  Rating Details: I was very satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was spotless. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: This was the perfect beach vacation. We had a group of us, kids and adults, and all of us had the best time. The room was perfect and walking distance from the beach. The pool was wonderful and right next to the grill. The weather was amazing and we even got to see a dolphin show at the beach to top it off.   Rating Details: I was very satisfied with the condition of the vacation rental. I was very unhappy with the location. The vacation rental was spotless. The property manager was somewhat unhelpful. Overall, I do not recommend this vacation rental. Reviewer Comments: When we booked our vacation with Royal Beach Rentals in January we were told that this was a beachfront was not!! This was very upsetting due to the fact that we had our 2 young grandchildren with us and a lot of "stuff" to carry to the beach. We were extremely disappointed!!!! Manager responded on 4/8/2013: Thank you for your review and the email correspondence we have had over the past week. We apologize for the misunderstanding regarding the condo not being gulf front. While we did try to compensate for the mistake by offering a discount on your recent stay, we have also offered a discount on a future reservation. We hope you visit us again and offer us the opportunity to make your vacation an enjoyable one.

The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: The stay was good. We had an immediate issue with the keys not unlocking the door... we called the rental place and they came over right away to assist. Then as we were unpacking (within 15 min.) The maintenance guy was there replacing the locks for us. Very quick and nice. Would recommend for an affordable stay on the cheap! Manager responded on 8/8/2012: We apologize for the inconvenience and are happy we were able to assist in repairing the lock. We hope to have your family visit us again at Beachside Villas!

Living room cramped due to large furniture. Tiles coming up in kitchen and baths. Noisy from upstairs neighbors. Great community pool. Great location--next year may choose building closer to boardwalk. Thanks for the great vacation!   Rating Details: I was satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: This was a clean unit, but the shower heads in both bathrooms need to be replaced. They spray everywhere and one of them has very little water coming out. It makes for a bit of a messy/frustrating shower experience! The unit was clean, well located and the management was helpful both times I called. There was a fair amount of noise coming from the unit above & next door, so renters should know that not all guests remain conscious of their noise carryover. Love the proximity to the beach. The villa was immaculate and had everything they needed for a comfortable stay. The location was PERFECT! They were able to enjoy the beach and pool every day. Overall, I recommend this vacation rental. Reviewer Comments: We have stayed in this unit several times and have always been pleased with the location, the owner, and the management company. Any concerns have been addressed immediately. The unit has been freshly painted and was very clean. The owner has been gradually updating, and hopefully, the sofas will be next on the agenda. Reviewer Comments: the condo was messey when we arrived, sticky kitchen floor, spilled soft drink with sand and muck on the patio, looked like a fast and furious clean job was done, times in the kitchen were loose and would pinch the bottom of your feet sometimes...I have stayed in the unit before, it was in much better condition 2 years ago. LOVE BSV!!! best value on the beach, my kids have grown up coming there, there really is no better family location..love it. This is a family oriented place. Kids enjoyed the tennis courts, pool was warm and the weather was absolutely beautiful. Not a far walk to the beach either. Will come back thats for sure.   Rating Details: I was somewhat dissatisfied with the condition of the vacation rental. I was more than happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: Property's general condition---We would recommend this property AFTER the Hot & Cold water in the bath/shower area was fixed. The water was opposite so when we turned on cold, the water was HOT . We were upset with this as we have small children! Also, the kitchen faucet would continue to leak after turned off. And many of the outlets for electricity did not work. Manager responded on 4/10/2010: Thank you for your comments about the property. As soon as we heard about the water we sent a maintenance technician to the property to correct the issues. We apologize for the inconvenience and hope that you enjoyed the rest of your stay.

  Rating Details: I was somewhat dissatisfied with the condition of the vacation rental. I was more than happy with the location. The vacation rental was very clean. The property manager was very helpful. Overall, I recommend this vacation rental. Reviewer Comments: The condo was clean and was aptly described online. However, the large burner element on the right front, (the one usually used as the others are the small or to the back)works sporadically. It was frustrating to find that the burner stopped working while cooking. Also, the oven door insulation is worn and frayed. The kitchen utensils were sparse-a pizza cutter and a rubber spatula would be a nice addition. Also,robe hooks in the bathrooms and some towel hooks out on the deck would be a nice addition since hanging beach towels over the railing is not allowed. As a side note, the wall decor (pastels) does not match the burgandy and mustard colored walls. Otherwise we loved the location and the Villas were a safe family friendly condo to stay. We also wished that the pools were heated. Manager responded on 3/30/2010: Thankyou for your comments about your recent stay. Overall, I recommend this vacation rental. Reviewer Comments: The unit we rented was great, except the kitchen, I like to cook! The stove needs to work correctly and be updated. Otherwise the place was great...very comfortable and we really like the Beachside Villas.. We have been for several years and will return every year we can. This IS the BEST family vacation value on the Gulf Coast... Royal Beach Resorts was awesome too, very patient and helpful...I would suggest them to anyone wanting to rent at the Beachside Villas, we were in unit 1123...great pool, beautiful, uncrowded beach, great family enviornment Manager responded on 8/25/2009: Thanks for the insight of mentioning the condition of the stove. It has been corrected already. We hope to have you as a guest again in 2010!
