Breathtaking views abound in this corner 2-bedroom condo. Feel the breeze on your face as you watch the sun rise over the ocean with a front seat view from every window. This is what you think of when you think of going to the Beach - Beach Front.

If you are looking to get away from the noise on the boardwalk to the south and the crowds of the high-rises to the north, look no further, this is the perfect location. Midtown location means that it is close to everything and yet you can escape the crowds when you want.

The private balcony is perfect for watching the sunrise or the dolphins playing in the ocean. Sit back in the top-of-the-line Telescope Casual (Adirondack) lounge chairs, enjoy your favorite beverage, and soak-in the sights and sounds of the ocean and beach. We have installed lighting on the balcony so you can continue to enjoy it after the sun goes down. Wave to your friends or family on the beach and listen to the surf as you enjoy the best view of the beach that Ocean City has to offer.

The large Master Bedroom has wall-to-wall windows overlooking the ocean, sliding glass door entrance to the balcony and a double window facing north with views of the beach and bay. It is easy to get to sleep in the comfy King Sized bed with the sound of the surf and the cool ocean breeze. The Master Bathroom is connected to the bedroom through a large walk-through closet which can be used as a changing room as well.

This is an owner-maintained condo and it shows. All appliances are new, within the last 4 years, and the unit is tastefully decorated throughout. Owner's beach chairs, beach umbrellas, beach towels, coolers, and beach toys in the main closet can be used on the beach. Owner’s linens for all four beds are stored in the Master Bedroom closet and may be borrowed with the provision that they are washed and stored prior to check-out.

Just steps away from the elevator - sun, sand, and surf await you. Consistently ranked by the National Resources Defense Council as one of the cleanest beaches in the U.S., Ocean City's popularity continues to grow. Since there are no residences across the street from our condo, this section of the beach is normally one of the least crowded. Setup on your favorite beach spot in the morning and come and go up to the condo as you wish.

The private outdoor pool provides a refreshing alternative to the ocean. The pool deck has lounges and chairs and the pool has a roped off shallow end. A combination code (provided by the owner) is needed to access the pool. There is no lifeguard at the pool and children must be accompanied by an adult. There is an outdoor shower at the entrance to the pool to wash off sand prior to entering the pool. The pool hours are 10 AM to 8 PM and is open from Memorial Day through the second week of September.

There is one oversize assigned parking space for the condo. There is also on-street parking on a first come, first serve basis. During the off-season, parking is open.


This condo is wonderful for enjoying the off-season, whether it be walks on the beach, shopping, going to shows and events, or just chilling indoors. In the Spring time there is excitement in the air as the resort prepares for the upcoming summer season and there are many activities and events to see and do. In the Fall, the ocean is still warm, the days are generally warm, almost everything is still open (lots of sales) and it is much less crowded. The owners reserve Winters for performing cleaning/maintenance and enjoyment for us.


In 2013, we have remodeled the Master Bathroom (the Main Bathroom was remodeled in 2012), installed a new and larger water heater, replaced the rug in the dining area, and installed a light over the tub in the Main Bath. The exterior of the building has been freshly painted as well as the elevator lobby. The pool furniture has been replaced this year. The town of Ocean City has installed a ramp at the 83 St entrance (replacing stairs) provides much easier access to the beach.

To help ensure that your stay is hassle free, we have contracted with a property management company to provide you with 24X7 emergency service as needed if something goes wrong, just a phone call away. You also are guaranteed a clean unit when you arrive (if the unit has not been cleaned to your satisfaction, a cleaning crew will be dispatched immediately to clean the unit to your satisfaction). Combination lock entry to the unit means no more keys to keep up with and no chance of getting locked out. A Guest Handbook is given to each guest prior to arrival which describes the check-in process, information about the unit, and how to get help when needed.

There are plenty of places to go within walking distance from the condo. Within a couple of blocks of the condo you can find many dining options, convenient stores, used book store, clothing stores, beach sundries store, hair salon, gas, and a Dunkin' Donuts (plus a Fracture Prune doughnut cafe, new in 2012). We are looking forward to the new restaurant, “Hooked” (seafood restaurant by the same owners of “Just Hooked” in Fenwick) which is replacing “La Hacienda” across the street. Bus service is available for unlimited trips for $3 per day (children are free). The buses for the boardwalk stop across the street from the condo approximately every 10 minutes during the summer. A trip to the boardwalk will take approximately 10 minutes by car and 20 minutes by bus.

