We could not have asked for a better place to stay in Playa del Carmen. The condo is conveniently located within a short walking distance to the beach, shops, and a variety of restuarants. The condo is also a short taxi ride away from attractions such as Tulum, X-caret, and Xplor, to name a few... We especially enjoyed the uniqueness of having a cenote in the backyard. The condo itself is very well-maintained and clean. Exceptional service was provided by the property owner as well as manager..Over the years, we have rented several vacation homes in the U.S and Carribean, but this one far surpasses any of them. We hope to be back very soon!! Thanks again for 2 weeks of paradise :-)

This condominium is definitely the best lodging option in Playa del Carmen. The location provides the best of everything, as it is secluded, yet only 5 minutes from the beach and 5th Avenue, the main street for eating, shopping, and entertainment in town. The condo is spacious with two large bedrooms, and very comfortable furnishings, especially the beds and sofa in the living room. The kitchen has everything we needed for meal preparation. The deck overlooks the pool in the midst of a tropical garden, with its own beautiful cenote. (fresh water spring). The owners were great to deal with and could not have been more helpful in providing valuable information about the condo and the many things to do in the area. The couple who manage the property are wonderful people who will do everything possible to help ensure that your visit is memorable. We have traveled all over the world and have stayed in many of the finest hotels, time shares, and condos. This is unquestionably one of the best places were have ever stayed! I would highly recommend this to our family and friends, as it is truly outstanding in every respect!

Combination Trip Report and Condo Review

We had a really great time at the condo. Peaceful location and close enough so you can walk to all the action in PDC. The Condo has a great courtyard with a good size pool … and best of all … A PRIVATE CENOTE!! The courtyard has a jungle feel and most evenings we had the entire courtyard to ourselves. The Condo itself is quite large and could support 2 couples with a good amount of privacy. The quality of furnishing was also great. There is a nice size deck that overlooks the pool and the cenote (we had breakfast every day on the deck). Now for the trip report. We ended up going out to Cozumel 2 different days. One day for scuba (conditions were not the best but still GREAT diving. The second day we rented a car and did an island circuit. We especially enjoy the tranquility of the east side facing the open ocean. Many beaches with no one in sight. We also went to our favorite restaurant on the Island (Kinta) and discovered a new one, Guido’s. Guido’s has a spectacular calamari appetizer. We also spent a couple of days exploring the coast down to Tulum. Several side roads that seem to always lead to new discoveries. Many have small restaurants ... our favorites were always ceviche and 2 cervezas, por favor. And we found a "new" cenote (new for us) just 200 yards down form Cenote Azul (it has 3 different Cenotes ... all with a different style). Don't remember the name. Most of our evenings began with a drink (or 2) and swim in the condo pool and cenote ... followed by dinner in PDC. favorite restaurants were La Mission and Carboncita. Fusion was a little disappointing (my fish was overcooked) and we did not get to Casa de Aguas (have to save something for the next trip!). Overall a great visit to one of our favorite places. We are already plotting our next trip to the area. In addition to PDC and Cozumel, we want to add Merida to our trip for a couple of days. We love this time of year as the weather has always cooperated for us and the crowds are less.

The Perfect Get-Away

This condo truly has it all! It is quiet, new, clean, beautifully furnished and very roomy. The two bedroom s and bathrooms are on opposite sides of one another, which makes it nice. The balcony is private and looks over the pool area and is a wonderful place to eat breakfast or drink a glass of wine in the evenings before your walk to dinner. There are TV’s in every room, a DVD player, stereo and an IPod docking station which we used many times. Esperanza is the property manager and is a great resource while you are there. She will arrange your transportation for you, greet you upon your arrival and even cook for you if you would like. She will also go grocery shopping for you for a $25 fee and have everything in place for your arrival. This is a great feature if you have children! Condo Mar is also very quiet! The condos at Condo Mar are privately owned, but not all are rented out for vacationers. Most of the time, you may be the only one at the pool or Cenote. It is a wonderful place to relax! The condo grounds are kept up nicely and the Cenote located right outside your door is breath-taking! This place is really a treat! The area that Condo Mar is in is a private gated community. Everyone who travels in and out has their Driver’s License taken by security at the gate and they get it back when they leave. It is very safe! I felt very safe as women to run and walk every morning in Playacar as well, so don't forget your running/walking shoes! They also have a private security guard that looks only after Condo Mar. He is very sweet and always wants to make sure you are doing great! The location of the Condo couldn't be more perfect! It is a very short 3 minute walk to the beautiful white-sandy beach. It is also a 5 minute walk to 5th St where all of the action is, but there are restaurants and shops along the way there as well. The restaurants and delicious, the shopping is great and there is a lot of nightlife. My husband and I have done the all-inclusive thing, but we both agreed that this is much better. If you are looking for different things to do in the area, there is a ferry that is right off 5th St. that will take you to Cozumel. We went over there for the day and went snorkeling. It was wonderful! I strongly recommend this condo and this area if you are thinking of vacationing here. GREAT PLACE

We stayed in Condo Mar for a week with our two kids (14 & 11) and had a GREAT time. The condo is large, bright, silent and very close to the beach. Shops and good restaurants are just a short walk away. The kids loved the pool and the cenote after a day at the beach. We highly recommend this place and already looking foward to rent it again!

