This beautiful and spacious 2 story top unit Victorian flat (3,500 Sqft) with fabulous downtown views was recently renovated from top to bottom with designer finishes. LIVING AND DINING AREAS:
Great room on the top level with carpeting, new large LCD TV with video library, lots of seating, great for entertaining. WIFI internet access available throughout the house for your enjoyment. A grand dining table set in the dining room with seating for 10! next to a decorative fire place and beautiful chandeliers, which provides an elegant ambiance for any meal. Flatware, server ware provided as well. The dining room opens into the kitchen.
KITCHEN:
Recently renovated kitchen and connecting dining room with high-end VIKING appliances are perfect for entertaining. Kitchen is fully functional with Viking fridge, gas stove, microwave, toaster, coffee machine and is stocked with pots, pans, spices and other basic items.
BEDROOMS AND BATHROOMS:
The 6 lavishly furnished bedrooms are very comfortable with 5 bedrooms having attached private baths. No uncomfortable sharing of bathrooms between guests! Two master suites look out to a beautiful San Francisco downtown skyline. Many of the bathrooms include luxurious tubs, both claw foot and a Japanese style soaking tub. The home has 6 bedrooms with 2 king size beds, 3 queen beds, and 2 twin size pull out beds.

LOCATION and AREA ATTRACTIONS:
Several area attractions are close by including Haight-Ashbury, Golden Gate Park, Castro district, Japan town, de Young museum, Fillmore Street, and City Hall. The businesses within a 15 minute walk include, USF, The Fillmore, Yoshi's, City Hall and Kaiser Permanente. The flat is within walking distance from many well-reviewed restaurants, coffee shops and nightlife.
TRANSPORTATION:
A car is not necessary to get around town. There are 4 bus lines close by that take you everywhere in the city, from downtown to the ocean. A cab ride to downtown costs around $8-$12
PARKING:
There is reserved parking for 2 spots in a nearby church available, half a block away. There is also off-street parking available.

The Unique Benefits at this Apartment
I love this house, perfect juxtaposition of old and new, just like the famous painted ladies - reminiscent of by gone era proudly standing against the modern backdrop.
I love the huge master bath, view from bath tub! My most favorite is the penthouse patio, the view is just AWESOME. It is a great feeling to be watching the San Francisco skyline from your bedroom!
The easy, convenient access to key points of interests the city via public transportation is an added benefit.

Everyone had their own space and bathroom which was wonderful. Their is a large room on the top floor that could contain all of us. Transportation links were wonderful. The bus line runs just outside the door and from their, you can go anywhere. And the seafood restaurant next door was excellent.

Vara Upper was exactly as listed in the description and the photos represented the properties appearance and amenities accurately. I would recommend this property to others who have large groups of 12. The one item which was not clearly disclosed/documented was the 31 steps to get to the unit. This property is not viable for individuals with any type of mobility impairment as there is no elevator. It was great exercise! The Alamo Square restaurant next door was fabulous and was able to accomodate all of us even though they had limited space due to renovations. The little deli up the street has excellent breakfast and lunch options. The kitchen was well equipped for cooking when we decided to stay in. There are lovely markets and stores within a 15 block radius, but you have to be willing to walk. Getting to downtown and the Embarcadaro area requires a taxi ride or MUNI bus ride with BART train combo.
Recommended for:Girls getaway, families with teenagers.

We rented both upper and lower units at this location and it was wonderful. Both units were clean, comfortable, and beautifully furnished. I personally prefer the lower unit with the living room connected to the kitchen, but my children liked the upper unit with the living room out of the way of all the adults! The locatin in the city is fantastic, walking distance to shops of all kinds, easy driving distance to everything, accessible public transporation right in front of the home...it's a very diverse, safe, fantastic neighborhood. Highly recommend staying at either/both of these units depending on the size of your party! ENJOY!!!

Our youngest daughter moved to San Franciscofrom the coast of Alabama in May. Withe two other duaghters, sons-in-law and one grandchild, we needed a place to stay that would not break the bank, allow us all to be together and enjoy SF. VRBO and Boutikia provided exactly what we need. We arrivesd sans auto from Alabama, Florida and Montana and quickly adjusted to getting around easilyu with the mass transit system of SF. A bus stop right across the street made it easy and quci. The flat we rented had comfortable room for everyone. The kitchen waa perfect. Cooking with a first class gas stove was a breeze. We had a house full with not only the immediate family but also had my cousin, his wife, son and daughter in law, god son and friend joined the 8 of us for dinner and we had plenty of room to meet, greet and eat! During the week, we were able to easily get to great restaurants close by, see all the SF sights, and relax in the flat. If we are able to pull off another trip together in SF , I will certianly stay here again.
Recommended for:Tourists without a car.

WE STAYED WITH A LARGE GROUP FOR MY SON'S WEDDING. THE BOUTIKIA STAFF WERE VERY RESPONSIVE TO REQUESTS. THE PARKING SPOT WAS A WINNER. OTHER THAN THE STEPS EVERYTHING ABOUT THE PLACE WAS TERRIFIC.

Eleven in my family spent a W/E in SF and had a wonderful stay at this home. This is a beautiful and spacious place, that allowed for special family times together in the evenings. It's also in a great location. Safeway is a few blocks away as well as a terrific whole foods store with all kinds of health foods. We were just minutes from every attraction and activity in SF. Check in and check out was a breeze and communication with Boutikia was great. They even provided crib and high chair free of charge. I would highly recommend this place for a wonderful stay in the city.

This was a very fun, comfortable and spacious apartment in the heart of San Francisco. Big kitchen and dining room. Lots of exotically decorated and comfortable bedrooms. Some great views. The property managers were very responsive and easy to deal with. We did the whole transaction via email. I would highly recommend this apartment for a family or group of friends.

We rented this property so our family could stay together in a home atmosphere while we gathered in San Francisco for my son's wedding. It also was a better value than renting 6 hotel rooms. Having so many bathrooms was quite an advantage getting ready for the wedding. The well appointed kitchen and dining area served us well in hosting a gathering for out of town guests. The number of stairs were a concern for our older guests, but with a bit of help, they were able to manage them. The living room was on the upper level, so was not really functional for our gathering, but was great for watching the Sunday football game together. The bus stop is just outside the home, so getting around was very easy. If you are staying in the inlaw suite, tho, the stop is right outside the window, so earplugs might be a good idea. The neighborhood provides a lot of amenities, from grocery to coffee shops to shopping to a beautiful park. The city views are amazing, and especially enjoyed from the enclosed upstairs balcony! The property manager, Eswari, was so helpful. She went out of her way to accommodate all of our needs, and to make our stay wonderful. We would definitely stay here again.

This was truly a wonderful home to stay in for our San Francisco trip to visit our son and daughter-in-law's new condo and meet our first grandson and their first child. Our stay at Fillmore Grove enabled our son Jason to drive up from San Diego with his wife Deanna and daughters Baeleigh 4 years old and Carleigh 8 months old to stay at Fillmore Grove along with my sister from Treasure Island, Florida who also made this trip to celebrate this special family occasion. We created three great family meals in the well accessorized and spacious kitchen. The Viking stove and refrigerator made the food prep fun and easy. The dining room amply allowed us to serve 10 at the formal dining table. Having are entire family here at Fillmore Grove made this a memorable family get together that will surely be repeated in future years. This ideal location also made our San Francisco ventures easy and quick. The views from the home of the San Francisco skyline and the children's playground at Alamo Square were both just incredible. The quick proximity to Hayes Valley with all of its cute shops and neighborhoods allowed us to easily move back and forth between our son's new condo and our San Francisco Victorian retreat.
