  Our family, which includes two boys under 10 and the grandparents, stayed the week at this wonderful condo on Folly Beach. The owner was FANTASTIC about communicating, providing us local information and check-in was a breeze. There is a coded door entry so no need for keys during your stay! This is great because there were several times we were doing things separately and no one had to wait for anyone to let them in. The unit itself is very well maintained and well stocked. We brought tons of toiletries and supplies, but hardly needed any of it. The location of the unit made for some fantastic people watching and the pool was extremely convenient. We had read some reviews which were negative about hotel noise nearby, but we didn't experience it at all. In fact, the patio furniture was ample and comfortable and we spent a lot of time relaxing in the outdoor living space. We have been coming to Folly for 10 years. This is the first time in this unit and we can't wait to book it again next year. You are ON the Ocean, with a view of the Pier and have access to two pools and secured parking. Life doesn't get much better. Thanks for everything Jim.

• Folly during the holidays...

  This is the third time we've rented this condo, and love it! The location is perfect...it's within a block of the downtown area, it overlooks the beach and it has a huge, wonderful balcony to lounge on. The four bedrooms and four baths are all spacious and well-maintained and the kitchen is well stocked with everything you need to cook and serve meals for 7+ people. The owners are very responsive to any questions and are excellent to deal with, and were very accomodating to some requests we had. Overall, it's an excellent condo in a great location. We had a great time!

  Condo is clean and comfortable. It is nice that there are four bathrooms. Love that two bedrooms have a sliding glass door to the balcony. It was wonderful to listen to the waves at night. The location is nice -once you park you can walk to just about everything. The only issue is that on check in and check out days the elevators take forever and cannot accommodate the volume of people. I wish they had a ramp to use ... easy access for carts and children. The stairs can be exhausting especially to the 3rd floor. Also, the wireless did not work in the condo... but we came to enjoy the pool and beach so we were not that disappointed that we could not get it to work. Also, using the FOB to go in and out of the gates can be cumbersome especially if you are carrying lots of stuff to the beach and with kids or traveling with more than one person in a group. Overall, this is our second time staying at this condo and will be planning to come back. The price is right and the condo is nice.

  We love Charleston Oceanfront Villas. Some recommendations for the unit that we stayed in... needs area rugs (at least a couple to help gather sand from feet - there wasn't anything to wipe your feet on, so sand from your shoes just went everywhere). Shower curtain (which I accidentally stepped on and split) in the small master bathroom had mold on the inside. The living room couches and sofas were pretty dingy. A good cleaning would be helpful. We put throws on the couch and sat on those. I mentioned several little things above, but we really did have a great time!

  Although we have stayed many times in downtown Charleston and visited Folly Beach this was our first time to stay at Folly Beach. The condo was great as well as the location. Jim and Geoge were perfect to work with and I even met Tex and his wife Pat. Tex was a pleasure to chat with. We will certainly be back.

  We had a wonderful vacation at this lovely Folly home! I didn't give our stay an "excellent" rating becausee there was a lot of unpleasant noise from the parking lot of the hotel adjacent to the property, especially late at night (from car stereos blasting to exhaust fans to groups of people drinking). I don't think I would have chosen this location if I had known about the noise (and how unsightly the view of the parking lot is), but again, overall it is a lovely home -- very well-maintained and clean -- and we had a great vacation. The owner was always very helpful in his replies to my queries.

  The past week at Charleston Ocean Villa #303 was terrific! Everything from the initial description of the condo, layout, ocean and pier views, clean and up to date and owner communication was more than I expected. The 4 bedroom and 4 bath worked great with the 4 -17years old boys and the Folly beach allowed them the freedom they needed without parent worry. The local restaurants- Lost Dog, Taco Boy and Surf Bar were layed back and unique- just right for the beach environment. Thank you for a great spring break 2012.

  Recommended for: Romantic getaway, families with teenagers, girls getaway, tourists without a car.

  The condo was awesome! very clean and well equipped. loved the view of the beach and the sun rises. Will come back next year and for longer. The city and beach are kept up very well. To bad about the storm and the public beach. have a great summer and see you next year.

  We planned the trip to attend the wedding of my daughter combined with a family vacation. WE LOVED THIS PLACE!! Perfect condo location near the pier, Folly shops and restaurants. Minutes away from Charleston's Historic District. This condo is clean, furnished beautifully (beachy too!), all appliances and countertops were in top shape and the view was beautiful. Jim, our host, was gracious and helpful he is running a first class operation.
