8. STANDARD PROPERTY AMENITIES: All normal utilities (except long-distant phone calls or careless or excessive use of unit’s water supply) are included in your rental price. The unit is fully furnished, including ample supply of bed linens and towels for guests use. Locked cabinets are reserved for the unit owner and housekeeping supplies and are not include with the rental. Groceries, liquor and other supplies may be purchased close by in Red Hook. As an extra service, we will be happy to shop for you prior to your arrival, if you provide sufficient notice of your needs. Reasonable service charges will be charged for these service based on location and number of stores together with time spent. A price list can be provided if desired. APGP makes every effort to keep inventories and amenities of the unit in good working order. In case of maintenance problems, we will strive to repair the problem as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen mechanical failures, including but not limited to, supply of electricity, telephone services, water, air conditioning, television, cable service or DSL, or any other of the units appliances. It is the guest’s responsibility to immediately report any damages or problems with the unit. MAINTENANCE AND ENTRY: All property inventories and amenities are regularly inspected and kept in good working order. We will attempt to notify you in advance of any entry for maintenance purposes. 10. GUESTS AND OCCUPANCT: The total number of guests allowed during the rental period is noted on the top of this Agreement. Charges and fees for additional guests will be predetermined at the time of booking. 11. RESTRICTIONS ON PROPERTY: You hereby agree to abide by the following restrictions on property use: a. No pets: No pets of any kind are allowed in or on the unit’s premises, without specific written permission from the owner, excluding service animals. A pet or evidence of a pet found on the premises will be grounds for eviction and forfeiture of the entire rental fee and Damage Deposit. b. NO LOUD OR DISRUPTIVE ACTIVIIES: Loud and disruptive activities on the premises will be grounds for eviction and forfeiture of the entire renal fee and Damage Deposit. c. NO SMOKING: Smoking, (or evidence of smoking) is not allowed inside the unit. Smoking or evidence of smoking found inside the unit will be grounds for eviction, forfeiture of the entire rental fee and Damage Deposit, and billing for cleaning fees associated with the eradication of any smoke scents from the unit. d. NO HAZARDOUS MATERIALS: Occupants and invited guests cannot use or permit to be brought on, around or in the property any hazardous materials including combustible materials, explosives, components used I the production of biohazards or any articles which can be hazardous to life, limb or property. Hazardous materials or evidence of hazardous material brought anywhere near or on the premises by you or any of your guests will be grounds for eviction and forfeiture of the entire rental fee and Damage Deposit. e. NO REMOVAL OR DAMAGE OF FURNITURE: You hereby agree to the cleaning and replacement costs for all damages to personal property or the real estate which may occur as the result of the occupancy, normal wear and tear excepted. Rearranging the furniture or removing any item from the unit is prohibited. 12. RESORT RULES: You hereby agree to abide and take all reasonable steps to ensure that your family and other guest of your party adhere to the rules and regulations of the Resort of which your unit is a part of. 13. LIABILITIES: The owner assumes no liability for delay, irregularities, accidents, bodily injury, death, personal property loss or damage, due to negligence, defect, theft or Act of God which may occur during your stay. Guests are responsible for the unit during occupancy, and must lock doors securely at all times when not on the premises. The owner assumes no liability for injury, delay, irregularity, death, or loss or damage to personal property resulting from the use of independent transportation providers, including but not limited to, airlines, ferries, charter, vessels, rental cars, taxi’s, buses, boat, tour operators, and product manufacturers. 14. LEGAL DISPUTES: Any dispute resulting from this rental Agreement shall be filed in the courts of the U.S. Virgin Island and the laws of the U.S. Virgin Islands shall apply. The prevailing party of any such dispute shall recover its costs, expenses and reasonable attorney fees. 15. NO ASSIGNMENT OR SUBLET: You may not assign this Agreement or sublet the unit in whole or in part without the express written permission of the owner. 16. SUBSTITUTION: If circumstances cause your confirmed rental to be unavailable (for example, damage to house from storm or previous tenant, unit is sold, license is revoked or holdover by previous tenant), APGP will attempt to find comparable accommodations, subject to your approval. APGP cannot, however, guarantee the confirmed rate in these circumstances. 17. PASSPORTS: Currently, Passports are not required for travel to the U.S. Virgin Islands. You will need a passport should you decide to visit the British Virgin Islands. 18. TRANSPORTATION TO THE RENTAL: You can hire a taxi at the airport on arrival to take you to the rental. Alternatively, you can arrange for a rental car at the airport for pickup on arrival. 19. HOUSEKEEPING: Daily or additional housekeeping services are available upon request for additional cost. There are special services that can be arranged with APGP and should be discussed in advance. 20. ISLAND TOURS AND ACTIVITIES: APGP is happy to arrange boating trips or tours during your stay. APGP will not be responsible and will not assume any liability for any cancelled trips or injury resulting from the independent tour and boat operators. 21. WAIVER: No waiver of any of the provisions of this Agreement shall be deemed or shall constitute a waiver or any other provision, whether or not similar, nor shall any waiver constitute a continuing waiver. Failure of either party to exercise any right hereunder shall not constitute a waiver hereunder and shall not impair the exercise of such rights at any later time. 22. ENTIRE UNDERSTANDING: This Agreement constitutes the entire understanding and agreement of the parties, and any and all prior agreements, understandings, and representations are hereby terminated and cancelled in their entirety and are of no further force and effect. 23. SEVERABILITY: If any provision of this Agreement is declared or found to be illegal, unenforceable or void, in whole or in part, then the parties shall be relieved of all obligations arising under such provision, but only to the extent that it is illegal, unenforceable or void, it being the intent and agreement of the parties that this Agreement shall be deemed amended by modifying such provision to the extent necessary to make it legal and enforceable while preserving its intent or, if that is not possible, by substituting therefore another provision that is legal and enforceable and achieves the same objectives.
