Upon entering the house, you will find a spacious living area and kitchen. This home is too good to be a rental. Old world expert craftsmanship. Over a hundred thousand acres of BLM property just steps from the front door. Mountain biking, hiking, ATV trails, scenic views for all types of outdoor activities and of course Zion National Park just down the road.

World class golfing is within 25 minutes (12 golf courses within 40 mins). ATV Rental's for the trails that start right at the front door. This home is surrounded by beautiful trails that go on forever. You will have fun with a guide that will show you fun trails the whole family will love or explore on your own, inside or out of Zion National Park. There are Zion Vacation Rentals all around for ATV's, horseback riding, boats, tubes for the river, etc.

Horse trail rides are just across the road or just float down the Virgin River on a tube. You can walk to both family fun activities.

Our mountain bike trails are some of the best in the world. The winter brings great skiing at Brian Head Resort an hour away.

                        We rented this place as a midpoint between our town and my parents' place in CA. My husband was running a race in Virgen, so the location was perfect, about 14 miles to Zion NP- easily driveable, and I rode my bike there one day! The house was a great place for everyone to relax and my kids to play and chill out. We enjoyed the home and a great location for our purposes!

                        The house was great, exactly as discribed, and clean. I would Definitely recommended this house, that is perfectly located if you want to visit Zion. The kitchen was great, the bedrooms comfortable and the terrace very nice. We enjoyed our stay a lot with our two kids and some friends that came to visit us. And of course, we loved a nice fire when it started to be cool at night after a day of hiking.

                        There was plenty of room in this rental home for our family to spread out and relax. We thought the home was in Springdale, but it was just outside Virgin....Still only about 15 minutes from Zions National Park. We enjoyed being able to "come home" after our hiking in Zions and have all the comforts of home. We liked being able to cook our own meals in the big, furnished kitchen. It had almost everything we needed (except a can opener...be sure to take your own, and a working toaster), but the appliances were very nice. We also enjoyed building a fire in the fire pit out back in the evenings. We also liked the gas fireplaces in the great room, kitchen, and master bedroom. The home does have a propane grill on the porch, but it was in need of a thorough cleaning, so we opted not to use it. Our family likes watching movies, and the theater room provided a good place to enjoy the movies we had taken. There is also a variety of movies to select from there as well. Overall, our experience was very good, and we would choose to stay again.

                        Overall great place to stay. The house was very clean and the kitchen was super nice for cooking breakfast and dinner. Great place to just hang out after a good day of mountain biking. The only drawback to this house is the bedroom situation. It has a master and basically two guest rooms. The master has a king, one guest room has a queen, and the other guest room has two twins. It would be nicer if the other upstairs bedroom had a king as well so that two families could stay more comfortably. Even with that small little drawback, I will be staying here again.

                        Recommended for: Families with young children.

                        Just had the greatest time. Wonderful kitchen to cook in. House was warm and inviting, but access to everything we wanted to do was so close. Weather great considering it was January. 50 to 60 in the afternoons,perfect for hiking and biking. Cant wait to go back for another stay at this home and Zions.

                        My wife and I had a great time in this house. We were married 1 year ago and stayed in Zion National Park for part of our honeymoon so we decided to come back for our year anniversary. It was great. This giant house was so luxurious. The AC was perfect after the hot day hiking in Zion. We watched movies, made food and had all the spices we needed already in the house. We also stopped off at the Farmer's Market grocery store and got a giant watermelon, it was one of the reddest and juiciest one we've had in a long time. Great produce there. We were able to drive into St. George quickly so that was great that it was pretty close to everywhere we wanted to go but also out of the way so we'd be alone. We'll make this a tradition to come back.

                        Beautiful home located 20 min from Zion National Park and The Kolob Canyon. Zion is amazing! Rent water shoes and a hiking stick from an outfitter ($20.00 and worth every penny) in Springdale and hike into the Narrows on a warm day,allow 5-6 hours. Hike Angels Landing. It is so worth the effort. If heights scare you at least go as far as you can, The hidden Canyon and the Emerald pools were also great hikes. Kolob is beautiful in the evening and the Taylor Creek hike is a great hike for all ages. Little kids would love the creek crossings and rustic cabins along the way. we rented tubes for $12.00 a piece right in front of the visitors center (main park entrance) and floated down the Virgin River. It was hard work as the water was low. From this home it is easy to make a day trip to the North Rim of the Grand Canyon 2 1/2 to 3 hours and to Bryce Canyon 2-3 hours. We went horse back riding in Bryce which gave our legs a break from hiking. Zion is so incredible and this home has everything you need for a relaxing vacation. I loved that we could pack our lunches and eat our dinners "at home". The movie room was a bonus with projector screen. but we got in so late every night and started out so early that it took three nights to watch one movie. The owner has a ton of movies to choose from and in addition to the projector screen there is a huge flat screen TV in the main family room, Kitchen is well equipped, appliances new, as it the house. Could not have asked for a better home to vacation in.We will be back. Finally, save yourself some money and eat in or pack lunches. Our lunch for 5 "traditional southwestern cuisine" in Springdale was 100.00 and we have three vegetarians...all eating burritos. I also recommend Hydration backpacks. It is so hot and dry you will be drinking more water than you could possibly carry in a bottle. The park has drinking water that you can use to refill your water packs. We each drank at least 3 litters of water a day. This home is in a great location everything in great working order as it is new. 3 beds and 3 full baths plus additional sleeping space make this home ideal for one or even two families to share.

