The Lake House at Mile Point, Lake Champlain, Vermont

Perched on a rock fortified bank, just a few feet above the magnificent waters of Lake Champlain, Vermont, this charming Dutch Colonial was completed in 1905. This unique summer home has been gently coaxed into the 21st Century standard of leisure living preserving its’ original character and dignity.

The Lake House features a beautiful, recently renovated, well equipped kitchen with views West 1 mile across (from our "Mile Point") the water to the forested hills of NY State and East over the slate beach of the bay featuring a double boat dock and swim platform shared generously by 3rd and 4th generation families. The sliders off the kitchen open to a large lakefront patio and lakeside lawn that is nestled among shagbark hickory and cedar trees…the official court of daily croquet tourneys, nightly BBQ's, heavenly hammock marathons, and lengthy Adirondack chair sitting. Day napping is optional and never frowned upon. Next to the kitchen and powder room on the bayside, is the enclosed sun porch, which is known as The Flag Room. It is a popular place for young ‘uns to watch TV and hook up their computer.

Most family dining takes place on the screened lakefront porch which extends across the entire front of the house. There is also a cozy seating area, including a pull out sofa at the south end of the same porch and a dartboard wall for those who dare. Two sets of Glass French doors divide the main house from the screened porch. On one side is the former formal dining room…now The Green Room, has become a favorite rainy day table game roost. The other side finds the living room, which has a TV, but the drawing points are the stone fireplace, put to use most chilly evenings, the wooden ceiling design, and the window seat set between well stocked bookshelves. A small stone covered porch adorned with hanging plants has access from the living room.

Adjacent to the lakeside lawn is a large wooden deck projecting over the rock lapping water. Sunset cocktails and conversations are mandatory.

Upstairs there are 4 lovely bedrooms and 2 bathrooms. (King, queen, twins and bunks)

Across the driveway, at the parking area and back badminton lawn is a small one floor guest cottage. It has a queen bedroom, bathroom, another room with a sofa, chairs & bunk beds, and kitchenette. Sliders lead to a grassed terrace overlooking the bay and up the lake to the north. It is a bit tight to sleep more than 2-3, but it affords a bit of privacy from a full house.

To that point, and in consideration of your optimum comfort, our wonderful neighbors, the well and septic system we prefer a maximum of 8-10 respectful guests. (Pets need to be pre-approved)

Just a short drive or pleasant walk away, the Basin Harbor Resort offers a number of amenities to the public: small aircraft landing strip, 18 holes of golf, tennis, boat rentals, ice cream shop, casual dining and its’ well respected boat museum.

Off the beaten path, The Lake House is approximately 30 miles south of Burlington / Airport and about 18 miles north of Middlebury. Route 7 is the main road and there are several scenic back roads to reach either town. Vergennes is the closest place for grocery shopping, a library, churches and several very good restaurants.

Our family has been enjoying Vermont and Lake Champlain for almost 40 years. The property has been best described as "magical". It is hard to describe the feeling of what it is like to awaken to the sound the water hitting the rocks, while you witness a flock of birds crossing the lake from the bedroom window, as you thankfully invite your new day to begin. At the end of day you are drawn outside to watch another amazing sunset, watch the jumping fish dance on the water, and you await your inevitable shooting star performance of the night. Water in general has amazing effects on people, and Lake Champlain knows how to do it best.

Well, there's so much to comment on it's hard to be pithy. The house accommodated the three couples very well, and the view was utterly spectacular. Many, many thanks. Btw, we slept in the little guest house this time and it was quite an experience to have the lake lapping softly beyond the screen door; very soothing. And the porch in the main house was really wonderful to see in all its glory -- so glad we got to come back! Diane, parent of Middlebury Graduate 5.09 2nd time renting!
