We are right on the beautiful San Marcos River in downtown San Marcos, and have a lovely view of the river and grounds. Only a couple of blocks to a world class kayaking area at Rio Vista Falls. This is a birders paradise. On a daily basis we see many different species, so bring your binoculars, and camera.
We are also close to several great restaurants. Our home is on the property, so we will be available to help with any of your needs.

Wonderful Anniversary Weekend!

This is a wonderful studio right on the San Marcos River! It is beautifully furnished with a small kitchenette (fridge, freezer, microwave, coffee maker). Their deck on the river is beautiful and very private. Barbara was a great hostess and provided really great coffee! We were able to use her tubes and kayaks to really enjoy the river. I highly recommend kayaking in the early morning before the river gets busy. My husband and I celebrated our 3rd anniversary in our college town (we are from Austin). And we will be back! One thing... the train does run and blow it's horn all night in San Marcos.. Barbara provided a great fan for white noise, which really helps. I would recommend ear plugs for light sleepers. :)

My wife and I were in town for a golf tournament and stayed a night at this beautiful river location. After a night of dinner and drinks that were a $5 cab-ride away from this rental, we came back and had nightcaps on the deck right on the San Marcos River.
Recommended for:Romantic getaway.

My husband and I rented this place to celebrate our one year wedding anniversary on the river. The weekend here was wonderful. We had such a nice time that we didn't want to leave. We floated the San Marcos River, visited some of our favorite eatting spots, AND the apartment is right off the river so we kayaked at 8am one morning. SO PEACEFUL! Thank you to Barbara and Jerry for having such a wonderful location!!

My husband and I decided on the spur of the moment to get away for a few days and a friend of ours recommended this place. We are so glad that we listened to her and stayed here. It was a wonderful place and the owners are so helpful and friendly. It was a quiet out-of-the way place and we will definitely return for another trip. This place was a wonderful stress free studio!! The furnishings was comfortable, eclectic and rich feeling and the pictures are great but you have to see yourself and you can tell the couple that owns this pays attention to detail and are very classy and consider all ones needs. The deck by the water was so calming and the water is so close just 30 seconds and you are there. We will continue to come and visit as much as we can- we live in austin not to far away but it seemed like we went on a long vacation to a very peaceful place. I am already telling people about it and they have to go and see for themselves! It was also very clean, and so close to everything my husband and I walked to alot of places! WE WILL be coming back soon!!!!
