Come enjoy our 12th floor professionally decorated beachfront condo. Enjoy magnificent views from this 3 bedroom, 3 bath condo with breathtaking views up and down the beach as far as the eye can see! This is a professionally decorated three bedroom/three bath unit that is one of the largest units and most upper scale units in all of Gulf Shores. The family room and master bedroom have sliding glass doors which overlook the gulf. Amenities include a Large Flat Panel HD LCD TV with DVD player in the Family room. Crown molding, granite counter tops, and tile floors throughout the entire unit. This large unit also offers very large bedrooms, (King in master, queen in the two guest bedrooms. Plus a queen sofa sleeper in the living area. Each bedroom has a flat-panel TV and full bath. The living area is extra large.
Located within walking distance to a number of great restaurants and shops, this brand new complex has it all. Enjoy the many amenities on-site including pool with zero entry, fitness center, sauna, huge conference room with full kitchen, covered parking and on-site management.

San Carlos has a great fitness center located to the right of the 3rd floor lobby. There are floor to ceiling windows for a great beach view while you work out or if you prefer, watch TV. There is a sauna next to the center plus shower facilities close by.
The streets of Gulf Shores have marked lanes for walkers/runners/cyclists plus there are trails nearby to access.
This is a very family friendly town and everything is located either a short walk or drive away. The beautiful white sand and turquoise water is like no other. This condo is amazing. Beautiful views, very spacious and clean. The owner is very nice and responds promptly to emails. Me and my family loved it. Right next to sea n suds restaurant within walking distance. Great little restaurant with reasonable prices. Hopefully we will be back and I will book this room. I could live here!!!Recommended for: Families with teenagers, girls getaway, sightseeing, families with young children, romantic getaway.

If I had the option, I would give this property a "Good and a half" on the rating. I'll get the downfalls out of the way first. The two guest bedroom beds made all kinds of noise, and the master bedroom mattress has some serious sag issues although we all did get "used" to it. The master bedroom doorknob kept locking on it's own, so we had to go out to the balcony to access the room. The refridgerator probably needs replaced. I have "overloaded" fridges on other trips, and this one was the worst(bring some ice for the first couple of days). To confirm other reviews, the carpet is soiled/stained, but did not bother us. We did all agree that it should all be tile though. I know, not a good start to a review, but we would all stay here again in a heartbeat. The condo setup is nice and easy to access. From our view, one of the very few condos that had a boardwalk to the beach. The condo was very roomy and the balcony was big enough to fit our needs. Excellent view of the beach, and being up that high, when you look out the doors, all you see is water. There are a handful of restaurants within walking distance, but most are a short 1-1 1/2 mile drive. Tidy up on the short list of downfalls, and this property gets a 5 star everytime.Recommended for: Age 55+, girls getaway, families with young children, romantic getaway.

We just returned from our week in Gulf Shores and the San Carlos 1205. We LOVED it! The condo is great! It is the perfect size for our family (3 kids). The beds were so comfortable, I slept better there then I do at home! The balcony has a great view and we spent a great deal of time out there. The location is ideal! We walked to dinner, shopping, everything! It was so convenient to not have to take the car everywhere because parking can be tricky in Gulf Shores. The owners were great to work with, very professional. We have stayed in other places in Gulf Shores and we like the San Carlos the best so far. 1205 is a perfect condo, clean, comfortable beds, great location, the beach was AWESOME, the pool was nice. The beach was beautiful and there was a FANTASTIC ocean view from the large balcony. The condo was within walking distance to many places however, with small children in tow, we did drive most places. As the previous reviewer posted, the coffee table was STILL broken and the master toilet needed to be fixed. I did notify the owner and they offered to send maintenance out to fix it, but we preferred not to be bothered on our vacation and moved the broken items out of the way of the children. My brother-in-law and his wife stayed in the master bedroom and they said it was nice. My husband and I stayed in one of the other bedrooms and the bed was very noisy and maybe broken on one side? We had to pull the mattress off of the box spring onto the floor so we could get some sleep. The mattress was fine, but they really need to purchase new box springs for both of the smaller bedrooms. I checked out the bed that the kids slept on and it too was noisy. Like all other reviews, the carpet does need to be cleaned/replaced. The washer would only work on the whites cycle, but that dryer was awesome. We never could get the internet to work. We could access the router, but it provided no internet connection. I told the owner about this, but did not receive a resolution to the problem. I tried to hunt down the router in the condo to fix it myself (I work in IT), but I couldn’t find it. We ended up using the internet services from a neighboring condo. Overall, I would recommend this condo to others. It has the potential to be an awesome condo. It just needs some work done.Recommended for: Tourists without a car, age 55+, families with teenagers, girls getaway, sightseeing, families with young children.

