Architecture:
Classic Palm Springs! Get away from it all, and enjoy the Hollywood lifestyle in Palm Springs. This new architectural gem, 182 Morongo Road, fully completed in 2009, was built with exceptional design and quality by renowned architects OJMR. The architect’s design approach seeks to create a richness of individual spaces by integrating the qualities of light, space, and material to form. This philosophy is in perfect confluence with the aesthetic style known as Desert Modernism. The style is notable for its extensive use of glass, the use of both man-made and natural materials, and the combination of indoor and outdoor spaces. Here in Palm Springs, the architect has realized a vision to adapt today’s materials, techniques, and floor plans to the unique environment of the California Desert. In this Desert Modern house, you will experience a feeling of elegant informality.

The house has expansive walls of glass and dramatic architectural roof overhangs which highlight breathtaking western and southern views of the San Jacinto Mountains. You will find soaring ceilings with lighting coves, fireplaces in the living room and master bedroom, an oversized living/dining room, chef’s European-style kitchen with stainless steel appliances, and beautifully executed bathrooms with walls of tile and glass. The 3rd bedroom is presently the guest bedroom/screening room. Natural materials such as Ann Sacks glass tiles, quartz stone countertops, zebra wood, black wood, and grey oak are all part of the stunning design. The sparkling saline (salt water) pool and spa are perfectly positioned to provide you with abundant warm sunshine and masterful views. There is an outdoor shower for this inside-outside living compound. The carefully designed desert landscaping provides texture and color and is green friendly.

This is a GREEN house. The large window panes are very efficient; their insulating value is R-20. (Similar doors fabricated in the 1950’s have a low insulating quality of R-1.) Energy-saving water delivery systems to reduce water consumption by about 60% over older, conventional equipment. The gas cook top, Energy Star refrigerator and dishwasher, and convection oven consume minimum energy. The roof color is designed to reflect the sun’s rays, while controlled air spaces inside the roof provides insulation to help keep the temperature the way you want it. Energy efficient fluorescent lighting is combined with conventional incandescent and tungsten halogen lighting to conserve energy and provide the ability to create a wide spectrum of moods – as you desire. The high-efficiency, low-allergen heating and cooling system reduces the carbon footprint even further. The saline (salt water) pool virtually eliminates the need to use harsh, dangerous chemicals. The desert plants were carefully selected for their beauty and low water needs. You will find the Ocotillo, Mexican Feather Duster, Red Yucca, Lantana, Bougainvillea, and others here. No petrochemicals are used to maintain the house and green cleaning products are used. If you want, you can participate in the Palm Springs Recycling program while you are here.

This house, 182 Morongo Road, is in South Palm Springs, which is out of the wind zone, and protected by the huge San Jacinto Mountains. IF YOU ARE NOT IN SOUTH PALM SPRINGS, YOU ARE IN A WIND ZONE. Downtown – 1.2 km (0.75 mi). Indian Canyons with miles of hiking trails and beautiful waterfalls (this is truly an oasis) – 3.7 km (2.3 mi). Casino – 2.0 km (1.2 mi). Aerial Tramway – 7.0 km (4.2 mi).
