Our one & two weekly service charges are inclusive of final cleaning, bed linen, towels, heating, utilities & air-conditioning (if installed in the holiday property). Tea towels & beach towels are not supplied. If your booking is for more than one week, clean linen & towels will be provided on a weekly basis.

Short Breaks:
3 night break - 40% off weekly tariff / 4 night break - 30% off weekly tariff / 5 night break - 20% off weekly tariff / 6 night break - 10% off weekly tariff.
Additional Extras:
We offer a range of extra facilities, which are available for hire through our office 'Happy Holiday Homes' in Menaggio: Cot Hire - EU 20 per week, High Chair - EU 15 per week, Push Chair - EU 25 per week, Camp Bed – EU 85 per week, Wi-Fi or USB Internet Stick - EU 35 per week (includes EU 10 consumable credit). Please note that signal and connectivity is not guaranteed and may depend on the strength of the signal in your rental property.
Making a Booking:
To make a confirmed booking, you will be asked to fill in our online booking form and pay a 30% deposit by wire transfer or credit card. The remaining holiday balance will then be due 6 weeks before arrival.

We wanted a special place for our 30th anniversary and unfortunately time because a concern and we were only able to book 4 days of availabilty, but I need to say they were wondeful. The calendar reflects the unquiness of this property. The rental mangement team was great.The information they supplied from payment through Paypal to directions and advise was excellent. The instructions to arrive at the property was very through. We have rented many oversea properties and this agency was amazing. The property was the "over the top" experience. It was located in a little Italian Hamlet up a small coble stone walk way to a charming restored Farm house. I was suprised to see that the property was on 3 Levels. The views were so peaceful. The water so blue! The house was attached to another home and we enjoyed some Italian chatter during the day and total silence at night. The view was totally unobstructed. The stone building , marble steps , and interior decor was wonderful. Kitchen was useful and the outside patio, we spent hours sitting and admiring the view of Lake Como.The rental was located only a few minutes from Mennaggio where we found a supermaket, local shops for produce, breads, meats, and fish. We actually made our meals form the rental. You opened the oval iron gate to the property and you feel that you are going back to Medieval times, but with all modern amenties.Lake Como is easy to navigate and we flew into Milan with a car rental straight tithe rental with a key box on the house. 2 Bedrooms, 2 bathrooms and a nice balcony on the Master bedroom floor. This property was so beautiful and down to earth Italian. I enjoyed every moment we stay here. It exceeded our expectations. I have used reviews to further explore rental properties and have on reviews alone made rentals. This property will enchant you. The flowers, the quaintness, the location, it has it all. Enjoy!! RZ

While there is a certain rustic charm to this property, the photos do not accurately depict the experience of staying there. The home was not fully cleaned upon arrival. There were cobwebs and a layer of dust over the surfaces. There were 3 dead bugs found on the floor & walls upon arrival, and each night we found additional live millipedes and a total of 3 live scorpions which we had to kill. Outside on the patio, someone had left out a garbage bag, a kitchen broiler pan, a saw, a paint roller & paint tin, and a cardboard box & plastic pail. In addition, there were not enough towels or sheets for the number of confirmed guests. The spare pillows had hair and something yellow on the pillow cases. Upon arrival (on a sunny afternoon), the house was pitch black inside. All of the shutters were closed, so we had to stumble in the dark to find the windows & doors, to open the shutters. Once the shutters on all 3 floors of the home were opened, it was much brighter, but the home has a musty smell. The foyer, kitchen & living room have an overwhelming smell of oil, coming from the basement. It smelled like a mechanic's shop/garage, and the smell never aired out during our stay. The home is decorated in a charming English style, and the amenities (kitchen, baths) were suitable, but because of the lack of cleanliness, the darkness, the smell, and the bugs, I would not recommend this house to anyone, especially not a friend or relative.
