Breathtaking views abound in this corner 2-bedroom condo. Feel the breeze on your face as you watch the sun rise over the ocean with a front seat view from every window. This is what you think of when you think of going to the Beach - Beach Front.
If you are looking to get away from the noise on the boardwalk to the south and the crowds of the high-rises to the north, look no further, this is the perfect location. Midtown location means that it is close to everything and yet you can escape the crowds when you want.
The large private balcony is perfect for watching the sunrise or the dophins playing in the ocean. Wave to your friends or family on the beach and listen to the surf as you enjoy the best view of the beach that Ocean City has to offer.
This is an owner-maintained condo and it shows. All appliances are new, the unit is freshly painted, new window treatments throughout. All beds have new mattresses and box springs. Bedroom furnishings, including the sofabed in the living room, are new and so are the flat screen HDTVs (40", 26", & 40"). Owner's beach chairs, beach umbrellas, beach towels, coolers, and beach toys in the main closet can be used on the beach.
In 2011, we have continued to enhance and improve the condo. One of our favorite upgrades is outdoor lighting on the balcony which enhances the enjoyment of the balcony in the evenings and at night. The lights can be switched on or off from either the living room or master bedroom. We have a brand new queen-sized sofabed and loveseat for the living room. All of the dining room chairs and the bar stools have been re-covered with matching fabric as the sofa and loveseat. Don't miss your favorite show while on the beach. We have upgraded our cable service in the living room with HD and DVR which can record up to 120 hours. We continue to add to the kitchen appliances and serving ware. This year we have added a stew pot, a steamer pot, a set of chef knives, and a top-of-line toaster with a bagel setting which our family loves.
Both bedrooms have brand new carpeting and have been painted this year. We have upgraded the video entertainment in the living room to now include a Blu-ray player. It is hooked directly to the Internet and gives you access to thousands of free movies and TV shows on Netflix. It also gives you access to Pandora, a free music service on the Internet. We have added Blu-ray and standard dvd's to the video library. We have also added digital cable (huge upgrade from standard cable) to the master bedroom as well as the living room.
To help ensure that your stay is hassle free, we have contracted with a property management company to provide you with emergency service as needed if something goes wrong. You also are guaranteed a clean unit when you arrive (if the unit has not been cleaned to your satisfaction, a cleaning crew will be dispatched immediately to clean the unit to your satisfaction). Entry to the unit uses a combination lock which means no more keys to keep up with and no chance of getting locked out. A Guest Handbook is given to each guest prior to arrival which describes the check-in process, information about the unit, and how to get help when needed.
Just steps away from the elevator - sun, sand, and surf await you. Consistently ranked by the National Resources Defense Council as one of the top beaches in the U.S., Ocean City's popularity continues to grow. Since there are no residences across the street from our condo, this section of the beach is normally one of the least crowded.
There are plenty of places to go within walking distance from the condo. Within a couple of blocks of the condo you can find many dining options, convenient stores, used book store, clothing stores, beach sundries store, hair salon, gas, and a Dunkin Donuts. Bus service is available for unlimited trips for $2 per day. The buses for the boardwalk stop across the street from the condo approximately every 10 minutes during the summer. A trip to the boardwalk will take approximately 10 minutes by car and 20 minutes by bus.
On the days where the weather is cloudy or you just feel like staying in, there are plenty of things to do inside the condo. There are HDTV LCD TVs in the living room and both bedrooms with digital cable and DVD players (Blu-ray in the living room). There are lots of DVDs to watch (the owners started the season with over 120) including many kid-friendly movies and videos. There are two PS/2 game units (the one in the living room is connected to the Internet) with the owners 10 games (and growing) which you are welcome to borrow and play. There are over 100 books to read and lots of board games in the condo. Many of our guests really appreciate the free wireless available in the condo.
Our family and many of our guests like to save money by cooking some of their meals in the condo instead of going out to restaurants. Our kitchen is well stocked with appliances, pots and pans, spices, and dishware for most meals. There are many appliances that you would not normally find in others include items like an ice crusher, food processor, steamer, coffee grinder, and crockpot. Our family uses the kitchen often and will frequently add to the kitchen stock.
We do accept major credit cards, as well as personal checks, in order to give you more payment options.
Outdoor pool, assigned parking, cable and Internet, washer/dryer, and king size bed in the HUGE master bedroom with views of the beach on three walls are just some of the other reasons why this unit is the place to spend your vacation.
No smoking, no pets, and at least one adult 25 years or older must be in the rental party.

The owner has many spare blankets in the closets, ironing board and iron, and a hairdryer, and are available for guest's use. Our beach chairs, beach mats, and beach umbrellas are stored in the main closet and available for guests to use. Also in the main closet are a number of board games. There are lots of books available for reading in the unit. Each guest receives a Guest Handbook that provides information on how to check-in, access the unit and pool, and work with the appliances inside the unit. We have some beach toys (e.g. pails and shovels) for children to play with on the beach stored in the storage container on the balcony.

