  My friends and I had such an absolutely wonderful stay at Juan Oretga's rental home. Juan was above and beyond helpful throughout the entire trip, making sure that we felt comfotable to contact him at any hour of the day in case we needed anything. The house was equipped with all of the amenities listed and was very conveniently located just a stone's throw away from the beach. I definitely suggest renting a car like we did, as it is a bit difficult describing to a cab driver where exactly the house is located the first time (plus, most all restaurants/grocery stores/etc are driving distance away, so it would've been costly to pay for a cab every time we wanted to leave the house). For anyone staying here in the future, tell the cab service the house is along the beach, near the old train tracks, right next to Casa Blanca. The sunsets in Rincon can't be beat, especially by the beach right down the driveway from the house. Once again, I can't say enough how helpful and accomodating Juan and his property manager Julio were. One night the power went out, and it was fixed within 10-15 mins of contacting Julio. He is the best. I hope to revisit this beautiful blue Rincon residence again in the future, and highly recommend it to anyone looking for a nice, private, affordable, and relaxing vacation in Rincon!   We were very unhappy with the house during our stay. Air conditioners were not always working (one beeped continuously all night on our last night). The pool was not heated and being under the house it gets no sun to heat naturally. The house was absolutely filthy when our group moved in for the week nad had to be completely cleaned (by us). The couches were festering with mosquitos, and the beds were uncomfortable (worse than a normal futon mattress). If you need an inexpensive location to stay this could work in a pich but there are much nicer places to stay in the area for the same price. The beach was nice but hard to access unles you were willing to climb and jump. If we ever return will will be staying up near sandy beach north of the lighthouse One last piece of advice don't plan on finding the house in the middle of the night try to arrive in the daylight it is tricky to find if you don't know the area.

  Owner response: First of all I am very sorry for the inconviniences you experienced at the Rincon Beach House. 1- A.C. PROBLEM You make mention that one A.C. started witn a beeping sound your last night. I am very concern that you did not inform me the problem. However the A.C. of only six month was replaced with a new one. 2- POOL HEATER The contract you signed states that pool heater is not available at this time, it is available from : DEC 15 TO FEB 15. In P.R. is not necessary the rest of the year. 3- HOUSE CLEANNING This is very strange I personaly check everything in the house before new guest arrive. Please, check our past reviews and you'll notice that our house and pool are very clean, ( POOL IS CHECKED EVERY OTHER DAY) . Remember that we deliver the house clean but is your responsibility to keep it clean during the week of rental. 4- MOSQUITOES. I am very sorry for the mosquitoes, they are a natural part of the tropical environment. The house has screen doors and screen windows to minimize then in the house without compromising the beach experience. 5- BED PROBLEM. It is unfortunate that you did not inform me that one of the mattress was unacceptable to you , this could be solved in 20 minutes by getting a new mattress . We use orthopedic mattressess and have no problem changing then if necessary. 4-

  I have rented many vacation properties and have never been disappointed, until now. This home is more camp like than comfortable. We had difficulty sleeping because the beds were uncomfortable, a couple of the air conditioners didn't work and the local roosters begin crowing at 3 am. We actually went out and purchased an air mattress to sleep on! There is not much room to gather and relax indoors. On the positive side, the beach is a short walk away and is beautiful. The house was pretty much clean and the pool, though small, was clean also.

SORRY BUT YOU ARE OUT OF ORDER, YOU PAID FOR 10 PEOPLE AND THE HOUSE CAPACITY IS FOR A MAXIMUM OF 10. ALSO, EACH TIME THAT THE PROPERTY IS GOING TO RECEIVE A NEW GUEST WE ARE RESPONSIBLE TO TEST THAT EVERYTHING IS PROPERLY WORKING. MEANWHILE, WE ALWAYS TELL TO OUR GUEST TO FEEL FREE TO CONTACT IN CASE THEY NEED ANYTHING OR HELP, INCLUDING IF SOMETHING IS NOT WORKING PROPERLY IN THE HOUSE SO THAT WE CAN QUICKLY FIX OR REPLACE IT. IN THIS CASE, WE NEVER RECEIVED A CALL LETTING US KNOW ABOUT THE BEDS AND AC. ON THE OTHER HAND, OF THE LOCAL ROOSTERS THIS IS THE FIRST TIME WE RECEIVE A COMPLAINT ABOUT IT BUT WE DONT HAVE ANY CONTROL OVER THAT, THEY ARE NOT OURS. SORRY TO HEAR THEY DISTURBED YOUR COMFORT.

