I booked this house for a party of five people. I read all of the reviews carefully before I booked and I was quite confident that the house would be to everyone's satisfaction. It turned out that the reviews may have been understated! The group ranged in age from 19 to 78 and everyone loved the house - so much so that they advised me that they will want to book it again next year. Absolutely spotlessly clean, bright, spacious, well-appointed - these were some of the many glowing comments I received. The location is so convenient - located in a beautifully maintained and safe community less than 1/2 an hour from Orlando International, close to Disney, lots of great restaurants and grocery shopping within 10 minutes. Amy was so helpful in booking the house. I spoke with her on the phone a number of times and she was wonderful to deal with. One of the people staying at the house wanted the heat for the hot tub turned on for their last night - she called Amy - bingo, the tub was hot before the phone call ended! Many features of the house were commented on specifically - the convenience of the 2 master bedrooms, the furnishings and decor, the beautiful screened-in pool area, the games room - believe me, if you are looking for location, excellence and value, this is the house. The owners are very commited to ensuring that their clients are happy. This house, with 2 master bedrooms, would be perfect for 2 families to share. I wish to add a personal thank you to Amy for your patience and assistance in making sure that everything was perfect. I rented this home based on all the wonderful reviews that were posted on the HomeAway website and I was not disappointed! Everything that other vacationers had written is all true. The home is wonderfully decorated, convienent to everything, stocked with all the necessities and very clean. Amy was a pleasure to work with and I can not say enough good things. Thank you for the use of your beautiful home. Our stay there made our vacation so much more enjoyable. We were able to go the the theme parks and zip back to the house for a swim and dinner before heading back to enjoy the fireworks and smaller lines in the evening. Thanks again Amy! We have just returned home from our first ever visit to Florida and stayed here in Amy's Tropical Villa and I have to say that our expectations were exceeded by this property. It was in a perfect location, just off the 192 with plenty of restaurants etc and one of the closest estates to Disney. The villa itself was extremely comfortable, clean, spacious and a real home from home. The pool and jacuzzi were perfect for relaxing after a long day walking around the theme parks. My boys also enjoyed the games room and had a game of pool before bed every night. Amy, the owner, was also very easy to deal with and accommodating . We would have no hesitation whatsoever in returning to this villa or recommending it to family and friends. Overall, a very memorable holiday, thanks again Amy. The Taylor Family Scotland

We absolutely loved staying at this home! The home was just as it is pictured. It was very close to the parks, clean and just perfect for the 8 of us. (4 adults, 4 kids) The house is moments away from great restaurants if you've stayed late at the parks, yet it's very accessible to grocery stores for those quiet days at the house when you just want to rest. The kids & adults enjoyed the pool and the game room every day that we were there. Amy was so great to work with and her communication from the beginning was excellent. We would recommend this home to anyone!

This was our first time renting a vacation house and Amy really made it a pleasurable experience. We really appreciated the information provided in the book on all of the shops, restaurants, and local attractions. Everything was super close and easy to find. Anybody contemplating whether to rent a house/condo or stay at one of the resorts should DEFINITELY opt to stay at THIS house! It was decorated so beautifully and there was so much room to spread out, not to mention the great pool and hot tub which was a blessing to use at night after spending all day at the parks! We even decided to stay at the house during our “off day” and enjoy the pool rather than drive out to the beach. The added bonuses were watching MK’s fireworks from the back patio and the kids absolutely LOVED the game room. We have already told several of our friends and family about our wonderful stay at this beautiful home and we hope to be back there again in the near future.

We rented this home based on the sheer number of positive reviews on homeaway.com, and I am so thankful that we did! It was perfect. We were two families from Nebraska and Michigan with 8 people total, and our first trip to the Disney Parks. Not only was this house a perfect size, it had everything, bath towels, dishwasher, pots and pans. After spending our days with the thousands of other people at the parks, it was a treat to come to the house and have a pool just to ourselves. The game room was fun for the kids while we were making food, and the laundry facilities were so helpful. This was an affordable and fun option. Close to shopping, food and easy to get to the parks. Amy was a pleasure to talk to, and as we did not know what to expect, was so helpful in explaining the procedures and where to find amenities. We would stay here again for sure. The house was extremely clean and well maintained.