On the days where the weather is cloudy or you just feel like staying in, there are plenty of things to do inside the condo. In the living room, there is a 40' HDTV LCD TV mounted on the wall with a full-motion mount which allows the TV to tilt and swivel which is perfect for watching TV on the balcony or in the kitchen. Attached to the TV is an HDMI connected HD cable box (over 200 channels) with DVR to store your shows while you are on the beach. The Blue Ray player is connected to the Internet which in addition to playing both Blue Ray and standard DVDs, provides access to Netflix with thousands of free movies and shows and Pandora which is a free music service. The Play Station 2 in the living room is Internet connected, has a hard disk drive, memory cards, and wireless controllers. The Master Bedroom has a 26' LCD HDTV and is connected to a Blue Ray player (connected to the Internet for Netflix and Pandora) and a HD cable box (more than 100 channels). The 2nd bedroom has a 40' HDTV LCD TV with cable, a DVD player, and a Play Station 2 (exactly the same as the one in the living room except with no Internet connection). Every TV includes a VGA cable so you can watch movies or shows from your laptop on the TVs. There are lots of DVDs to watch (we started the season with over 140) including many kid-friendly movies. Our PS2 game collection is has 20 games (and growing). There are over 100 books to read and lots of board games in the condo. Many of our guests really appreciate the free wireless available in the condo.

Our family and many of our guests like to save money by cooking some of their meals in the condo instead of going out to restaurants. Our kitchen is well stocked with appliances, pots and pans, spices, and dishware for most meals. Whether it is eggs, bacon, and pancakes for breakfast, steamed crabs for lunch, or a turkey dinner, this kitchen has what you need. There are many appliances that you would not normally find in others rentals, including an ice crusher, blender, hand mixer, juicer, food processor, rice steamer, electric knife, coffee grinder, can opener, and crock-pot. We love the four slot toaster with the bagel setting and a guillotine-style bagel slicer for making two perfectly toasted bagels at once. The kitchen is stocked with a good selection of pots and pans, enough to satisfy most, if not all, the meals that you would normally use at home. Many of the pots and pans are part of the Cuisinart collection and include 8” and 10” skillets, 1.5 and 2.5 quart sauce pans with covers, a 3 quart sauté pan with cover, and a 4 quart dutch oven with cover. All of the Cuisinart cookware is non-stick, oven safe, and dishwasher safe. There is a turkey roasting pan, a spaghetti pot/steamer, a splatter guard, cutting boards, a rolling pin, a loaf pan, a strainer that fits the kitchen sink, a 15 and 19 quart crab steamer pot, a round cooking stone, broiler rack, cookie sheets, and baking pans. On the inside of the cabinet door there is a rack to hold three rolls of wraps. The owner keeps the rack stocked with aluminum foil, wax paper, and plastic wrap but can’t guarantee that all of the wraps will be stocked depending on usage by prior guests. Our family uses the kitchen often and will frequently add to the kitchen stock.

The dining room table has seating for six and has a removable leaf which makes it convenient for playing cards or games with a foursome. The breakfast bar in the dining area has two swivel stools. There is full place settings for eight. Most of the dishware is Corelle which is oven/microwave safe and break resistant. The cups are plastic to eliminate glass breakage on the tile. The wine glasses however, are glass.

There is lots of closet space including a walk-through master bedroom closet, double closet in the second bedroom, and a closet in the main area. There is a laundry hamper and luggage rack in the Master closet. The laundry room has a washer and dryer and racks for hanging clothes. Both bedroom have plush carpeting and are tastefully decorated. Each bedroom closet includes fans, blankets, and extra pillows.

We do accept major credit cards, as well as personal checks, in order to give you more payment options.

Totally beachfront, outdoor pool, assigned parking, central A/C, cable and Internet, washer/dryer, fully stocked kitchen, and king size bed in the HUGE master bedroom with views of the beach on three walls are just some of the reasons why this unit is the place to spend your vacation.