                        The home was a little hard to find, as it didn't show up on our GPS, but after asking some nice folks at the Virgin Trading Post, we found Rio De Sion. It's a beautiful home in a sparsely developed community. The home was clean, fully furnished, and loaded with high-end fixtures/appliances. The house is only15 minutes from the entrance to Zion National Park, and is right off the main road, so it was very conveniently located. The surrounding area of the property is also very beautiful, with views of mesas, buttes, and mountains from every window. We didn't spend too much time in the house, as we were exploring Zion, Bryce, and Kolob Terrace during the day, and just came home to eat and crash before setting off again the next day. But, on our last day, the weather turned cold and it rained/snowed. We used the wonderful home theater in the basement for the first time and regretted that we didn't use it earlier during our stay. It's really like a movie theater down there! All in all, we had a lovely stay at your house and have recommended it to several of our friends. I'm looking forward to going back to Zion one day and would love to stay at your house again. Thank you!

                        I really had to get on here and give a review, because we had such a wonderful time on our family retreat in this house. My parents, my sister's family, and my family had plenty of room in this very spacious home, and it was so close to Zion, we were never short on activities for the kids. Our fears of having 6 young kids under the same roof were quickly put to ease because the house was so spacious. After dinner, the kids would go to the theatre and watch movies and play; the cousins were loud with laughter and hyperness, and we couldn't even hear a peep upstairs as the adults shared drinks and stories and laughter of our own. During the days, we'd head out to the local park, do hikes at Zion, or head into Hurricane for fast photo developing or a pizza run. The backyard patio offered space for games, and while we cooked dinner, the kids explored around by the nearby river. I also loved watching the Thanksgiving football game on the big screen tv! We couldn't have asked for a better spot and hope to return here someday when our kids have kids of their own. If I had to offer one critique, I would hope that the owner completes the landscaping in the backyard, as the property is so close to perfect already. The nearby park was suitable for us though, as the kids played football and red rover and shared picnics. Thanks for the memories of a great Thanksgiving reunion.

                      About the owner: I have been building luxury homes for 30+ years, so when I decided to slow down and find the ultimate retirement spot I found this location near Zion National Park and built my own Zion vacation rental home.

                      Why the Owner Chose Zion National Park:
                      When my wife and I were looking for a place to build our get-a-way home, we looked in the city, at the Lake Sides, and up in the mountains. All of these places were impressive but none held a candle like Rio de Sion at the mouth of Zion National Park. We both fell in love with the majestic views of the thousands years in the making of Zion National Park. As we thought of our Territorial-Hacienda style home in such a quiet area, with the Virgin River rustling and the real night skies with an abundance of stars to view from our new to be patio, we realized that we were in a GOLDEN CIRCLE of the wonders of the Earth.                       The Unique Benefits at this House:
                      From our front door we were just steps from hiking, biking, rappelling, rock climbing and enjoying the many trails and vistas of the Zions National Park, Kolob, Bryce Canyon. We could also utilize the 100,000 acres of BLM property out our back door for horse back riding, biking, hiking or for an evening stroll. About 25 min to the west we have the Hurricane Sand Dunes for 4-wheeling and several large reservoirs for our boating and wake boarding activities. Two hours to the north we have Brian Head for winter sports and summer biking and hiking in the tall pine covered mountain side. The North Rim of the Grand Canyon is just a few hours to the south and Lake Powell a few hours to the East. For those that like the night life, Las Vegas is only two hours to the West. I just about forgot, within our Golden Circle there are six great golf courses and more in the making. Now you can enjoy all of these activities or just lay back and take in the clean air and small town ambience by just clicking on the Reserve button for your week or month of enjoyment.