My family of 4 stayed in Amy's home for a wonderful week of Florida fun. Having a house of our own to return to each night was wonderful. After full days of fun at the parks, touring Florida, and sightseeing it was great to have a welcoming home to come to where the kids could play in the pool and we could wind down. The pictures on the site are up to date, the room layout was great, and the children really loved the DVDs that were provided as well as TVs with DVD players in their own rooms. Amy was wonderful, after an email enquiring about availability she replied to me promptly via email and we set up a phone conversation. And she followed up with me prior to the visit regarding our 1st night and after we had returned home. The house was simply wonderful, and the location was great it was so quick to nearby shopping, and to the Disney exit. I would recommend this house to any family, or group. It certainly could have accomodated a larger family than mine but it was still cozy and homey for my bunch.

We were taking our family on a long overdue vacation to Disney. We began looking for a house and luckily we connected with Amy. Her response time was quick and every step of the way she was helpful and pleasant. The house was exactly what we were looking for. Well decorated, secure and comfortable. We had 3 separate families and we all had our own space. The pool and hot tub were wonderful and well maintained. The location is close to the Parks and near to restaurants and shopping centers. We loved it from the minute we walked in! For the past 11 years, my girlfriends and I have been going to EPCOT for the Wine and Food Festival...this was our 11th year. We started renting homes about 5 years ago. When we decided to rent this home, Amy called me. We had a long conversation and its totally clear to me that she really cares about who stays in her home because she DOES take care of it! I do all the HOURS of research for the home for this weekend and I truly wanted to find a home that we can ALL say...this is it! I even told Amy this in our conversation before the trip. Well, WE FOUND IT!!!!!!! It was perfect...pool, rooms, location, security...ALL OF IT! I called Amy after the trip and told her that as soon as we had our 2012 dates, I would be calling her! The home is decorated with modern colors. The beds were comfortable. There were extra sheets, blankets and pillows. And for those of you traveling with kids (definitely not us) the house had all your baby needs (playpen, high chair). The game room was fun! It was an extra for us! The pool, even better! The area is VERY SAFE and there are tons of restaurants in the area (literally just 5 minutes from the house)...buffalo wild wings, fridays, houlihans. I know many reviewers have said that they would definitely stay here again and they may BUT trust me...I am the house researcher for this 4 night girls weekend getaway...and finally after 5 different homes, 7 women approved THIS home for next year...THAT SAYS ALOT!! Myself, my partner, our son (15),our daughter (18) and her boyfriend (19) stayed at Amy's villa for two wonderful weeks early August. This was our 6th visit to Orlando so we were well informed of exactly what we were looking for before arrival. We have previously stayed in a Disney hotel, a hotel on International Drive, a Condo in Kissimmee, a villa in Davenport and another villa in Kissimmee. The days at the theme parks are long, the heat and humidity are extremely tiring – for us staying in a villa is by far the best option. This villa very quickly became a home away from home for us; a great place to relax and wind down after an exhausting day. From the moment that we contacted Amy about renting her home she was absolutely brilliant, she actually phoned me when we decided that we would like to rent her home to have a chat with me. She really cares that people have a great time in her home and she is very proud of it. Her home has everything we needed........................ from the kitchen facilities, sleeping areas, laundry equipment, bathrooms, games room etc etc - the outside pool was great and it was nice not having villas backing onto you that are overlooking you. A very spacious home in a safe neighborhood. The advantage that this villa has over many others is its excellent location – it is literally a simple 5 min drive to the 192 which has all the restaurants, supermarkets gift shops you could ever want, it is also very close to Disney and a very short drive to the I4 motorway to get to Universal Studios (20mins drive). We have never returned to the same accommodation before but hopefully Amy’s villa will be available for our next visit – thanks so much for letting us use your lovely home.

We really enjoyed our week at this house. It was affordably priced and within 10-20 min. of the Disney and Universal parks. We loved having the grocery store nearby. We were there during the heat wave, so the pool was a welcome relief. We've rented other houses before, but this was by far the cleanest and most well-kept house of all. It didn't look like a typical rental. We enjoyed the game room and board games on rainy days. The local management team and Amy were very easy to work with. It was well-stocked with extra sheets, towels, nightlights, etc. We would definately recommend this to others.