The combination lock on the condo entry door is great for not having to worry about children needing keys to run up to the condo for a snack or bathroom. Kids absolutely love the pool and you can check on them from the hallway just outside the unit. The condo is not childproof per se, but we have mindful of little ones in the contents and placement of objects within the condo. The children love the amusement parks, water parks, mini-golf, and pier fishing which are all close by.             There is a wheelchair ramp from the parking space to the elevator lobby. Once you are at the sixth floor there are no steps or obstructions for wheelchairs. Doorway sizes to the bedrooms is 30' and to the bathrooms is 24'. A Wheel chair ramp was installed on the condo's main beach entrance at 83rd St. Beach wheelchairs are provided for free use on the beach at the 81st St entrance by the Town of Ocean City from Memorial Day through Labor Day from 10 a.m. to 5 p.m. daily.(check with the lifeguard on duty for using one of the beach wheel chairs). ...morecollapse

            The Master Bedroom is huge (16' x 11' with a 8' private entry hallway). The 2nd bedroom is 12' x 10', ample size for two full size beds. As soon as you walk down the Master Bedroom hallway, you are presented with wall-to-wall windows overlooking the ocean. The Master Bedroom has a comfy king size mattress and box spring (2009) with bedside tables with lamps on each side. The mattress has a plush pillow top for added comfort. All mattresses are encased in mattress protectors and have mattress pads, blankets, and comforters. Owner's linens are stored in the Master Bedroom closet and may be used by our guests on the condition that they are washed and put back before check-out. The bedroom furniture is new (2009). This configuration allows the Main Bathroom to be used by anyone in the condo or with the door to the main area locked, as a private bathroom for the second bedroom (perfect for when 2 couples are staying). Closets have a hamper, lots of hooks and hangers, and fans for each of the bedrooms. There is a bed desk stored in the Master Bedroom. There are plenty of outlets and power strips for all of the electronic gadgets that need charging. There are 8 beach towels, 3 beach umbrellas, 5 beach chairs, and 2 beach mats in the main closet in addition to games, pool toys, coolers, books, dining room table mats, vacuum, first-aid kit . Each guest receives a Guest Handbook that provides information on how to check-in, access the unit and pool, and work with the appliances inside the unit. The cleaning service provides an extra roll of toilet paper in each bathroom. The kitchen has crab mallets stored on the inside of the cabinet door more than 40 different spices in the corner cabinet.                             The boardwalk, one of the main attractions in Ocean City, is approximately 10 minutes by car. Bus service is available for $1 per trip or $3 for unlimited use all day. The buses for the boardwalk stop across the street from the condo approximately every 10 minutes during the summer. A trip to the boardwalk will take approximately 20 minutes by bus. In the morning, until 11 AM, bikes can be rented for riding on the boardwalk. From 11 AM to midnight, the Boardwalk Tram runs up and down the length of the boardwalk (approx. 3 miles). This is a great way to scope out your next lunch or dinner stop or just people watch. You can board or get off the Tram anywhere along the boardwalk. While you are on the boardwalk, don't miss the attractions including Ripley's Believe It or Not museum, Thrasher's Boardwalk Fries, Trimper's Rides, Fisher's Popcorn, Lifesaving Museum, Dolle's Salt Water Taffy, Trimper's Haunted House, Wokenfuss Candies, the Pier, Dayton's Famous Fried Chicken, the Kite Loft, Dumser's Ice Cream, Ocean Gallery, and of course all of the arcades. Don’t miss the Firemen's Memorial which includes a piece of steel beam from the World Trade Center. ____________________________________________________________________________ There are plenty of family outings available while in OC with no less than 20 mini-golf courses, including two indoors courses in Ocean City. There are three amusement parks including Jolly Roger's Amusement Park which includes the waterpark Splash Mountain, bumper cars and bumper boats as well as more than 10 Go-Kart courses and Laser tag. If the weather is rainy there are two movie complexes, five museums, indoor ice skating, and Laser Tag. The Duckaneer, a pirate themed cruise boat, is a big hit in our family. Assateague Adventues boat tours take you see the wild ponies and let you get out of the boat on the island. The OC Rocket and Sea Rocket are speedboats for groups that travel up and down the along OC beaches. The Ocean Bowl Skate Park is popular with teens. ____________________________________________________________________________ Fishing is big and Ocean City has it all. Known as the White Marlin Capital, there are many charters that are available year-round. In addition to White Marlin, sharks, blues, and tuna are popular big-game catches. Group boats for half days are available for less cost and smaller fish. Flounder fishing boats in the bay are popular as well. Also popular is the pier fishing (perfect for novices and little ones with 2 locations downtown for renting rods, tackle, and bait) as well as surf fishing. The little ones love crabbing in the bay with just a piece of chicken on a string. There are lots of boating rental options such as Jetskiing, sailing, kayaking, canoeing, speedboat, and pontoon boat rentals. Parasailing, skydiving, scuba diving, and surfing is available for the adventurous crowd. ____________________________________________________________________________ If outlet shopping is your bag, you're in luck! There is an outlet mall just across the bridge on RT 50 and there are a large number of outlet malls just north on Coastal Highway in Rehoboth Beach in Delaware where there is no sales tax. If you are a golfer, the OC area has more than 20 courses within a 20 minute drive. If you enjoy the thrill of competition, there is a paintball course waiting for you. Nightime activities include many clubs, such as Seacrets which is ranked in the top 10 nightclubs in the US. Ocean Downs in Berlin has live horse racing and is home to The Casino. Waves of Laughter Comedy Club in the Princess Royale is fun. Ocean City has many events at the convention center, the beach downtown, Northside Park, and elsewhere. Popular events throughout the season include Movies on the beach, Sundaes in the Park, Laser Light shows on the beach, Family Olympics, and Horse & Carriage Rides. Annual events include Springfest, Sunfest, Cruisin' OC, the Air Show, St Patrick's Day Parade, Pork in the Park, and the Dew Tour. ____________________________________________________________________________ Daytrips could include Assateague Island National Seashore where you can drive through the park, visit the Nature Center, and see the wild horses. Further South is Chincoteague and the Tom's Cove Visitor Center. Just West of OC is the historic town of Berlin, setting for the Runaway Bride movie with Julia Roberts. Berlin has many historic shops and homes and hosts the annual Jazz and Blues Bash and is home to the Burley Oak Brewery with tours every Saturday and Sunday afternoon. Climb the restored World War II observation tower at Cape Henlopen State Park. Ocean City has hundreds of restaurants to choose from. Then there are the crab houses. Everyone has their favorite; we include our favorite restaurants in the Guest Handbook that we send to guests.                             This condo was the perfect getaway for my husband and I! It is beautifully furnished, very well maintained and has loads of extras, like the closet full of books, games, beach towels, etc! The views from the bedroom and deck are breathtaking and there is no better way to wake up and go to sleep than to hear the waves crashing on the beach! Teresa and Dave were so nice to deal with and we will definitely stay there again!

