'This is so cute!', 'I love how quiet it is inside.', 'It really feels like a beach home.', 'Very livable.', - those are just some of the ways our previous renters have described The Commons at Seashell. These newly built, 3 bedroom, 2 1/2 bath Townhomes were designed with families and friends in mind from the start. We built The Commons to be a place where we would want to stay with our own families and bring our friends to. That led us to spend a lot of time thinking about how to make The Commons a fun and practical place that offered a real community feel.
First of all, all units at the The Commons are just steps away from the central common area and swimming pool. No need for a long hike just to cool off with a quick dip in the pool. The cabana and charcoal grill is just as close, so if you want to cook out, you don't have far to carry food from your kitchen. It's great to be able to step outside your front door, sit on your own front porch, and on the spur of the moment visit with your friends or extended family members vacationing with you - without having to arrange a meeting somewhere else.
But, even with people you love, sometimes you need some quiet time for yourself or your children. We chose to build The Commons with a different construction technique that offers the maximum in windstorm protection, energy efficiency, and sound proofing. With 12 inch thick walls surrounding each Townhome, you can easily put the kids to bed while your neighbors are still up having fun, without worrying about the noise from next door keeping them awake. No other multi-unit project on the Island offers this unique advantage.
And finally, it has a cute and fun, beachy style that is simply livable. The downstairs offers an open floor plan with full kitchen, dining table that seats 8 and a living room with HDTV. There is even a 1/2 bath downstairs. Upstairs each unit has 3 bedrooms, 2 with queen beds and one smaller bunk room for kids, and 2 full baths - easily accommodating 1-2 families together. Stained concrete floor downstairs and sealed wood floors upstairs means beach sand is easily and completely cleaned out before and during your stay - great for people with allergies. A simple but fully furnished kitchen means you can easily find everything you need to prepare meals for your own family or to share. And we thought of many small details that make a big difference, such as the outdoor shower near the front door of each unit, or the rosemary plants in the common area that smell so good as you walk by them, and our wildly popular hammocks next to the pool that are ideal for a snooze in the sun!

About: We are 3 business partners, one married couple and our best friend. Together, we developed the Commons at Seashell Drive Townhomes. All three of us are relatively new to the real estate development business, having previously been employed either as sales and technology executives or in the legal field. But, after visiting Mustang Island for vacations, we fell in love with this sleepy, fun little beach town, and decided we wanted to build a place there that we would love to stay in ourselves and bring our friends. A good idea turned into a great big idea and soon we found ourselves building an entire Townhome Community with 30 units on the drawing board.
Why Commons at Seashell:
The Commons is a short 4 block walk to the beach. That's close enough that often we adults will walk while kids as young as 7 years old ride their bikes next to us, back and forth a couple of times a day. It's really convenient to be able to hit the beach early in the morning, head back for lunch, cool off in the pool just outside our Townhome doors, and then hit the beach again in the late afternoon after the mid-day heat is past.
The Unique Benefits at this Townhome:
All of the Commons Townhomes surround a central common area and pool - that's why we named it The Commons! With the pool literally no more than 30 steps away from every front door at the most, it really encourages everyone to get to know their neighbors and other guests. We first opened up these units for rent just in time for Spring Break, 2009. Most of the guests were families with kids, just like us. But there was one group of really nice and well mannered college students staying in one unit with two adults chaperons. Several nights, some of the students would sit on their front porch playing guitars and the others would join them. Before you knew it, all the other guests were sitting outside on their own porches visiting and enjoying the evening making new friends. That's what we hoped would happen at the Commons when we first conceived of it and it was wonderful to see our vision become a reality.