Nice condo in San Carlos hi-rise. Beautiful beach. Great ocean view from balcony. Walking distance to many places. The coffee table was broken and the master toilet needed to be fixed. There was a note saying they would come by and fix it but never showed up. There was only one parking pass when we arrived and had to wait a couple of hours for them to bring it before we could get in the parking lot. Was informed that without the pass we would be towed. The condo had everything we needed, right on the beach, gorgeous view! I would reccomend staying here to any one. We had a wonderful, relaxing time!Recommended for: Tourists without a car, age 55+, families with teenagers, girls getaway, families with young children.

All in all this was a great condo. The view was amazing and the furnishings were comfortable. The king bed in the master was very comfy. My in-laws stayed in one of the other bedrooms and complained that their bed was very noisy and maybe broken on one side? Like all other reviews, the carpet does need to be replaced. They should also offer a vacuum in the condo and that would help with the state of the carpets. The dining area is carpeted and I have 2 young messy eaters. I would have cleaned up better after them had there been a vacuum in the place. My biggest complaint is that we tried to reach the renter several times to see if we could stay an extra day. We contacted him via email and phone and he never responded. We finally got ahold of the local contact which I assumed was the cleaning person, but even that person we had to call a few times. I would suggest better customer service or having a plan in place for when renters need to reach the owner. I don't know what we would have done had something really been wrong like being locked out, etc.Owner response: I'm glad you enjoyed the condo. The carpet is currently being professionally cleaned and should be in great shape. The carpet is less than 2 years old therefore we don't plan to replace it soon. All my units have vacumm cleaners. If the vacumm is missing it will be replaced. I normally am available 24 hours a day for emergency contact from those who rent one of my16 condo's. This rental occured between Christmas and New Years and during this time I was vacationing with my family at the Grand Canyon. There is no cell service in the Grand Canyon. I do list 2 additional emergency contacts that are local and who handle items such as extension of stay and other emergencies that may occur. We have been in the condo rental business for over 3 years and contact with one of us has not been and issue in the past and I expect our great customer service to continue. Anyway I'm glad you found the condo to be overall "amazing and the furnishings were comfortable".

I must confess, this vacation was amazing. Starting from this gorgeous condo we stayed in, ocean views, amazing furniture, super comfortable beds (difficult to find as you may know), calm ocean to relax in and to top it all the weather was perfect. I will return for sure (hopefully to the same condo as before, I liked the bed a lot. :)Recommended for: Families with teenagers, girls getaway, sightseeing, families with young children, romantic getaway.

We stayed in this room in June. The San Carlos is a new and nice complex. However, our room needs a little TLC. The coffee table was broke, a dinning room chair was broke, and the carpets were very stained. The cleaning people only hit high spots. We found clothes left in the dresser of the master bedroom and trash under chairs and in the convertible bed. The convertible bed was very uncomfortable. The mattress was very thin and you could feel only springs when you laid on it. The condo has potential, just needs to taken care.Recommended for: Families with teenagers.