We Loved the House and We'll be back! We loved our stay at this beautiful home recently and will definitely be staying here again. The accommodations far exceeded our expectations in every way. My husband, our daughter and two grandchildren stayed at this lovely home for 5 days in May and we cannot say enough good things about it. We thoroughly enjoyed our stay at this home away from home. The house was super clean and the layout was perfect for our family of 7 plus a cousin for the kids. The location was perfect for traveling to Disney, the grocery store, church, etc. We went to Cocoa Beach one day and the drive was not too far and the beach was beautiful. WE RENTED A HOUSE LAST YEAR AND IT DOESN'T EVEN COME CLOSE TO HAVING THIS ONE. WHEN THE MEN OF MY HOUSE HAVE SOMETHING GOOD TO SAY ABOUT A VACATION HOUSE, IT HAS TO BE GOOD. FROM THE SPACIOUS LIVING WITHIN THE HOUSE TO BEING CLOSE TO DISNEY'S PARKS, IT'S TOPS. MY GRANDKIDS LOVED THE GAME ROOM ( of course) AND LIVED AT THE POOL WHEN WE CAME BACK IN THE AFTERNOONS. WITHIN 10 MINUTES OF WALKING INTO THE HOUSE, THE GRAND BOYS KNEW EVERY INCH OF THE HOUSE AND SO EXCITED ABOUT THEIR ROOM. WE COULDN'T HAVE ASKED FOR A BETTER PLACE TO STAY WIHILE VACTIONING IN FLORIDA. WE'RE PLANNING TO COME BACK IN 2013 AND HOPE THIS HOUSE WILL BE AVAILABLE. WHEN PEOPLE ASKED WHERE WE STAYED, I HIGHLY RECOMMENED THIS HOUSE.

Wonderful Rental

I have been to Disney 11 times in the past 10 years, usually in the fall, and have stayed at many locations, even on Disney. Staying on Disney is nice for the atmosphere, but if you choose to stay off site, it is much less expensive and you get so much more. This house was perfect for our family of 2 adults and 2 teenagers. We had plenty of space to do our on thing and never even used one of the bedrooms. We definetly had plenty of room and had space for another family. All the bedrooms were great, especially the king and queen, and everything was as promised. It was the best place that we have stayed since we've been going to Disney. It is very convenient to everything and within 10 minutes of Disney. You aren't cramped in a single or double room and you have the pool, the convenience of a full size washer and dryer, as well as plenty of electronic amusement and the game room. The new TVs were also nice and everything was decorated wonderfully. The security system was easy to operate and worked great. Everything that we needed was there, so just bring your clothes and food, and enjoy your trip. Amy was wonderful to work with and when we return to Disney, I am sure that this will be the first rental that we inquire about.

Fabulous House and SO Comfortable

THIS is the place to stay when visiting Disney and other parks. As soon as you walk in the door, you feel at home with the contemporary decor, cozy furniture, and its cleanliness. The electronic door and security alarm were very easy to handle and we felt very safe while in the house and away for the day. The kitchen was stocked with everything that you'd need to prepare meals - even a blender, toaster, ice maker, and coffee maker. I loved having the washing machine and dryer, which was great to go home with a suitcase of clean clothes. I was impressed by the large amount of soft and fluffy towels, blankets, sheet sets, and pillows that were available in the various closets. The beds were super comfortable as we slept very well after each full day at the parks. My 3 year old princess loved the numerous Disney princess DVDs and VCR videos which kept her entertained before and after the parks. The house was immaculate, even the couches! It was so easy to get onto Rt. 192 to reach the Disney parks in only a few minutes. Super Target and Publix supermarket are right down the street. The owner is very helpful and easy to work with. I am recommending this property to all of my friends and family. Forget staying at a hotel!

Great Retreat

We had such a great time staying at your house! This was our first time renting a house and found it to be such a great experience! The house was beautiful and cozy, but most importantly it was clean. The 5 children loved playing in the pool and the game room after long evenings at Disney World. With 2 families staying together (a total of nine) the house was large enough to accommodate everyone and provide everyone their own space. I loved that the house was so close to Disney, grocery stores, and pharmacies. It was great working with Amy and if we had any questions she quickly got in touch with us via the phone or email. My family and I had a great time staying in her house and will definitely be staying there again for our next vacation to Orlando!!!

