The Plantation House is located at 105 Wall Street, Manson WA, in the private community of Mill Bay Beach with your own private dock and quaint community beach just a short walk from the house. This home rents for $3750.00 a week in the peak summer a great value!
Please check the availablity calendar before inquiring. We cannot satisfy parties larger than 12. We cannot accomodate weddings. We do not rent memorial day or labor day weekends.
This home is over 3200 sq’ indoors and over 2500 sq’ outdoors! The upper level has 5 sets of French doors leading to a 1200 sq’ deck with 180 degree views of the lake.

Fun in the sun at Lake Chelan
Beautiful property just a 2 minute walk to the lake. Wrap around deck was great in the mornings and evenings to relax and take in the lake and mountain views. Great for large families or multiple family gatherings. Just 2 miles from Manson and one block from the casino and Lake Chelan winery. Private dock was convienant for mooring our boat during the stay. Very roomy and open floor plan. Owners were pleasant and helpful.

We had a great week at this house!! The location is perfect, the home is beautiful and open! It was perfect for our family plus my sister's family. I loved that there were accomodations for small children as well as our baby. Being able to use the boat slip was a real luxury!! Will defenitely book again next year! Can't wait to enjoy the view of the deck again!

My husband and I, brought our family here last summer and it was great!!! The house was perfect for our family reunion/celebration for my dad retiring from 30 yrs in the United States Navy. plenty of room for all of us!! and the boat slot was perfect for our boat! The owners were great as well. We got our deposit money back in less then a week after returning. They were very accomidating. Beautiful sheets on the beds, plenty of towels ect. MILL BAY BEACH RENTAL AGREEMENT A Plantation House/ Plantation House LLC. 105 Wall Street Manson, WA 98831 Contact: Lauren Hyatt 425.422.5885 (owner) The security codes to the garage and key box will be sent to you within 48 hours of your reservation. Check-in / Check-out Procedures Check-in time is 5:00 P.M. Check-out time is 11:00 A.M. Use black garbage cans on patio and inside garage marked garbage and recycle. When checking out have beds stripped and all linens (towels/sheets) washed and dried. Do not use any bleach on linens, just detergent provided. The maids will remake beds, fold and hang towels in bathrooms. This house has linens (towels/sheets) for a large group of people and the time necessary to launder that quantity makes it necessary for renters to assist since time is too extensive for maids to finish during their cleaning hours. Have dishes washed and put away. If short on time have all towels finished first and at least have last load of sheets in washer/dryer and dishes washing in dishwasher. Crank down patio umbrellas. Be sure to leave the 2 extra sets of keys on kitchen counter. Check to be sure all appliances and lights are turned off. Lock all doors and press garage button on wall in garage to open garage door by hand as you leave. After you back car out of garage *Press garage code to close garage as final step in check-out. Be sure garage cover is flipped down over code box. Hours & Noise The hours between 10:00 PM and 7:00 AM are regarded as quiet hours. Music and conversations should be limited to immediate house and patio. No large parties held on property. If noise complaints are filed during reservation of the home, fees may apply. Parking At least one car should be parked inside the garage and others on the driveway. No parking on the street. Guest parking slots next to the home are acceptable (no trailers) and the guest parking near the water or dock are for day use only/not overnight. Safety Regulations • The number of people contracted in signed rental agreement is maximum occupancy for home/property. NO MORE THAN 12 GUESTS AT ONE TIME. More than 12 guests at one time can possibly warrant fines or eviction. • No fireworks at any time. • No smoking inside home at any time. • All lit material outside such as cigarettes etc, must be discarded in fireproof containers provided on tables due to extreme fire danger conditions. No lit material tossed onto grounds anywhere. • When using patio fire pit the screen must be used at all times with embers burning due to fire danger. (Fire pit not currently in place). • Each person is responsible to dispose of his or her own litter around house/property/lake. There are no community garbage cans. • No pets allowed unless specifically written in agreement. Allowed pets must be kept on own property or on leash when leaving property as down to the beach or on streets and common grass areas. Water /Marina/Dock Safety • All are responsible for their own safety especially around any water including the lake, pond and creek. • There are no fences or barriers so extra precaution should be taken around water. • Children should wear life jackets when on the dock if not accompanied by an adult. • Running and diving is prohibited on the dock. • The swimming area is directly out front of the house by the dock. Anywhere in the Mill Bay Beach area, you are swimming at your own risk and must stay out of the way of watercraft. • Use caution on the concrete steps at the water’s edge. • Watercraft must be securely moored to the dock cleats and sufficient bumpers attached between watercraft and dock. Lake Chelan can get high winds so precaution must be taken to avoid damage to watercraft and dock. • Watercraft accessories may not be stored on any part of the dock. They must be taken off the dock when not in use or secured within the watercraft. Air mattresses and water floatables need to be kept off the lawn so not to burn the lawn. • Fueling or fuel storage is prohibited on any part of the dock or water. • The large lawn at water’s edge is common area. Along WITH BOTH SIDES OF THE RAMP TO THE DOCK IN THE SWIM AREA. • There are no common garbage areas