  This place a was a God-Send. We needed a beach house in Rincon for 7 people, but were on a tight budget. We wanted a place with a pool, grill, kitchen and dining area, as well as lots of bedrooms. Juan's place was it. The listing on Home Away was true; all amenities listed were available to us and the place was clean, tidy and well built. We were a group of 7 friends in our 20s, but we were looking for a great place close to the beach, that was quiet and made for relaxation. Juan, the owner, was friendly, very detailed and made a point of letting us know that if we needed anything, he was just a phone call away. He didn't bug us during our trip, but once we did need something from him, he was on it. We were an easy group though; we decided to explore mostly on our own and found some great restaurants and bars in town and down by the area where the surfers stay. Rock Bottom at Casa Verde was a great hang out spot, and so was Taboo. They are both a 10 minute ride from the house. Rincon Tropical is only 5 minutes from the house and had awesome food. Also, if you want to stay really local, El Bohio is a great bar. They have karaoke on saturdays, and pool tables and slot machines are available all day for recreation. I do recommend you rent a car. We rented two and were so glad that we did. Most cabs have problems getting down to the shore houses since they are technically on the beach and tend to not have real house numbers. Since you're saving so much on this house, you can afford a rental car ;-). I wrote even more about the house and our experience on my blog, 4 Hats and Frugal. Enjoy your stay!

  My family had the time of our lives. Juan was super helpful and pleasant from the date we booked the trip throughout our stay. The beach was awesome. We spent 5 days on the beach and only seen 3 other people the whole time. The water was kind of rough and we couldn't really swim but the kids still loved playing in the waves in the shallow water. The house suited our needs but wouldn't have been overly comfortable if we had planned to spend more time indoors, the couch is small and there is not a lot of room in the living room for entertaining or relaxing. But then again, we were in Puerto Rico....who is hanging out in the house? Then there is Albert!! He is awesome. He went out of his way to make sure that are trip was enjoyable. Make sure to book a tour with him if you visit. During our stay there was a small earthquake, both Albert and Juan called to check on us at 2am! Couldn't have asked for better hosts. Thanks so much for our first of many trips to Puerto Rico!! Travis and Marti Bane

  9 of my friends and I spent 9 great nights at this house and enjoyed every minute of it. The house is beautiful, well kept, and in a great location, being less than a minute's walk away from the beach. Access to the beach is a little rocky but once you get passed the 20 yards of rocks, it opens up to a sandy and practically exclusive beach. The house, on the other hand, worked great, especially the charcoal grill and pool area which was area to end the day with friends. The beds were comfortable and had working air conditioning. The pool filter and wildlife can get quite noisy during the night, but the air conditioning does a good job at drowning out the noise of the roosters. The house is located in a great location, being about a 5 minute drive from downtown Rincón and about a 10 minute drive from Maria's beach. A supermarket is very close, along with a bakery with ridiculously cheap and absolutely delicious goods which became a staple food of our trip. Getting to the house for the first time can be tricky, especially if arriving at night (which Juan, the owner, warned me of) and the entrance to the driveway is narrow, but after a few times it's not that tough. I definitely recommend this home to individuals looking for a fun or relaxed trip. We will definitely consider renting this home again!

  We stayed for two weeks in December. The house is in a perfect location. You can't ask for a better beach out front. We surfed all beaches in Rincon, but the one out front is best for watching the sunset. The outdoor kitchen was used more then anything else in the house. We had a great time here and will come back someday. One of the best parts of the trip was our house host Alberto! He is the best tour guide you will get in Puerto Rico. Take him up on all of his tour ideas. Not only will he give you the best price, but he will give you the most memorable of experiences. Whether it is surfing advice or helping you cook a lobster... he knows it all!

  Just recently I planned my families summer vacation getaway. We arrived to Rincon on June 28 and stayed until July 4. We had a wonderful stay enjoying the beach near by then taking a dip in our own personal pool. We had peace and quiet during our entire stay. We had our own personal tour guide Alberto who was also in charge of the summer rental. The owners provided great customer service and Alberto was always available at any time he was needed for anything. I would recommend this summer rental house to anyone who is looking for a peaceful getaway with a beautiful beach near by. Aguadilla and Mayaguez are towns near by with plenty of attractions.

  Recommended for: Adventure seekers, age 55+, tourists without a car, families with teenagers, families with young children, sightseeing.

  This house was a dream come true. It suited our 6 person (3 couples) party wonderfully. The house was clean and modern. Plenty of cross breezes and windows, so no AC needed, although there is 1 in every room. The pool area is completely shaded, but perfect after sitting in the sun all day. We spent everynight on the lower level, grilling, so the sink & small refrigerator there were perfect. The bedrooms are simple and met all our needs. The inside kitchen had double sinks and all the necessities one could need. We prepared dinner at home 5 of the 6 nights during out stay! Parking was a breeze in the large driveway. There is a sandy beach about 100 yards from the house; and we were the only people on the beaches for our entire trip! Being on the carribean side you could walk for MILES without much rocky ground. This part of Rincon is definitly more secluded, and to get to surfing beaches, resturants and bars, you will need to drive (only about 10 minutes). I would not recommend for those who have a hard time using stairs; the beach and living area are both only accessible by stairs. Juan, Johanna and Albert did a fantastic job at making sure we were comfortable. We even got clean sheets mid-week! I will definitly be recommending this house to friends and family and will for sure be back!