                            This is a great location that is as good as it's discription. The photos of the condo are accurate. It's really that nice. Right on the water front, nice balcony for evenings or mornings to view the ocean, and plenty of good food places nerby. We really enjoyed ourselves.

                            We had a wonderful weekend at the beach. Wonderful ocean view! The sunrise was spectacular, and the dolphins swimming by around mid-morning were an unexpected treat. The condo was bright and cheery with good entertainment system. Close to some great restaurants.

                            What an awesome place!!! We have stayed in numerous places in OC and have NEVER had such a nicely stocked kitchen. We usually have to be very creative in using various items to cook in but not at the Whelan's, it was like being in your own kitchen. The balcony was wonderful. So big and cozy. Not a problem if it is windy, rainy, etc. The condo is decorated very nicely and feels like home. It is very well stocked with games, movies, books, and beach items. It really is home away from home!! The owners take pride in their condo and make sure renters are comfortable with their stay too. We will be back!!!

                            We stayed at this very nice condo last year and we were excited to book for this year as well. We were all set when Sandy took a left turn. We had to cancel at the last minute and we diverted to Myrtle Beach, S.C. We informed the owners, hoping for the best but ready for the invoking of "fine print." We were very pleased to return home a week later and find a full refund awaiting us. Needless to say we will be back next year (absent a hurricane). Kudos to the Whelans'. Happy in Harrisburg.

