At a newly built Holiday residence with pool, 530 m², next to the enchanting lake “Lago Bracciano”, panoramic view like in Tuscany, to the Mediterranean Sea only 35 km, to Rome city centre only 45 minutes, at romantic country side, absolutely silent place, relaxing in entire villa (no other guests), rich culture life, swimming, sailing, relaxing walk, mountain bike, horse ride, hunting, thermal baths, golf ….
The Holiday Villa Panorama comprises 530 m2 and can be used by up to 8 persons. You rent the entire villa, there will be no other guests in the house. It lies in the North West area of Rome in the picturesque hillside location of the Sabatini Hills next to the enchanting “Lago Bracciano”. Enjoy the incredible, over 30 km panoramic view of the Etruscan Valley from Sutri to the Reatini Mountains, Sibillini and Gran Sasso D’Italia.

Nature, Culture, Sports
The centre of Rome lies about 48 km away and can be reached in just 35 minutes by car. Ladispoli, Fregene or S. Marinella on the Mediterranean Sea are a 30 to 35 km drive away. “Lago Bracciano” is just 5 km away and has an area of 57.5 km.
“Lago Bracciano” is one of the cleanest lakes in Europe and in summertime you may taking a bath, go swimming or enjoying all kind of water sports. For kids there are a lot of special offers like playgrounds and courses for sailing. The Bassano and Trevignano national parks begin a few hundred metres from the estate and are just a relaxing walk, mountain bike or horse ride away.
You can visit the famous Roman amphitheatre of Sutri just 7 kilometres away, in the heart of the historical Etruscan area, rich in Roman history and tradition. The famous papal thermal baths of Viterbo are 32 kilometres away. The thermal water here is said to have special healing properties. There are other thermal baths in the area.
For horse lovers there is a famous riding school in Bassano Romano. Romantic bridle paths lead directly past the villa.
The well-known golf club “The Oaks” is near the estate. The golf green is over 60 hectares and one on the best 10 golf clubs in Italy and one of the top 30 in Europe.
The nearest winter sports areas, which are also suitable for day trips, are in the Reatini Mountains and Gran Sasso D´Italia.
Transport Connections
The station Bassano Romano is 4 kilometres away and you can reach Rome City centre in 45 minutes with the Viterbo-Rome Vatican City line. From Sutri there is every
30 minutes a bus to Rome. The international airport “Leonardo da Vinci” is only a 60 km drive away via Cerveteri Fiumicino. The airport Ciampino, which Ryanair uses, is
45 minutes away via the city ring. There is a small, private airport for small aeroplanes 4 kilometres away.

We really enjoyed our stay. It was nice and peaceful. The rooms were cozy and clean. The view was breathtaking and the same goes for the view from the pool. You are in the middle of nature, but Rome is not far, the lake Bracciano is very nice, you can walk and bike. A recommendation!

This was a very enjoyable stay. Sutri has much to offer, including Viterbo, Rome anyway. The evening barbecue with the view was really beautiful. For mountain bikes absolutelv. We enjoyed the spa in Viterbo much! The rooms were excellent clean and beautiful. We'll be back!

Although the villa itself was lovely, I would not recommend staying here simply because we were treated with extreme rudeness by the villa owner. Our party of nine was told, after paying in advance for our stay, that we would not be allowed to stay on our first night because we were going to be late (because of traffic). When we tried to work out a solution with the owner, he chose not return any of our phone calls or texts. We were originally told by the owner that the lady who was waiting for us would be unavailable, but when we had our Italian-speaking friend call her, she said it was not a problem. No matter how lovely the villa was, our stay was tainted by the rudeness we experienced from the villa's owner.

An absolutely gorgeous, spacious, very well-kept house with a breathtaking view of the shady terraces, respectively. Balconies overlooking the Sutri. Lago di Bracciano reach well (20 min by car), Rome 45 min, Behind Natural Park Sutri, hiking. Viterbo (37 km) is great -: Unconditional recommendation!