For the adults, there are many nightclubs, including Seacrets, the casino, and live horse racing at Ocean Downs. The convention center has shows all year round. Outlet shopping is just across the bridge. Water activities include jet-skiing, parasailing, speedboat rides, surfing, kayaking, sailing, canoeing, and boating. Pontoon boats are available for rent to sightsee or fish. Charter boat tours to see the wild ponies on Chincoteague Island are fun. Events throughout the year include beach concerts, Dew Tour, air show, and classic car shows. Beach volleyball nets are set up on the beach in the summer for everyone.

Why the Owner Chose Oceana
Our family loves the beach and we have been to many but especially like Ocean City because of all of the fun things to do and its family friendly environment. We have come to Ocean City almost every year for vacation. Sometimes we try other beaches but we always come back to OC. We have always wanted to buy a condo in Ocean City and decided to take the plunge in 2009.
We were looking for a 2 bedroom / 2 bath directly on the ocean. Amenities including outdoor pool, elevator, central air conditioning, washer-dryer, and reserved parking were a must for us.
Our preference was to vacation in a quieter venue and off the boardwalk. We wanted to stay away from the highrises and crowds to the north and not be too far away from driving to the boardwalk and other activities. Oceana's mid-town location was perfect.
The Unique Benefits at this Condo
Our condo is a second home for us and it shows in how it is kept. We take pride in maintaining and upgrading the condo to that is continues to be enjoyable whenever we or any of our guests stay here. Any issues that arise during a guest's stay is taken care of right away. Any comments from guests for improvements are valued and often result in upgrades to the condo.
This is the start of the North side of the Boardwalk which is on 27th street. The boardwalk is about 2.5 miles long. You can catch a tram here which takes you down the length of the boardwalk. There is a charge for riding the tram and it runs
Outstanding sub/pizza/wings can be found at Fat Daddy's which is located at 8201 Coastal Hwy, right across the street from the condo. Great selection of micro brews as well. There is no finer place to enjoy the sunset over the bay at Ocean City than Jive in my opinion. Huge outdoor patio right on the bay, terrific selection of drinks and appetisers, outstanding service, and live music at night make this a favorite place to spend with friends or that special someone. How convenient, a Dunkin Donuts right across the street from the condo. There's nothing like fresh donuts in the morning without having to hop in your car. If you haven't tried their bagels before, they are excellent (this coming from someone who lived in NYC for 6 years).
Excellent convenience store, right across the street from the condo. Pick up milk, eggs, bread, and other essentials without having to get in your car and drive. There is a little deli in the store where you can get fried chicken or sandwiches made to order.
This is a cute little used bookstore within walking distance from the condo. Very friendly proprietor and a good selection of used books, magazines, and comics. There are some used DVD's and CD's as well. Call 410.524.2949 for more information.

Just across the street from the condo is one of the best deals that you will find in Ocean City - a bus stop for the Ocean City bus. For $2, you can ride all day and the bus stops are every 3-5 blocks up and down the entire length of Ocean City. The buses are clean, air conditioned, arrive every 5-7 minutues between noon and 3 am, and run 24 hours a day, seven days a week. You can pay for your ticket on the bus but will need exact change. The Wine Rack is two blocks away from the condo and has a very good selection of beer and wine.
Plenty of pumps at this gas station. Convenient place to gas up before driving back home.
If you need to go grocery shopping, Superfresh at 94th St is the closest grocery store to the condo.
You just can't beat the prices at Roses. Whether it's clothing, beach gear, or personal care products, Roses is the place to go for low prices.
Yum! At least one visit per stay is a must for our family when we go to Ocean City. We generally stop in for lunch and enjoy sitting outside on the swinging bench chairs under the umbrellas. Every 15 minutes or so, the water misters come on and cool everything down. The onion rings and fries are addicting as well.
At 75th street, BJ's on the Water may be more of walk than you want from the condo. Whether you walk or drive, I highly recommend BJ's on the Water for lunch once during your trip. The service is good and the food is out of this world. The award-winning seafood salad can't be beat. The seafood is expertly prepared and they have a live cam on one of the Osprey nests on the bay. Arguably the most popular breakfast spot in OC. I'm not a fan of chipped beef but those that are say it's too die for. Their standard breakfast items are good and the prices are very reasonable. The restaurant is fairly small and very busy especially with the servers and support staff buzzing around. Be prepared to wait for a table 15 minutes or more during prime summer hours. The service is so-so, but if you're patient, it's generally not a problem.
What to do on those raining days at the beach. You could read a book or watch a movie in the condo, or you can take a 5 minute drive to play mini-golf indoors! Great fun for the whole family, this under the sea themed course includes a submarine that includes one hole inside and then you climb the stairs to the top for another hole. This course is part of the Old Pro chain and for a few extra bucks, you play on all 6 of their courses all day, including the dinosaur themed course just outside of the indoor course. If you're on the run or in a hurry and don't have time to sit for a burger at Big Peckers, I highly recommend Five Guys. Yup, it's the same chain from the Balto-Washington area that has been winning awards and growing like crazy. Huge juice burgers, made to order while you watch. The fries are freshly made and you can munch on their free peanuts while you wait for your burger(s). We are a family of four with a teenage son and daughter. We live in Arlington Virginia which is about a 3 hour drive to Ocean City. We have been going to O.C. for over 20 years as a family. We started out by staying in hotels which was OK, but very expensive and cramped quarters, especially as our family grew. We were offered accomodations at a friends condo one year and we never went back to using hotels since. We come up to the beach house often during the summer and off-season to relax and continuously upgrade the unit. We are looking forward to many years of fun and relaxation for our family and friends.