                            This was our first stay at Dave and Teresa's condo and it was a fantastic experience. We will certainly make this our choice for our future OC stays. First of all the views are tremendous and layout of the condo maximizes the oceanfront experience. It's hard to beat watching the sunrise over the Atlantic but watching it without even having to get out of bed makes a great way to start your day. In addition the master bedroom has a north-facing window to create a great breeze through the room and offers a second view of the beach, northern OC and even the bay. The second bedroom has this same nice north-facing view. Next to the ocean itself, a good balcony is one of my highest vacation priorities and this condo delivers. It's a nice-size balcony, private, covered so you can still enjoy the view if it's rainy, windy or too sunny. New, large, comfortable fabric chairs on the balcony are perfect for enjoying the view with a beverage or snack. The living room, dining area and kitchen all have unobstructed views of the ocean through the balcony door. You can hear the ocean sounds throughout the condo so even if you're doing something in the kitchen or catching the news on TV you still know you're at the ocean! It's clear that the owners of this condo spend time here and they have outfitted it for their enjoyment, comfort and convenience and this is great for their guests. The kitchen really does have everything you want with plenty of dishes, silverware, bowls, pots, pans – you name it. Everything is well organized and things are easy to find and use. The condo has a huge selection of games, movies, books and very good TVs. The condo was very nicely decorated with many extra touches that made it feel like home. The furnishings and decorations were all bright, cheery, functional and (of course) beachy. We stayed nearly two weeks and the entire time we felt at-home, with plenty of space and all the creature comforts we needed. The condo was extremely clean and obviously well maintained. It's clear that the owners take great care of this place and that they rent to people who treat the condo like their home. There are so many nice touches in this condo it's hard to hit them all. All of the words and pictures on this web site are accurate. Working with the owners to schedule the condo was completely hassle free and they're really very accommodating and welcoming hosts. We clearly enjoyed our stay at this condo!

                            This was our family's 3rd time staying in Dave and Teresa's condo. We feel so comfortable there. My son and daughter turned 6 during our stay. It's great that they will have birthday memories in Ocean City. My husband and I enjoy sitting on the balcony in the evening watching the waves. There is no better way to wake up than to the sun shining in the bedroom window and hearing the waves crash on the sand. The owners are wonderful to deal with - we receive emails once payments have been made and the guide to the condo is very helpful. We'll be back again next summer!

                            We had a great stay at this condo. Very relaxing and comfortable. We felt right at home as everything we really needed was already there. Nicely decorated and very roomy for the 5 of us. The view from the balcony and both bedrooms was beautiful. Front ocean view and up close on the beach was exactly as promised. Great location too! Grocery and other shopping as well as just minutes from the boardwalk. Highly recommend this vacation home and hope to return again. We left 2 boogie boards in the closet for the next guests to enjoy!!! Thanks for offering such a nice place for my family and myself to have memories of.

                            Just across the street from the condo is one of the best deals that you will find in Ocean City - a bus stop for the Ocean City bus. For $2, you can ride all day and the bus stops are every 3-5 blocks up and down the entire length of Ocean City. The buses are clean, air conditioned, arrive every 5-7 minutues between noon and 3 am, and run 24 hours a day, seven days a week. You can pay for your ticket on the bus but will need exact change. We generally stop in for lunch and enjoy sitting outside on the swinging bench chairs under the umbrellas. Every 15 minutes or so, the water misters come on and cool everything down.                             Arguably the most popular breakfast spot in OC. I'm not a fan of chipped beef but those that are say it's too die for. Their standard breakfast items are good and the prices are very reasonable. The restaurant is fairly small and very busy especially with the servers and support staff buzzing around. Be prepared to wait for a table 15 minutes or more during prime summer hours. The service is so-so, but if you're patient, it's generally not a problem.

