Our home is perched on an 80 foot high bluff overlooking the Yampa River, hay meadows, Emerald Mountain, the ski area and stars at night. It is 2800 square feet, two stories on a full basement. The property is 20 acres and accesses the Yampa. It is a great place for wildlife viewing of all kinds with lots of outdoor space for kids and hanging out by the river or fishing for Brown, Rainbow, Cutthroat trout and Pike.
We are aerial photographers and our house is decorated with landscape aerials from around the Western states.
Downstairs there is a sitting room with a foosball table, full bathroom and two bedrooms with large opening windows. A laundry room adjoins the sitting room.
The main floor comprises an open floor plan with a wood stove for cozy heat, living area with TV/Stereo, formal dining area, island and large kitchen. Many windows and both doors open onto a large deck, covered and wrapping around two sides of the house. An entryway and half bathroom are also on the main floor.
On the top floor is a beautiful, south-facing sitting room with desk, phone, DSLwifi/fax/copier/printer. A master bedroom with bathroom and two other bedrooms
and a bathroom fill out the top floor. All baths are tiled.
We completely remodeled the house in 2008 with new appliances, paint, decks, carpets, wood stove, sidewalks etc. so it is clean and nice.

The Unique Benefits at this HouseEasy access to town with country living. The location is exceptional with river frontage, fantastic views and some acreage for kicking around on. Being on the river is irreplaceable.
Older nine hole course, lovely setting. Least expensive in Steamboat area.
We are both pilots. If you are a pilot this is a fun airport. Close to our house. Mountain check outs available. Ask us if you have any questions re. flying in.

As a flyfisherman, staying here was like being in heaven..The Yampa literally in the back yard....of which we caught and released the most beautiful 20 plus inch rainbows, and cutbows... Only a few miles from town, it was the perfect location.....Steamboat is beautiful....its a class act, from the Oarhouse resturant, Cafe Diva, great mexican......and of course 6 miles from Strawberry Park Hot Springs.....that was mint.... the house was huge, we didnt need half of it....it had at least five bedrooms, 21/2 baths, laundry, a beautiful deck that overlooked the stream, where we had breakfast every morning... we wanted for not....the beds were comfy, and everything was there like you were staying at your best friends house.....we will go back, and highly recommend it.
Recommended for:Romantic getaway, adventure seekers, girls getaway, age 55+, families with young children, people with disabilities, sightseeing, families with teenagers.

Thank you for a wonderful summer trip! We thoroughly enjoyed the wonderful views, breakfast and dinner on the deck, plenty of playing and fishing in the river and the beautiful seclusion of your home while still having easy access to town. The house was immaculate, and it was a perfect layout for our multi-generational group. We did plenty of cooking, and the kitchen had everything we needed - even for making a birthday cake!
Recommended for:Girls getaway, age 55+, families with young children.

We recently spent a week at the "River House" and found that it was a fantastic arrangement for a group with 3 generations. The bedroom arrangements allowed for each family to have their own space. The home is beautiflly furnished and very clean. The kitchen is well equipped. Located just west of town, downtown Steamboat is easily accessed. The pictures really do not do the property justice..... truly exceeded our expectations.
Recommended for:Girls getaway, age 55+, families with young children, sightseeing, families with teenagers.
