This Colorful, Well-Located Carriage House lives like a Mini-Beach Cottage with a full Separate 3rd Floor Bedroom with a Full Bath (a Bathtub too!). This Bedroom is accessed via a real staircase and has a door for Privacy from the Second Floor Living Area. The Second Floor has its own half bath and the Washer/Dryer. There is also a small Kitchen area. You can relax while doing vacation laundry or making meals in the Spacious sitting area with the views of the Playground. This Sitting Area has a Queen Size sofabed from famed NYC manufacturer, Carlisle, with its patented Steelweave pattern, for your comfort.
Beach Air carriage house is located at 188 Round Road, Rosemary Beach, FL, 32413, on the South side of HWY 30A (Gulf side), so no highway to cross. This ideal location is where you can be on the beach after a short stroll (takes about 1 minute, 150 yds) down the boardwalk, just steps from the Coquina Pool (35 yds) and across from the playground (35 yds) for a variety of outdoor activities. Being on the eastern side of Rosemary offers a less crowded area with ease of access to the amazing amenities Rosemary Beach has to offer. Walk or ride your bike to the Town square to enjoy the great selection of local restaurants or visit the local merchants for a little shopping. Just walk north on the boardwalk about 250 yds at you are at the tennis courts, indoor sky pool (heated in off season), and fitness center.
With this house's location, you can access beach walkover A which is handicap accessible from Round Rd, or walkover B from the boardwalk. RB has 8 walkovers. Walkover A is advantageous if you have a small child as you can stroll them right to the beach without carrying them up and down the stairs. We have a little tikes wagon for use as well. Now have 2 free cruiser bikes!!
Beach Air carriage house provides 800 square feet of living space. The first floor is the 2 car garage and there is an outdoor shower. The main living area is on the second floor. It’s an open and large area for relaxing, dining, watching TV/movies and includes a queen sleeper sofa, table with 4 chairs, half-bath with stackable washer/dryer and a small kitchen. The kitchen has an under counter refrigerator/ice maker, large counter top smart oven with convection, 2 burner cooktop, microwave, and dishwasher. An extra 4 cu. ft mini frig/freezer is also in the garage.
Open the French doors off the 2 balconies to enjoy the breezes coming off the Gulf! One balcony has a table and seating for 2 to enjoy the beautiful sunrise or sunset over Rosemary Beach.
A unique feature to this home is the traditional full staircase to the loft bedroom which has a door and can be closed to help those children have a nap or for extra privacy. This design sets Beach Air apart from other carriage houses at Rosemary Beach which have a ladder, spiral staircase, or alternating staircase to access the loft, and no bedroom with privacy.
The loft of the Beach Air carriage house has a Queen bed with private full bathroom. This is advantageous as very few carriage houses have a full bath in loft with tub/shower and total 1.5 baths. This bedroom is large enough to accommodate a portable crib or pack n play for a small child. There is a TV in this bedroom.
The house also has some books, videos, and games.
Carriage house guests have the garage for parking and main house guests have parking next to the house. WOW it even has private parking. Grill also in the courtyard.

stayed 10 days during 4th July 2010, 100-200 yards from beach, place is clean and well taken care of, perfect for couples or people with small childern, Logan was 3 then and being so close to the beach made it easy for nap time or just running back to the house, owners have provided everything you need, the washer and dryer was one of the best things ever, being able to wash cloths as you go made this so much easier......you wont be disapointedRecommended for: Sightseeing, romantic getaway, age 55+, families with young children, girls getaway, tourists without a car.

My husband and I and our two small children stayed at this adorable carriage house for a week this summer. The upstairs bedroom is very spacious. We had a tent for our 2 year old and a portable crib for our baby in the room and there was plenty of room to walk around. Three portable cribs could easily fit with room to walk. We cooked all but two of our meals in the kitchen and found it to be very nice. We were nicely surprised at the size of the refrigerator. The toaster oven has been replaced since the picture on the website was taken. It is a toaster oven/convection countertop oven and it worked very well. Dan and Robin are very nice and helpful. Our recent stay at Rosemary Beach was by far our best. The main reason being the carriage house in which we stayed. Having stayed at many carriage houses in Rosemary, we can tell you that they are consistently lacking when it comes to space. Dan has designed a floor plan unmatched at Rosemary Beach. The additional half bath is a major plus, as is the laundry room on the main level. However, the most impressive feature is the bedroom comfortably placed on the 3rd level with a full bath. Those with younger children now have a place to lay kids down for the afternoon, and retreat to the living room and watch HD TV without disrupting the all important nap. I hesitate to encourage the use of this carriage house because we want it to be available :) However, can't help but share a good thing. In addition, Dan and his family were terrific and are great people. Wonderful family. About the owner: We were half-time residents in Rosemary Beach for 10 years. My wife spent summers on the beach, my daughters would baby sit in the area and my son worked for the beach service. This is a great place for kids to be kids.

Rosemary Beach is a great community with an outstanding beach, numerous pools and other amenities. Our children can feel free to be independent in their biking and walking around town.