                          About the owner: We are a family of four with a young adult son and teen-age daughter. We live in Arlington Virginia which is about a 3 hour drive to Ocean City. We have been going to O.C. for over 25 years as a family. We started out by staying in hotels which was OK, but very expensive and cramped quarters, especially as our family grew. We are a family that likes to cook and eating out all of the time got to be expensive for us as well. We were offered accommodations at a friend’s condo one year and loved it so much that we never went back to using hotels since. We come up to the beach house often during the Spring, Fall, and off-season to relax and continuously upgrade the unit. We are looking forward to many years of fun and relaxation for our family and friends and do like sharing our condo with guests that have the same love of the beach that we do. Many of our guests are repeat guests which we really appreciate. These are generally guests that we get to know over the years through communication over the phone and emails. We offer repeat guests a discount over the regular rates as a token of our thanks for coming back. We especially enjoy seeing families with young children choose our condo as their annual beach vacation location. The Fall is popular with many of our repeat couples that enjoy both staying in the condo as well as the events and outdoor activities. Our goal is to get to the point where we stop listing the condo on the Internet and rent only to repeat guests and friends. While we are staying in Ocean City we really enjoy staying in the condo when the weather is cold or rainy and relaxing with books, puzzles, and movies. We love cooking and have fun trying out new recipes here to eat in. We often have friends and family staying with us, especially on the weekends, and love sharing the enjoyment of being at the beach and our condo. When we are here by ourselves, we enjoy spending time upgrading different parts of the condo which is shows as the pride of ownership.

                          Our 2 bedroom / 2 bath slice of paradise had to be oceanfront. Our preference was to vacation in a quieter venue in Ocean City and off the boardwalk. We definitely wanted to stay away from the high-rises and crowds to the north of midtown and did not be too far away from driving to the boardwalk and other activities. We enjoy going to the boardwalk and the events and activities downtown but at the end of the day wanted to return to a quieter and calmer environment. Our beach house amenity requirements included an outdoor pool, elevator, central air conditioning, washer-dryer, and reserved parking. We were also looking for a condo that was in good to great shape and didn’t need a lot of renovation and repairs before being comfortable staying there. After narrowing down the candidate list to 6 to 8 units for sale, we contacted a local realtor and scheduled a day of house hunting. It seemed that each condo that we looked at had one or more issues or inconveniences that would require some compromises for our notion of our ideal condo. Then we entered the Oceana corner unit condo. As soon as we opened the door we all said Wow! Every room we went in, it was the same thing, Wow! The views, the Master Bedroom, the balcony, the kitchen, the layout – it was so amazing. This condo had electrically controlled storm shutters which, although wasn’t on our original list of requirements (manual shutters are a pain to open and close for us as well as for our guests), was a big selling point for us. It had all of the amenities that were on our list and we loved the location with some many restaurants and shops within walking distance. It was obvious that the previous owners had taken great care of their condo and we learned later that although it had been a rental for the previous two years, prior to that it was owner occupied which definitely reduces wear and tear on any condo. We put a contract on it that day and have been pleased with our decision to purchase this condo ever since

                          The Unique Benefits at this Condo:
                          Being a corner unit, you not only have windows looking over the ocean but windows looking North on the ocean and bay as well. The construction of the condo is solid concrete and does a great job of minimizing any noise from the neighbors. Being a corner unit has the advantage of having only one neighbor as opposed to one on each side of you. This condo is at the end of the hallway and on the opposite side of the elevator which eliminates the noise from people getting off of the elevator or walking past your doorway to go to their condo. Generally, the only people that would come down the hallway to where our condo's doorway are people that are coming specifically to this condo. We really like the open railing on the balcony which provides better viewing of the beach and ocean and also lets in more of the ocean breeze and sounds than condos with closed off balconies or glass/wall railings. The four chairs on the balcony are top-of-the-line and rarely found in rental units. We find that since we spend quite a bit of our time on the balcony, and our guests do as well, why not spend the money and get the chairs that we really like. The keyless combination entry door lock, where each guest creates their own code is something not found in many rentals. Getting locked out stinks. Carrying another set of keys around in your bag or down to the beach is a pain. Worrying about whether you locked the door as you are being seated for dinner is needless. You’re on vacation, relax! One less thing to deal with or worry about. Like to save money, love to cook? You will be hard pressed to find a rental with better cooking and food preparation cookware and utensils. Another benefit is the all-inclusive rental cost, no taxes, cleaning, check-in fees, nothing. Finally, if your preference is a building small enough to not block the sun on the beach in the afternoon or have to get to the beach before 8 AM to stake out your favorite spot but big enough to support a pool, Oceana awaits you.
