Royal Palms - Unit 1202 - 1 Bedroom with 2 Full Baths. Welcoming up to 6 persons per stay. The unit sleeps 1 to 6. Bedroom has a King size bed. As a one BR unit, there is one parking space available. Royal Palms is a low density building with only 12 floors and two penthouses. We are the last gulf front complex before the State Park. In our opinion we have the perfect location in the building for a one Bedroom with a sheltered doorway and away from everyone. Watchful and attentive security guard onsite fulltime during season and nightly off season. The unit has tile with occasion rugs. The complex has covered and non-covered parking with two elevators. The complex as a indoor heated pool, an outdoor second pool, indoor hot tub and a new shower/rinse area at the boardwalk to the beach.
Our unit is clean, comfortable, no frills, and owner visited several times a year with local concierge/cleaning services. Currently the unit has a full size sleeper sofa or there is plenty of room in the living room for a full size air mattress if you prefer to bring your own. The unit's kitchen is fully stocked (except for food) with new stainless steel pots and pans and professional grade skillets. Light blocking draperies in LR and BR. BR window is also tinted.
With this unit, you will call the owner directly and not deal with a rental agency. If you have any questions, we will answer them for you. We believe in providing a simple, clean, comfortable and affordable stay at the beach. We do ask for an emergency contact. Refundable security deposit is required of first time renters only.
Non smoking unit and Non smoking Balcony.
During the month of November 2009, we are remodeling and selecting a new cleaning/concierge service. Right now the unit has a new stove, new ceiling fans, a wonderful new kitchen light fixture. Just added a new fridge and new microwave over stove. Very soon it will have all new lamps/lighting, new flat screen TV, new bedspread, and new paint. The unit is available again the first of December after getting scrubbed top to bottom. We are finalizing our exact costs for 2010. Our nightly rate will stay the same with slight changes on cleaning either up or down.

Rates are per night plus tax, cleaning, parking, security, mailing.
Fall/Spring (Aug 03-May) .. $ 70/night ... regular $586/week + security dep
Summer rate is $130 a night with weekly minimum.
First time quests have a $50 refundable security deposit.
Normal payment due 30 days in advance of booking.
Weekly special extended thru Feb 2010 - 7 nights for the price of 5 = $508
Fall/Spring totals with all tax, clean, park included: 2 Nights - $275.40,
3 Nights - $353.10, 4 Nights $430.80, 5 Nights - $508.50, 6&7 Nights - reg.$586.20

Why the Owner Chose Royal Palms
The condo was a long time dream! Purchased in 2000 and rented thru major rental companies until April 2007, it truly was a learning experience. With Ivan we lost about 95% of the interior due to the end unit taking on water. A wall was replaced, new paint, new BR furniture, new hall bunks added (with custom built mattresses), missing items replaced, LR furniture was salvaged, replaced, and professional cleaned. We started rent by owner and have enjoyed meeting lots of new friends. We are thankful for our past guests and have several repeat renters. New tile in unit and carpet in 2005, then new tile in BR (no carpet now) in 2009. We prefer to chat with each renter on the phone. Our two children love the unit and one of their favorite times was after Ivan when piles and piles of sand where hauled in and the loved playing in sand and collecting the spiral shells that we use for Christmas tree decoration. Our website has several photos of the kids at play. We consider our unit to be child friendly and clean. The unit is a basic unit without a lot of frills, as our concentration is on clean, working condition, and quality. In 2009 we added wireless internet available. Each year we budget a certain number of upgrades and replacements to keep everything comfortable. We live in Blount County, Alabama, and have been blessed in finding a wonderful concierge/cleaning service for our unit thus providing a 24 hr local service.
The Unique Benefits at this Condominium
Royal Palms Unit 1202 is located next to the Gulf Shores State Park. Right now in 2009, the lots on the right are still vacant from Ivan's visit. Our unit has a curved balcony which was a deciding factor in purchase. The unit is next to the state park end with only on unit between 1202 and the park. Most of our guests love sitting on the balcony, easy access to the pier, and miles of beach. The front door is sheltered from wind and rain and away from the garbage chute and elevators, very quiet. The child bunk beds were custom built by us and installed for long term durability. This is the second set as the first set had to come out after Ivan when the walls came out, thus any design changes and improvements were incorporated. We welcome all our guests and welcome to questions and suggestions. The Gulf Coast Zoo (The Little Zoo That Could) is a treasure to visit and convenient in location.
