This garden-level apartment is a modern, renovated 2 bedroom, 1 bath with a full, well-equipped kitchen and comfortable living room in a 2 unit, owner-occupied, circa 1896 Victorian. The unit can be rented as either 1 or 2 bedrooms, (We lock off the 2nd bedroom for 1 bedroom rentals.) and sleeps up to 5 utilizing the sofa bed in the living room. Located in vibrant, desirable Hayes Valley, a 10-15 minutes walk takes you to Opera Plaza, Davies Symphony Hall, San Francisco Civic Center, Fillmore Jazz District, Kabuki Baths, Main Library, Asian Art Museum, movie houses, theaters, art galleries, coffee houses, cafes, Alamo Square Park, Haight Street and more. 20-30 minutes walk takes you to Dolores Park, Powell Street Cable Car turnabout, Westfield Shopping Center, Union Square, Golden Gate Park, The Castro District and South of Market bars and clubs. We bought this property because of the neighborhood. It has a unique mix of walking convenience to all that a big city has to offer, such as music, theater, museums, restaurants and night life, and yet still retains a homey feeling.

The Unique Benefits at this Apartment

The shops, restaurants, and nightlife of this neighborhood are exciting, dynamic and diverse. There is easy freeway access, and so many famous San Francisco sites within easy walking distance, including Alamo Square, Hayes Valley shopping, Opera Plaza, Symphony Hall, Theaters, Museums, The Castro District, City Hall and so much more. One ritual we enjoy is walking our dog at Alamo Square early in the evening during "doggie social hour" when the best-behaved dogs play together in the park.

Painted Ladies at Alamo Square

Post Card Row features a great view of Victorian homes (The Painted Ladies) with the San Francisco skyline in the background. You know the view. The park is also ringed with less famous but even more spectacular examples of Victorian architecture. The most well-behaved dogs in the world enjoy a large off lease area of this park. Arrive with your pooch and a bottle of wine after 5:00 on Fridays for doggie cocktail hour.

Ashley and I enjoy making sure our guests get the most out of their visit and are glad to provide advice and directions as necessary. This is a great location for travelers who love exploring urban environments on foot or using public transportation, which is very close and takes you all over the city.

Great location and nice apartment!

The apartment is well located. It is close to public transportation (within walking distance), although it is located on and among many hills. Hayes Street is a must-see - a great street to explore. The king bed was nice and firm. A few oddities that we found were we never met the owners (communication was via email) and when asked for a couple of specific requests (i.e. coffee shop), we were just given a link of the neighborhood. We found the internet a bit spotty but it was included. There was no soap in the shower or garbage bags in the kitchen. This is just different from our other VRBO experiences but certainly didn't detract from our visit or enjoyment of the apartment and might have just been oversights. However, the owners were very helpful in other ways and when recommendations were provided, they were solid. Overall we would return. We really enjoyed our stay and the apartment was good value for money.

Great home base in San Fran!

The apartment was so clean and comfortable. It was nice to go straight there from the airport and have the key waiting when we got there. There was a hair dryer and toiletries in the bathroom which was so nice as we forgot some items. Ideal location and we really felt like we lived in San Fran for a few days. They had maps and public transit info which was very helpful. Would definitely stay here again. Try the domo sushi spot down the street. Delicious! Thanks for a great trip Joe and Ashley!

This was a great place to stay for our first three days in San Francisco.The apartment was ideal for our family of 5(3 older teens).Joe and Ashley could not have been more helpful and considerate.The property is in a great location to walk to local amenities.We loved staying here and would not hesitate to return on another visit to this lovely city.

There is a reason every review is 5-stars. It exceeded our expectations by a long shot. Joe & Ashley were very helpful with any of our questions prior to our stay, as well as during. Great neighborhood, with a laundry mat less than a block away for longer stays. Lots of restaurants within a 5 minute walk. It took us about 5 minutes to walk to the Muni line, & less than 10 to the BART. Lots of small convenience stores very close by if you need something ASAP. We were a family of 5 (myself (32), my parents, and my niece and nephew(10 & 12)). There was tons of space for us.

Nice and big appartment

Joe and Ashley (and Girl) were the perfect hosts: dicreet and very helpful. We recommend this big, nice and very clen appartment to any travellers. We were a family of 4 (2 boys 12 & 8) and the location was perfect. We appreciate among other things the neighborhood life, market, attractions and restaurants all near the appartment. Lovely, comfortable apartment

Our family of four from the Washington, D.C. area recently stayed in this apartment and I would highly recommend it. The place is very clean and comfortable and Joe and Ashley are lovely hosts. The apartment is just a few blocks from a muni line, buses, lots of great neighborhood restaurants, and a huge Safeway. We felt like we were in a home away from home.

Our family of five enjoyed our stay in Joe's clean, spacious, and quiet apartment! The location was ideal for our needs; it was just a short walk to interesting shops, restaurants, and the ballet, as well as to good public transportation lines. From there we went all over SF. We would definitely stay there again.

My daughters and I stayed 4 nights - had a great time walking everywhere (central location!!!), enjoyed coming home to this space, very much appreciated the owner's hospitality and helpfulness... we're already looking forward to coming back!!! 5-star accommodations - clean, bright, comfortable, spacious, well-appointed, warm, private, quiet... It doesn't get any better - well, I guess the only thing missing was a view of the ocean! But we were outside most of the time, anyway!

We loved this place and it was perfect for us. We were traveling with our one year old and grandma in tow and knew we needed a place that had a central location (as we walked and took the city transit everywhere), a separate bedroom, and it was a plus that there was a kitchen where we could cook and that the place looked great! Joe and Ashley are very friendly, hospitable, and accommodating. Flexible check-out is an ideal bonus, especially if your plane leaves in the afternoon. Look forward to staying there again and we warmly recommend it!

My husband and I enjoyed a lovely stay with Joe and Ashley. The apartment was comfortable, clean and cozy. It's in a great location with restaurants, bars, shops, etc. within easy walking distance. We were very well looked after by our hosts and will definitely be back.