We found this home just as Amy described it. Very nicely decorated. There were 3 adults and 2 children in our party. Plenty of room for everyone. The location was great. It took us 9 minutes to get to Animal Kingdom and just a few minutes more to the other parks. Many food options nearby also.

This was the perfect home for a large family visiting Disney. the home is truly just minutes from the main Disney attractions. I found this home to be better than described in the listing and photos. The home was exceptionally clean as well. We also found Amy to be outstanding to work with. The second bedroom is ideal for a second set of parents as it has its own bathroom and we were able to have the Florida grandparents stay with us for a portion of the visit. I would recommend this to anyone who wishes to have a comfortable stay while attending the nearby parks. I certainly will be staying here on my future visits to the Orlando area.

FANTASTIC HOME!

This is the perfect place to stay when you are in the Kissimmee area. The house was spotless and decorated beautifully -- the moment we stepped into the house, we felt like we were at home. The stroller was fantastic to have at the parks for our 4 year old and it was wonderful that we didn't have to pack one and take it on the plane. Everything is so close -- the Disney parks were 10 minutes away and the grocery store was even closer. We even enjoyed the little neighborhood park one evening. The pool was such a huge hit that we opted to spend one day just at the house without going anywhere! Amy -- you were wonderful to work with when we were planning our stay and it was greatly appreciated as we had never rented a home before. You made it a great first experience. Also, the layout of the house was wonderful for our family of five -- I even took a picture of the floor plan :). Thanks so much and we will be recommending your home to EVERYONE. BEST vacation house EVER!!!!

I have to say that I was so nervous renting a house that I had never seen before, but this house was completely amazing. It was so beautifully decorated and comfortable that we felt at home immediately. It looks great in the pictures, but in person, it was even better. The management company was wonderful, and they really did a great job making sure the house was spotless and ready for us to have an unforgettable vacation. I especially recommend this property to anyone traveling with children. My three year old daughter loved the pool and the game room. One of my favorite things about the house (besides soaking in the hot tub every night) was that it was on the edge of the community, so it didn't back up to another house. It is on a pond and it is completely private. One last thing for the people that don't know the Kissimmee/Orlando area, is that it really is in a perfect area. It took us less than 10 minutes to get from the driveway, to the Disney parking lots. There are tons of stores and restaurants and grocery stores that were right down the street from the subdivision. This will definitely be THE place that we'll be staying at for our upcoming Disney/Orlando vacations!

Dear Amy, We have had a wonderful time staying in your house. Disney, shopping and entertainment where close by. We were very impressed with the cleanliness of the house when we arrived (We left a little mess behind us). Your management company was very helpful in providing us with discount tickets to Disney which we did not expect but was a pleasant surprise. The kids had fun in the game room and the pool. My husband and I were nervous to take our 5 kids to Disney. How could we find accommodations that would be comfortable? Well, we sure found it in this house!! The house was not only comfortable it was incredibly spacious and well laid out. It was also beautifully decorated and very clean. It had everything we needed including an amazing game room that my kids loved. It was also very convenient to be so close to the parks (only minutes away) and shopping centers for all our needs. We had the best time-- and now we can't wait to go back to Disney!!!

Recommended for:People with disabilities, age 55+, families with teenagers, families with young children, girls getaway, romantic getaway.

Thank You Amy We had a wonderful time in your home,we enjoyed our staying much more then we expected, The house was spotless clean, the beds very comfortable, the kids loved the great game room and the pool and the hot-tab made us feel like in haven. We had everything we needed in the house. it was convenient to everything and everywhere, I would greatly recommend this house to all our friends and other people, again thank you for the great time.

Had a great stay at the villa. It is beautifully decorated and very clean. Located close to all major theme parks. We found the management company very accessible and friendly and the owner, Amy, was a pleasure to deal with and very quick to respond to emails. I would highly recommend this villa to anyone. This house was decorated to perfection. Everything we could need to be comfortable for a weeks stay was right there at our fingertips. Our boys enjoyed having their own rooms, and the master suite was perfect. We enjoyed the pool at all hours of the day and very much liked the privacy. We were very pleased with absolutely every aspect of our stay. The owner was very easy to communicate with and the management team made sure we had everything we needed. Over all we had a wonderful time and would definately consider this home again in the future. This home was well worth the money we spent. I'm so glad I did my research and found this gem.