This place is A++. Everything you hope for when you come to OC. The BEST ocean front view from the master bedroom and living room. Beautiful sunrises and watching the dolphins almost every day was awesome. Exceptionally clean condo, well stocked with everything you need. The owners are the best, if you need them for anything they are there. We start planning our next stay on the way out the door.

The owners of this condo did a great job describing it, but it"s hard to put into words the view of the ocean from the living room, and master bedroom! The wall of windows is breathtaking. The condo itself was very nicely furnished and clean. It was extremely well stocked with books, dvds, games, and beach chairs. Check in and check out were a breeze thanks to the informative booklet sent to us by the owner . The owner was quick to respond to any questions we had. He also returned our security deposit in a timely fashion. We will certainly recommend this condo to our friends and hope to stay here again in the near future.

The condo was one of the best vacation beach rentals we have had over the years. Dave, the owner was great to work with, flexible and attentive to details. The handbook was great, we kept it handy and it made the move in simple and effortless. Despite a week of clouds, fog and rain, we had a great time; the condo was so cozy and the view from the master bedroom beautiful at all hours of the day. Although the weather prevented us from a lot of beach time, we were pleasantly surprised at the new beach chairs in the closet (along with a lot of books, games, and DVDs). Not common at the end of a season! Beautifully furnished and decorated the pictures don't do it justice. We'll be returning.

This was my family's sixth year coming to Ocean City and this was by far the most beautiful place we have stayed! Everything you read and see in the listing is absolutely true about the condo!! You couldn't possibly ask for more!!! Even on rainy days there are more than enough movies,books and board games to keep you busy. My favorite part of our vacation was waking up in the morning to the sound of the ocean and having breakfast on the balcony....what a view!! Also being able to walk out of the condo and walk a few feet to the beach was GREAT!!!! That is a definite plus for families with young children like us who like to take ALOT of toys to the beach!! This will definetly without a doubt be our first choice for next year. Thank you so much for allowing my family to stay in your condo it was our best time here yet!!!

We spent two weeks here on our summer vacation and had a wonderful time. The condo was exactly as advertised with all the comforts of home. The owners were great and the renters guide they sent was perfect. It answered all the questions one might have while renting : dining, shopping needs, utilities, remote controls (thank you!) etc. Condo is in a great location, steps from the beach and a short drive from the boardwalk, close to everything you might need but still quiet at night. We can't wait to come back!

The condo is wonderful. Traveled with my wife and kids and we could not have asked for more. Pictures don't do it justice. Great communication from the owners. Spectacular views.. steps from the beach.. private parking.. away from the crowds but still close to the attractions. We will certainly be coming back in the future.

My sister and I wanted a place to vacation with our families and this place was GREAT! It was clean, had everything, just like home. We loved being right on the beach! It was a wonderful place to vacation! We saw the dolphins from our balcony. The owners were great! They are extremely nice! The renters guide was very informative. We just loved it! We will definitely be back! Thank you Dave & Theresa!

My family just returned from our vacation. This was our second time staying in this condo (our third year in the Oceana). We just love it there and it feels like home to us now. The owners are wonderful to work with and their OC handbook is very helpful even for us who have been vacationing in OC our entire lives. The condo is so comfortable and we just loved the new sofa and loveseat (and matching dining chairs). Can't wait for next summer, we hope to stay again.

The moment we arrived we knew we were going to not want to ever leave. The condo was very clean, very comfortable, and extremely well equipped with anything you would need. We spent each morning on the balcony, and each night before we went to bed on the balcony. The location on the beach was perfect. As you state, close to everything, but away from the crowds when you want to be. We knew the first night, after eating the pizza you recommended, to continue with your restaurant recommendations.We did, and enjoyed each and every meal we had. Thank you so much for allowing us the pleasure of staying in your beautiful condo! It was a vacation we will always treasure!!! It is very obvious the pride you take in the ownership of your OC Condo.
