With very close, nearby access to Lake LBJ (one of Texas’ Highland Lakes that is constant level and is created from the Llano and Colorado Rivers) this home has what most lakefront accommodations don’t…peaceful privacy on acres of beautiful countryside.
Rockin Porch is a home built (and stocked!) for family gatherings, retreats or just a lazy weekend for two. Multiple living areas, casual, roomy dining and optimum sleeping accommodations keep guests happy and care-free.
As you step inside this three-bedroom, two bath home, you will notice the splashes of bright color and fun, unexpected decor throughout. The main living area includes cheerful, rustic red matching chairs and drapes with sunny yellow accents and royal blue armchairs. A day bed substitutes a couch for a more relaxed visit…and provides extra sleeping for those last minute guests. Glass double doors and large picture windows let in plenty of sunlight and provide gorgeous views of the countryside and entrance to the back porch. The dining area has plenty of space for dining, crafting or meetings. Bench seating is both comfortable and practical with additional space for four at the kitchen bar. The kitchen provides modern amenities and appliances while still holding its rustic charm. Accented in robin egg blue, the kitchen is spacious with lots of counter space and an oversize kitchen counter/table for baking, crafting or extra seating. A laundry area is also conveniently located next to the kitchen as well.
In all, this spacious, three-bedroom home offers enough sleeping for 10 guests.
The master bedroom is fit with a queen bed and royal blue accents and headboard. This inviting room also offers a daybed with trundle. The master bathroom has a standup shower, double sink vanity and handicap bar by the commode.
The second bedroom, front porch side, has a queen bed and cozy reading area. A second full bathroom is between the second and third bedroom.
The third bedroom is quite unexpected and fun with a second living area added on. Great for adults with children, mom and dad can take a nap while the kids watch television, a DVD or play board games on the custom built bar table. Also included is a coffee bar, WIFI with cable, couch and recliner all enclosed by wraparound windows with a breathtaking hill country view.
This home may not be on the water, but it has its own Jacuzzi! Soak any time of the day amid the shade oak trees and lush vegetation. A portion of the property is completely fenced for child safety and pets! Just outside the fence is an additional sitting area great for sipping coffee at sunrise or a glass of wine at sunset.
The Rockin Porch retreat is located in Kingsland, TX right off of Hwy 1431 and Ranch Road 2545. Local entertainment is only a few miles away – public golf courses (Packsaddle Golf Course, The Legends and Inks Lake State Park), tourist attractions such as the Longhorn Caverns, Sweet Berry Farm, Granite Beach Water Park in Marble Falls and the Devil’s Water Hole at Inks Lake State Park. The Kingsland Slab is also a great swimming hole with a beach and shallow swimming for the kids. If you are coming from the house, go right on Hwy 1431 and then take another left on FM 3404. You’ll see it a couple of miles down. The Slab is one of the Top 20 Swimming Holes in Texas, according to Texas Monthly magazine…and it is just minutes away!
The Rockin Porch retreat is only 60 minutes northwest of Austin, 90 minutes north of San Antonio, 3 hours south of Dallas/Ft. Worth and 3 ½ hours west of Houston.
