This 3 bedroom, 2 bath house sits on a 5 acre parcel that fronts the Colorado River. The house itself sits back away from the river... approx 550 feet... walking distance... close enough to enjoy the cool water in the summer time!
The master bedroom has a queen size bed, a walk in closet and the master bathroom. Two bedrooms share a 'jack and jill" style bathroom set up. One with a queen bed, the other with a full size bed. A queen size hide-a -bed in the living room allows 8 to sleep comfortably in this house.
BBQ, horse shoes and fire pit right in the front yard.
A long single car garage gives a bit of covered parking... also has the washer/dryer and a wash tub.
Ceiling fans in all rooms including the outside patio.
Private double width, deep boat ramp with embedded anchor hooks and a dock. Sandy beach protected by two jetties and the dock provides a safe play area for kids.

The Unique Benefits at this House
River.... River... River!! Use the private extra large boat ramp, and cruise the river to anywhere in Needles, through the gorge to Lake Havasu... or go the other way to Bullhead City and Laughlin. You don't need a boat to enjoy the property... use the private beach, the fire pit or the horseshoe pit. The Avi Resort & Casino is only 15 minutes away by car... and Laughlin is only 30 minutes by car.

We have 2 boys... 11 and 13 years old. We live here full time. We bought this 5 acre parcel on the river to raise our family. There were two homes on the property when we purchased it. We've remodeled both of them. We now live in one and rent the other.

My family and I stayed at this rental over the Memorial Day Weekend. We had the house for one week and would highly recommend to anyone to stay here. The home was very clean and comfortable. There was plenty of space, an ice maker, great air conditioning and a full screen T.V. in family room. Owner was easy to work with and very nice. We will be returning very soon.
Recommended for:Sightseeing, adventure seekers, girls getaway, families with young children.

Good winter retreat for snowbirds, close to Laughlin and Vegas in a small town in a quiet area with a good landlord and friendly people. Nice patio to soak up the sun and grill out and play horseshoe and just hang out and enjoy the sunshine almost every day.

We had a great time during our stay. Kevin and Pam were exelent hosts during our stay. The house was clean and very comfortable. They were very helpful to all our questions and accommodated all our need while there. We really felt like it was our own property the entire time we were there. There are nicer properties in the area to rent for much more money. But you can't beat the value you get staying here. I would definitely stay her again. They are working on major improvements to the property which will only make the place nicer. Even though the owners lived on property they left to our privacy everything was ours to use as needed. You couldn't be disappointed spending you vacation at this property. We highly recommend this property. Thanks so much for everything.

I have rented a lot of houses in the area an you can not beet this one . The house is great an so is the beach ,water front an you have your own boat launch no waiting in line anymore
Recommended for:Sightseeing, adventure seekers, girls getaway, age 55+, families with young children, families with teenagers.
