LOCATION:
Situated on a lushly wooded hillside surrounded by Aspen trees, the house lends itself to a feeling of privacy and draws visitors to enjoy breathtaking views of Booth Falls from the front deck all year long. A snowmelt stream meanders through the back yard, just outside the bedroom windows in spring and summer.

On the sunny north side of I-70, half-way between Vail Village and East Vail, the house is just minutes away from Vail Village by bus or car. The Town of Vail free bus runs every 15 minutes in winter, and stops only about 500’ from the driveway. Visitors often choose the bus over seasonal parking, and find it a wonderful convenience for independent kids.

THE HOUSE
A little over 3,000 square feet, the house is furnished with antiques and oriental rugs. Most rooms have vaulted ceilings. The atmosphere is casual and comfortable, inviting guests to put their feet up and relax.

UPSTAIRS:
All three bedrooms are located upstairs. Each is furnished with a pillow-top queen-size bed and down comforter. The two smaller bedrooms share a full shower/bath/dressing area. The Master Suite is complete with a marble bathroom, containing an oversized soaking tub, full shower, and dressing room. A treadmill and TV complete the Master Suite furnishings. The laundry is also conveniently located upstairs.

DOWNSTAIRS:
The Living Room/Dining Room, Kitchen, Family Room, Studio, and two bathrooms (one with a steam shower) are located on the main floor. The floor plan draws visitors to spectacular views from floor to ceiling windows opening to the front deck, where the hot tub is located. A double-sided gas fireplace separates the open living room and studio, creating a cozy focus for lounging at the end of the day.

Even the view from the kitchen is enchanting. Many guests have shared morning coffee with curious wildlife (deer, elk, fox) wandering the peaceful wooded hillside outside picture window in the breakfast nook. The kitchen is fully equipped with gadgets for the most discriminating gourmet. There is a gas barbeque on the back patio.

PARKING:
Sheltered single-car parking is conveniently located in the main house structure. Two additional, unsheltered parking spaces are provided in the front of the house. In winter months, a four-wheel or all-wheel drive vehicle is recommended, as the driveway is curved and steep.

This location provided the views, privacy, and easy access to the Vail Valley we sought as "locals". Our family migrated toward views of waterfalls and easy access to miles and miles of biking/hiking paths along the river meandering through the valley. We chose a neighborhood, rather than a tourist experience. World famous skiing and the excitement of Vail Village are only 3 minutes away!

My family has lived in the Vail Valley since the resort opened in the early 1960s. I moved to Vail with my sons in 1994. Both boys prospered and benefitted from the healthy, wholesome influence of mountain living, including year-round sports, and stellar education at the Vail Mountain School and Battle Mountain High School. Both sons have families of their own, now, and I am away pursuing a career in counseling in a different state. We are renting our house for a few years, until we are able to reunite in the mountains, again. We've made wonderful friends in the process. We look forward to meeting you, and sharing the bounty of the beautiful Vail Valley.

Ski Vacation

We stayed at this home for two weekend trips to Vail this ski season. It was myself, husband, daughter and another couple with their son. Both our kids are under 2 so we were worried about having to "child proof" the house. I informed the property manager about the ages of our kids to ask what we would need to bring to child proof the house... she went ahead and installed cabinet door locks, a gate for the staircase, and outlet plug covers for us! She also, went through the entire house making sure there were no chemicals, or dangerous items within a child's reach. It was such a relief to know that the owners and property manager were willing to help us have an enjoyable stay! On another note, the house was great. The beds were comfortable, linens were nice, and there was plenty of room for the kids and adults each to have space. We loved the hot tub, fantastic views, and the warm and comfortable feel of the house. Our two dogs also loved the house, and we loved not having to pay an additional fee for the dogs! We will be staying here on next years vacations too! I would highly recommend this house to anyone wanting to have a comfortable, private, nice house for their Vail vacation.

House was OK but porperty management was unprofessional.

For the most part, this was a pleasant house with a good location, a well-equipped kitchen, a nice hot tub and steam shower, but after having to deal with an unprofessional property manager, I can't really recommend it to anyone. It should be noted that we did not deal directly with the owner. Also, it should be noted that the house, as furnished, does NOT sleep any more than six people because the pull-out couch in the library (which is not a separate room but just a sectioned off area from the living room with no walls or door) is impossible to sleep on. We were sent a king-sized mattress pad as a remedy but it was way too big for a full-sized mattress -- it hung out over the edges by at least a foot making it virtually impossible to sleep on. I was subsequently charged for the delivery of the mattress. There is definitely enough space for more people, just not enough beds. If the property manager had been more professional I could have given a better review. As it stands, I'd say to look elsewhere.

Our family hada wonderful Vail experience living in this beautiful home.

We have rented this home for the past two years since we moved to Vail from Mexico City. My two children, my husband and I have been blessed to find such a wonderful home, in such a perfect location and surrounded by the best neighbors one can ask for. The house is in perfect conditions, offers families a cozy atmosphere, children have a spacious tv room off the kitchen and the views are beautiful in all seasons. The neighborhood is quiet, private and friendly. The bus stop is just down the street, which helps everyone have a little more independence. I have enjoyed cooking in the kitchen which is fully stocked with every utensil a cook can ask for. The deck and hot tub have been greatly enjoyed in both winter and summer, after a long day on the mountain. The three bedrooms upstairs are cozy and comfortable. Everything has always been in perfect working order and is very well cared for. The covered garage has been very much appreciated, especially after a snowstorm! There is lots of storage space all around the house which is always nice for families. We can say that our Vail adventure has been truly a dream come true, due in great part to having had the privilege to enjoy a home which has been perfect for our needs and expectations as a family. I highly recommend this house to anyone who is looking for a true "local" Vail atmosphere and experience. The house is very close to town, but far enough away to enjoy the peace and quiet and beauty of the mountains- it offers the best of both worlds.