We had the most wonderful time staying here! The condo is extremely spacious with two bedrooms, a sitting room, dining room, full kitchen, den, and in condo washer and dryer. The location is perfect...just a short walk to the beautiful beach through a wooded path, passing myan ruins. The walk to town was literally a beautiful 5 minute walk. The security and management of the property were extremely friendly and helpful. Last but not least, the owners were extremely helpful in answering our multiple emails/questions about the area (this being our first time in Playa) - offering basic information about the areas such as favorite places to eat, places to see, taxi fares, and tipping information. We had a wonderful time and will be staying in the condo again!!!!

Very nice and very convenient

First: Condo Mar is incredibly close to downtown Playa del Carmen. We easily walked to all of the great restaurants and waterfront bars. Very convenient and safe. Second: there are 3 completely different and amazing swimming experiences at this place. The gorgeous ocean and giant white beach is about 200 yards away (you walk by an ancient Mayan ruin to get there) there are beach chairs etc at the condo. Then, there is a natural pool/waterfall under a jungle canopy of trees on the property itself (with Iguanas sunning themselves), and next to that is a nice clean swimming pool with a large wading area (great for kids or hanging out). Third: the condo itself is nicely appointed and very spacious. It's got a modern vibe, nice bathrooms and bedrooms, and a simple but great kitchen. The sun porch is very nice. Any needs we had were addressed by the caretaker, Esperanza, including local info. There was a water pressure issue one day, and that might have been a local situation-- my only possible complaint. I travel all over the world and have stayed at many places, some fancier than this, but my friends and I had an excellent stay here. I really enjoyed it and would absolutely return.

Perfect for a relaxed and quiet gettaway

Stayed here with my two buddies since grade school to celebrate our turning 50 this year. It was perfect for our five day "long weekend" vacation. Esperanza, our concierge, was always helpful, responsive to our needs, and answered all of our questions. We loved the quietness, and being able to get away from the craziness of 5th Avenue. It's just a short walk, or an even faster cab ride to get back. The beach is just a few minutes walk, too, and it has the clearest water I've ever seen (and I live right near Clearwater Beach, Florida)! We loved the pool and cenote, too. I highly recommend this if you're looking for a quiet place to come back to after the nightlife down the Fifth Ave strip, an easily walkable. Thank you so much for making your wonderful condo on Paseo Xen-Ha available to us!

Although we have been going to Playa del Carmen for 11 years and actually owned a condo in town for the past 4 years, we were not aware of this incredible property. The property truly is a Caribbean oasis! We thoroughly enjoyed the cenote, which was much larger than we had first thought. Snorkeling in the cenote made us feel miles away from anything, when in reality, we were in the middle of everything: The very short walk to the beach was more beautiful than we imagined and included a clear path through the jungle and Mayan ruins. This is a lovely condo in a perfect location. Property management was more than helpful, going above and beyond the responsibilities of a property manager from the time that we arrived until the day that we departed! Julian, the day time security guard, was also a favorite. Aside from the amazing property itself, prior to our trip, the owners went out of their way to answer all of our questions with a very open dialogue. We would change nothing. I look forward to renting your condo again in the near future! I would recommend this property to anyone.

Loved Condo Mar!

Beautifully furnished condo with every amenity. We especially enjoyed breakfast on the sunny spacious balcony, and relaxing poolside. We were comfortable walking everywhere - to the beach, to restaurants and shops nearby, and even Mayan ruins just steps from the condo! When we needed a ride or help with restaurant or sightseeing choices, the owner's bilingual property manager, Esperanza, was there to help with whatever we needed, a big plus. This place is a gem and it is as well maintained as a luxury hotel, with maid service too.

Unfogetable vacation

We are a Brazilian family, a couple and 2 girls (11 years old). That was our first time at Riviera Maia and we had really 13 marvelous days at Condo Mar. The apartament was very nice, sunny, silent, the hot pool, beautiful cenote, big rooms, confortable beds and pillows. The kitchen is very well equiped. The condo is very near from the beach (playacar beach) a private beach, silent and never crowded. The condo is also very near from the 5th Avenue, the avenue with everything (restaurants, shops). You don´t need a car to stay at Playa del Carmen, but it´s very comfortable to visit different beachs arround. The condo has parking place. It was an unforgetable vacation.

A tropical paradise doesn't do justice to the scenery surrounding this beautifully decorated condo. Everything was clean and crisp with homey touches all over. Especially nice was the journal that told us where to go, what to see & where to get the best fish tacos . The staff were wonderful and helpful. A very short walk to the lively downtown that is filled with great resturants and shops. A trip to the ruins is a must. This was a great place to relax and unwind that I'd visit again.