in the common areas, please take personal garbage with you and dispose back at the home. Private Property Be careful to respect the privacy and property of others. The pond area is common area so do not play in or on the sides of the pond. Leave all stones and vegetation as they are. Visitors’ Watercraft • Renters have one boat slip provided and watercraft can be docked there the entire stay. Each dock indentation has two slips and ours is the 1st slip out from the beach on the right side of the dock, visible from the house. (SLIP A FOR LOT 1) SEE ATTACHED DIAGRAM. • Visitors (those who are visiting renters) may tie up to the far outside guest dock tie-ups for a period of two hours maximum each day. Overnight moorage is prohibited on guest tie-ups. Water Sports/No Wake Zone • Dry start from the dock is prohibited. Entering a tube at the dock is permissible. *Towboats must observe the “NO WAKE” zone for 100 yards beyond the end of the dock. The “NO WAKE” zone extends 100 yards from any permanent structure and shoreline. • The county sheriff’s department patrols the lake. In an emergency call 911 for assistance. Report any damage to the property or dock to property manager Karen Wagner 509-679-5353. Policies and Procedures The use of the property is limited to agree upon amount of people listed in the rental agreement. Smoking is not permitted inside home, pets are not allowed on the property, and housekeeping services are not provided during your stay, only following. The use of tents, campers, and motor homes, are not allowed on the property. Booking Procedures and Payment Schedule The same person who signs the rental agreement must make payment arrangements. A tentative reservation will be held on the booking date; however, reserving payment (50% of total: including rental fee with tax, security/damage deposit, cleaning fee and signed Rental Agreement must be received by homeowner within one (1) week to confirm a reservation. Payments must be made by personal check, cashiers check, or money order made out to Lauren Hyatt d.b.a. Plantation House LLC. The total rental amount (remainder 50% of total) must be received within 45 days of the listed booking date. If final payment is not received by the date due, then the property owner will contact the listed tenants, by whichever correspondence method (s) were provided, to notify tenants that their reservation and this agreement may be considered cancelled. Once homeowner receives full payment and tenants cancel for any reason the homeowner will then proceed with the cancellation policy (as listed below). Cancellation Policy The security/damage deposit is non-refundable if this reservation is cancelled. If the reservation is cancelled after the rent payment has been paid in full, 80% of the rental amount paid (excluding the security/damage deposit) will be refunded if the property is re-booked. If the property remains vacant for that time period, 50% of the rental amount (excluding the security/damage deposit) will be refunded. Damage/security refund policy – A Tenants are responsible for any damage they, or their guests, may have caused during their stay. Liability is not limited to the deposit amount. If damage caused by the tenants, or their guests, to any part of the rental property or neighboring properties exceeds the amount of the damage/security deposit, tenants understand and agree that they are responsible to pay the additional cost for replacement or repair of damaged items. Tenants and their guests agree to adhere to local laws, applicable community rules and regulations, to not disturb the peace, keep the property in a clean and sanitary condition, and will comply with the no smoking and no pets rule. Refund policy – B Tenants agree to follow the check-out procedure listed in this rental agreement and posted in rental home. Missing keys are $25.00 each, sheets/towels not laundered and dishes not washed $50.00, if extensive carpet cleaning necessary $50.00, and check-out delay past 11:00 A.M. $100. Fees may apply if noise (or other) complaints were filed during reservation (schedule of these fees available upon request). If applicable, the above listed amounts will be deducted from your security deposit refund. The damage/security deposit will be refunded promptly (within 30 days) if the property is vacated according to policy, undamaged and with the inventory intact. Eviction policy Tenants are subject to immediate eviction and removal from the rental property for the following infractions: (1) Smoking inside rental. (2) Pets on the rental property without prior approval written on this agreement. (3) Number of occupants exceeds the number of contracted guests. (4) Complaints of noise, loud music, foul language, or otherwise disturbing of the peace. (5) Use of tent(s), campers, or motor homes on the rental property. The entire amount of rent and security/damage deposit fee will be forfeited if eviction occurs. Hold Harmless The tenants and their guests, heretofore agree to indemnify and hold harmless A Plantation House and represented property owners from and against all claims, demands, loss, liability of any kind and character, including cost of defense, arising out of or in any way connected with the tenant’s use of the property: in the event tenants or guests suffer personal/physical/property damage, injury, or loss. A Plantation House and property owners, T.C. and Lauren Hyatt d.b.a. Plantation House LLC are not responsible for lost or stolen items. We bought this home because of the neighborhood with its private access, dock and beach along with cul de sacs for the kids to ride bikes and play. A uniqe and flat development with nice community features and only 19 homes in total ...very private and relaxing.

Has one of the best views from Stormy mountain to Bear Mountain golf course to the wonderful colors of the vineyards. We have a flat level beach with steps that walk in to the water that is full of soft sand. The dock is new with all trex and will allow for a 26' boat.