Over 95% of all comments regarding this unit are positive and most guest have given the unit 5 STARS. I assure you that all repairs and cleaning were completed the day they were reported. Rental agreement-Rental Rules-Contract Mail any rent balance due 30 days prior to check in to: Patterson Family LTD Partnership PO Box 3013 Franklin, KY 42135-3013 There is a 3% processing fee for use of PayPal, Debit or Credit cards after the initial $250 payment. There is not a 3% fee for use of card for the initial payment. 1. CHECK-IN TIME ISAFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. 2. This is a non-smoking unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required for all rentals this must be received upon making the reservation. The credit card information automatically converts to a security/damage deposit upon arrival. The deposit is applied toward rent and the credit card information is held on file as the deposit. No additional charges will be made to the card provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash shoot, and soiled dishes are placed in the dishwasher and cleaned. d. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged g. NO early check-in or late check-out. h. Parking passes should be destroyed upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the Complex. 6. PAYMENT- An advance payment equal to 100% of the rental rate is required 30 days prior to check in date. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, personal checks payable to Patterson Family Ltd Partnership. We also accept Visa, Master card, and Discover. 7. CANCELLATIONS- Sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $75.00cancellation charge. Cancellations or changes that result in a shortened stay,that are made within 31-60 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 30 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the 1st days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or change in the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 8. CANCELLATIONS FORMONTHLY RENT: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (120) days prior to check-in. Cancellations that are made more than sixty (120) days prior to the arrival date will incur a$75.00 cancellation charge. Cancellations or changes that result in a shortened stay, that are made within 61-120 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 60 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the first 7days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or changein the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 9. MAXIMUMOCCUPANCY- The maximum number of guest per condominium is limited to six (6)persons in 1 Bedroom, eight (8) persons in 2 Bedroom, and eight (8) in 3Bedroom units at Phoenix 9, Phoenix 10, Phoenix on the Bay 2, and San Carlos. Ten (10) persons in 3 bedroom and 4 bedroom at Phoenix West. Eleven (11) persons in 3 bedroom at Turquoise Place. 10. Longer minimum stays may be required during certain times of the year. If a rental is taken for less than three (3) days, the guest will be charged the three night rate. 11. INCLUSIVE FEES- Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 12. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units, and towels are not provided at the pools. A starter supply of toilet paper, paper towels, soap and trash bags will be provided. Dishwasher detergent, dish washing liquid, clothes detergent are not provided. Since only a starter supply of toilet paper, paper towels, soap and trash bags are supplied, and no detergents are supplied I suggest you bring an adequate supply for the length of your stay. 13. RATE CHANGES- Rates are subject to change without notice, but once you have locked in your rate with the security deposit/reservation fee, your quoted rate is not subject to change. 14. FALSIFIED RESERVATION-Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS- Any exception to the above mentioned must be approved in writing in advance. 16. PARKING PASS-Phoenix condo's ,(2 for two and three bedroom units, and 3 for four bedroom units)can be obtained from the front desk at the time of check in (there is an additional$15 per car charge at Phoenix Condo's independent of your length of stay, the parking fee is not included in your rent). At the San Carlos the parking passes will be in your unit. Up to 2 passes are included in your rent (the rental management company does not allow extra/more than 2 passes per unit). Upon arrival complete the parking pass with your unit name and dates and place it in your car. If you only use one parking pass leave the unused pass on the kitchen table upon check out. At Shores of Panama you are allow up to two parking passes per reservation. The parking pass charge is included in your rent. You will obtain your parking passes at the front desk upon check in. At Turquoise Place 2 two parking passes can be obtained from the front desk at the time of check in. There is no additional charge for the parking passes. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renters expense. 17. HURRICANE OR STORM POLICY-No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A 'mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Services orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning"area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted: and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 18. Credit card payments: Your card will show payment made to Patterson Family LTD Partnership 19. The 1st Payment confirms the reservation. No confirmation can be made until payment is made. Please read the rental invoice for accuracy of dates and accommodations. Any errors must be directed to this email address within 7 days of original booking. 20. You will receive an email with detailed check-in and check-out instructions including information about obtaining keys and parking approximately 7 days prior to your check-in date.
