This is a classic 1950' s style (renovated) beach house on a lovely inlet off Peconic Bay called Wooley Pond.
We are situated equally between the Village of Southampton and Sag Harbour. The house is the last house on a quiet lane. It is two story's with a large open studio on the second floor.
This room has floor to ceiling windows facing the water and the sunset, black slate floors and wicker furniture. It opens onto a private sundeck where one can sunbathe.
The ground level has a large eat-in kitchen. The main bedrooms are well spaced apart, with a smaller twin bedroom next to the master bedroom (with its own door to the outside). The floors are oak, and the house has just been painted inside and out.
One bathroom has a bath and the other a shower. There is a powder room on the second floor. The outdoor shower is very private, around the back of the house, and is used all the time.
There are ceiling fans in all the rooms and window air conditions in all bedrooms. The house is very breezy and usually kept cool by the breezes off the water.
There is a lovely sunken garden with a fish pond, very private. Perfect for sitting, sunbathing, entertaining or reading.
The boathouse has a kayak that you can launch right off the dock. There is a small sandy area, from which we go swimming all summer. Or you can just dive off the dock in high tide.
The water in Wooley pond is warmer than the bay, thus suitable for swimming. The lawn is mowed by a service every week.
This is not a fancy house, just a comfortable, cozy, waterside retreat. If you want glitzy, this house is not for you.

- Waterfront, not Lake/Oceanfront. Ask for details : The house is located on calm, quiet Wooley Pond in Southampton, a salt water inlet off Peconic bay complete with a deep water marina. The house has a broad wood bulkhead at the water's edge and a small sandy area next to the dock for swimming. The water is very swimmable and because it is an inlet, warm by the end of June.

We stayed a week in this terrific house and enjoyed every minute. House is in great condition, and grounds are very well cared for by owner. Outdoor shower was an absolute delight, we used it constantly and wanted to bring it home with us! Property is very beautifully situated on Wooley pond, where we enjoyed observing the local osprey while absorbing the wonderful view over the water. Beds were comfortable and clean, as were all bathrooms and other amenities. Grills, both gas and charcoal are functional and kitchen stove/oven is really excellent. We would stay here again without question and would recommend it to anyone we know. Thanks for a wonderful week!
