Thank you for sharing your beautiful home with us! It was a perfect location. Snorkeling was excellent! Loved the Monday & Tuesday programs at the condo site. Great birding up Saddle road! Artist village of Holualoa was excellent! Holualoa Gradens and Cafe was fantastic. Skip the laua at the Royal Kona Resort.

Tsunami made this, our second visit to Ryan's condo memborable indeed. Please inform us in advance so we are better prepared, next time! HAHA!! Never so glad to get back to a shower, a bed and a private toilet. Super trip! Will return next year of course!

Every night we went down to the pool area and watched the sunset. This is the perfect spot. Your place is wonderful. Your unit was everything you said it was and the little extras, boogie boards, fins, beach towels, not to mention the supplies in the kitchen were perfect. The grounds of the complex were immaculate, we used the pool and BBQ quite often. We would highly recommend your unit to everyone.

We just stayed here in May-June 2010. We had a fabulous time. The snorkel gear definitely saved us money and the property plus the building are all well taken care of. The condo is well equipped to do cook and relax, and there is also a guidebook prepared by the owners which helped a lot in navigating our way around. I wish Kona was closer, as we would definitely like to visit again. Thanks so much for the timely and nice replies to the emails I sent, it made the exchange only that much better. I highly recommend this unit and owner!

My siblings and I found a perfect home away from home! This condo is fantastic-in location & amenities. We jogged in the AM, sat by the pool, snorkeled (we rented gear from Snorkle Bob), visited the volcano and sat on the beach. The perfect Vacation!

We had a wonderful time here in Kona. Great condo to stay in. Beautiful sunsets and loved the birds, especialy the cardinals. The Hawaiian people are so nice. We took in the beaches, shopping, snorkling, kayaking, and restaurants. A vacation to remember! Thanks so much for the use of all the beach things-cooler, snorkel equipmentand mats, etc. Great Condo!! Saw the volcano and "the 4-mile seinic route". The hawaii Tropical Botanical Gardens were beatiful! Kona is wonderful and the sunsets-amazing. We had a great time!!

Art, Just wanted to let you know we really appreciate staying at your property this week. When we arrived it was spotless and we found the accommodations better than what we expected. The Royal Sea Cliff property is beautiful and your decorations are tasteful and relaxing. In some ways it must be hard to let strangers stay at such a nice property (I realize it pays the bills and is part investment), but we really appreciate it. Also, Sunquest Vacations are supporting you well. We haven't had any contact with them this week, but when we arrived the directions for late arrival were precise and we had no problems (even in the dark). I also checked with them on some details before we left and they were very helpful. Thanks again!

We spent a month here again this year. Thank you for the use of your wonderful home here and it always feels like coming home. It is very comfortable and well maintained. We love to visit the chocolate factory tours and really suggest it to other visitors (322-2626). Hapuna Beach is a must. Royal Kona has a good luau and good entertainment.

We had a wonderful stay at the Royal Sea Cliff!!!! The room was well appointed, the beach umbrellas, towels, mats, chairs and coolers made island travel a real convenience!!! Cooking in makes things much cheaper and convenient as well!! all in all it was FANTASTIC!!!!

We were pleased with the accommodations. The condo accommodated the 7 of us and was convenient to get a (small)wheelchair around. The condo was very clean and well furnished with all we needed; an abundance of beach towels, beach toys, snorkel gear, ice chest, even an underwater watch. We were apprehensive about renting a condo from someone we did not know. However, Art and Kathy reassured us and were very nice to fill us in with good recommendations and comments. Parking was convenient even for handicapped. We enjoyed the lanai and the birds that came to visit us. Did not see any bugs even though they said to keep an eye open for ants. We have to say that the unit exceeded out expectations. We definitely recommend Art and Kathy's Condo. (A list of places to visit has been edited out and can be found in the guestbook.)

Grandparents, Parents, and 2 teens! We were all very comfortable in your lovely condo. Spent time at Hapuna Beach and watched turtles at Kahalu'u Beach Park. We traveled to Kealakekua Bay and saw (from afar) Capt. Cook's monument. We did a little shopping an spent Christmas here with a Turkey dinner and all the trimmings. Thank you very much!!

(2nd visit) We have enjoyed another 6 weeks in your very comfortable home. No earthquake this year-just a tremmor :-). Hapuna Beach was wonderful. Snorkeling at Kahalu'u Beach just a little south about a mile was great...including so many turtles. Other goodies: Royal Kona Luau, Kirin Chinese Restaurant at Hilton Waikaloa, Don the Beachcomber at the Royal Kona-all terrific! Thank you so much again!

We had such a good time here. Most enjoyed the lanai every morning while sipping coffee and listening to slack key guitar and the birds, etc.. Visted Hilo and Tsunami Museum, South Kona Coffee Plantation, and Kilauea Volcano. Relaxed and read few books, hung out at the beach. (Already planning return trip.) Mahalo

This was a great & relaxing week. Hapuna beach was the best for the kids. Very crowded, but a great safe beach. Snorkeling down the way was also wonderful. Got to see a turtle! Thanks- we love it here. Recommend running at 6am.

Aloha Art and Kathy! I wanted to thank you for the pre-trip email you sent warning about Flossie. Thankfully, Flossie decided to head south a bit and missed the Big Island. A friend of mine in Honolulu called to check in on me. She was having gale force winds over there. She asked if I was being "blown away". When I listened to her message, I thought she meant, "blown away by the sunset", which I was watching with a rum drink in hand. Anyhow, thanks for your concern. Your condo was the perfect place to stay. My family and I have stayed at the Royal Sea Cliff many times, but I think your place was our favorite. My dad was especially impressed wiath the "sounds of nature" clock/radio in his room. Think I'll get him one for his birthday. It was a perfect trip for me. I really enjoyed my stay in your condo and hope to use it again next year. The bad part of the vacation is the ending. I now have to realize that my real life is not SCUBA diving when I want, rum drinks at night, Java on the Rock Kona coffee in the morning and naps during the day. It's back to work. Thank You again!

Sorry we didn't take Art's advice to relax. No regrets! Absolutely loved the condo. Great luaua at the Royal Kona Resort-food great and all alcholic beverages included. Hopefully, we saw all of the island-a good guess was when we saw the mileage on the car-over 1,000. PS. 1 request-next time please tsurn the volcano back on! Mahalo!

Just writing to say "Thank You" for the great condo!! We had a great time, June 15-June 22. My son was really impressed with how well stocked everything was!! I loved all the cooking things!! Travel book by Doughty was excellent and we used it everyday. Views from lanai spectacular. We enjoyed the poolside and lobby programs (special mahalo to Joy and crew!). Everything is well equpped and maintained. Whales and turtles were spotted on several beaches. You will be our 1st choice when we return and our friends will be made aware of it as well. I thought the binder that you put together about the unit, Kona and the Big Islnad was really nice. Imagine my surprise to learn that my beloved Galley restaurant is no longer there!
