This vacation home is located near Hurricane (Cliffdweller Ranch) a neighborhood known for its starry nights. This southwestern home has a colorful and unique style to it and is a one of a kind vacation spot. The home is 2500sq ft 4 bedroom/ 2.5 bath, Sleeps 8 people comfortably. Each room has 3 queen size beds in separate rooms with gel top mattress. 2 Twin beds/trundle bed in 4th bedroom. Open den area with sofa twin. Optional toddler/baby bed in 2nd bedroom. It also features Chromatherapy air tub, 2 person walk in shower w/jets, high speed Internet WIFI, TV/Directv. Private splash pool, full size stocked kitchen w/2 sinks. Very Quiet !! (located on 1.34 acres of privacy). Golf course nearby. New feature: Massage therapist room and mobile therapist available upon request.

This is a very quiet and secluded location well suited for day long forays into the surrounding attractions such as Zion N.P. and Cedar Breaks. Tastefully decorated and very comfortable in a contemporary S/W style. New construction with great amenities and very clean.Recommended for: Families with young children, families with teenagers, romantic getaway, sightseeing, age 55+, adventure seekers.

We spent two amazing nights here. The house has a great layout and is so comfortable and nicely appointed. All the amenities of home. Loved the pool. The quiet and peaceful neighborhood is just about a 5 minute drive from the quaint town of Hurricane. This house was an excellent place to stay with a family. It was clean, comfortable and when ever I had a question it was answered quickly and pleasantly. I and my family of four stayed at this property over the Thanksgiving Holiday in 2012. Everything was "as advertised" in the listing. This is a fabulous property. It was very comfortable. The kitchen was as well furnished as any vacation rental that we have stayed in. It is very well decorated. We could not have asked for more. We spent our days hiking, and visiting other local attractions with extended family that stayed in motel rooms. We were able to spend our evenings relaxing in the great living room, enjoying space and privacy that hotels cannot provide. Management was easy to work with. Communication was great. Everything was as advertised. I would recommend this property to my family and friends. We would definitely stay here again. Stan H. Pictures do not do this house justice! The house was amazing and exceeded our expectations. The house was huge and a great layout and very clean. Master bedroom was amazing with an even more amazing shower. Very well equipped kitchen. Nice touches for young ones. Enjoyed the starry nights on the patio with the smell of sage in the air. Owner was very easy to work with and responsive. I would definitely recommend this property and we would rent again next time in the area. Convenient to St. George and Zion National Park. Bryce and North Rim Grand Canyon are also close trips. Grocery stores were a short 10 and 15 minute drive. Beautiful, comfortable home with stunning sunset views ... easy drive to Zion, St. George (ATV excursions), Mt. Brian, Kolob Canyons, Lake Powell, etc. Only 2 hours to Las Vegas. Blissfully quiet at night .. just the occasional coyote. Early mornings brings the perfume of sagebrush to the back patio. Supermarkets (including Wallmart) within easy 5 or 10 minute drive. For anyone considering a vacation rental in this area, I give this house the highest recommendation; it was even better than the pictures! Inside and out it is beautiful. The owner has a real eye for color, texture, and line and each room is a joy to look at and stay in. The house was clean and well stocked with kitchen utensils and supplies. Everything was in working order. The neighborhood and setting are lovely. We had a family reunion there, of sorts, and my sisters-in-law and daughters were just as impressed as I was with this property. The pictures of this house don't do it justice. It's more beautiful and spacious than the pics show. When we walked in the door for the first time and saw the whole house, none of us could stop saying how awesome it is. We have rented through Home Away for years and this is by far the nicest house we have ever rented. We stayed here with our parents and kids - a group of 7, ranging in age from 16 to 70 and every one of us absolutely loved this place. The master bath is amazing - the shower has 13 shower heads... could have spent the whole vacation just in the shower. The views are spectacular. The day we arrived, it was rainy and cloudy so we had new clue what was outside our window. The first morning we woke up and were amazed at the scenery! Hurricane Cliffs behind and the Pine Valley Mountains in front. Beautiful views from every window/door/angle. There is plenty of room for a large group and the house is in a wonderful location for exploring the national parks nearby. The house is only about 10 or 15 minutes from the main street but is in a very quiet location. It is so quiet here at night! The night sky here is incredible too. We didn't get a chance to try out the massage room, but what a cool addition. We leave in a few days. Rental Rules/ Contract IV The Home, is located at: 949 W 3450 S Hurricane UT, 84737 1. CHECK-IN TIME IS AFTER 4 P.M. MST AND CHECK OUT IS 11A.M. MST. NO Early Check-ins. 2. This is a NON SMOKING Home. 3. Pets are not permitted in this house any evidence of pets forfeit their deposit, may be responsible for additional charges. 4. DAMAGE/RESERVATION DEPOSIT /PDP- A damage/reservation deposit of $200 may be required. This must be received within seven (2) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. An additional fee of $49 Property Damage Protection plan may be applied. This is not applied towards rent and is non-refundable Insurance fee. Website: www.propertydamageprotection.com House Rules: a. No damage is done to home or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in refuse containers outside and soiled dishes are placed in the dishwasher and started. d. All keys are left in the lock box and home is left locked. e. All charges accrued during the stay are paid prior to departure f. No linens are lost or damaged. g. No early check-in or late check out. 5. PAYMENT – Please make payments in the form of cashier’s checks or personal checks payable to: Sarah Burton. The BALANCE OF RENT is due thirty (30) days before your arrival date or arrival date if meeting with owner to receive key. 6. CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date. Cancellations or changes that result in a shortened stay, or that are made within 30 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number nineteen (19) of this contract 7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 8. MAXIMUM OCCUPANCY- The maximum number of guests per house is limited to ten (10) persons. An additional charge or $10.00 per person per night for guests in addition to ten (10) will be assessed. THIS PROPERTY REQUIRES A Three (3) NIGHT MINIMUM STAY; 4 nights during peak and holiday seasons. 9. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. Unless other arrangements have been made. 10. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 11. NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring your own lake towels if traveling to lake nearby. We do not permit towels or linens to be taken from this house. 12. RATE CHANGES – Rates subject to change without notice. 13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 15. PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees and is the sole responsibility of the vehicle owner. 16. FIREPLACES/PROPANE HEATERS: The fireplace is a propane gas firebox. Fireplaces are turned off from April 15-October 15; they are not operational during this time of the year. Propane tank provides heat for home excessive usage of propane past 3% per day will be charged an additional $100 fee. (Monthly renters cap at 80%) Suggested use of solar heaters. 17. STORM POLICY: No refunds will be given for storms. 18. TRAVEL INSURANCE: We highly recommend your purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. 19. MOTORIZED VEHICLES-No motorized vehicles of any kind are to be driven on the property at any time, or Cliffdweller Ranch Subdivision or its surroundings. Must have permission to park ATV Trailer, Boats, RV’s on property. Camp trailers are prohibited, unless otherwise agreed. 20. POOL LIABILITY: Owner is not responsible for any injuries or death due to cause of pool or its surroundings. Pool is unavailable for the winter months of Nov, Dec, Jan, Feb. 21. Videotaping or film making inside the home or its premise is restricted, otherwise requires written permission from Owner. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clogs the septic system, you could be charged damages of up to two hundred dollars ($200). NO fireworks or firearms are allowed in the Cliffdweller’s community and this premises. I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are nonrefundable per cancellation policy above. I have read my rights to purchase travel insurance.
