Your own beach is right out the door. Tastefully decorated by a local artist with everything you need - gorgeous maple hardwoods through-out, full stainless/granite kitchen with stove/oven, microwave, blender; living area includes 22-inch TV/VCR/DVD/VCD player, cable TV, CD player, a lending library in house; private bathroom with tub and shower, two bedrooms with new, queen-size, posturpedic, plush, pillow-top bed in master bedroom and 2 twins (can be put together) in second bedroom - both bedrooms have wonderful views of the harbor & TV/DVD; chaise lounges and breakfast table on the deck overlooking the beach. Local property management available to assist if you should have problems during your stay.

The location is in the downtown/East End Gallery District area between Johnson and Center Streets, across from the brand new Library (with internet access!), and near Cafe Blase', Essential's Convenience, Far Land Provisions, Squealing Pig, Pepe's, etc.

I just wanted to let you know that we had a wonderful trip in Provincetown! Your townhouse is beautiful and a perfect location! You were exactly right we really didn't need the car once we got to your place. We did use it to go to Chatham, a really pretty town too! We did a morning and a sunset whale watch, they were both fabulous! Not to mention, tons of shopping, really neat shops in ptown. We also did the pirate museum, very interesting! I just wished that we had planned more time to see some other things on the Cape. You were right there is a lot to see! We went non stop just about every day! The weather was absolutely perfect. We had a wonderful trip! Your place is really quaint and very comfortable. I loved how it was decorated! We had no real problems with anything. We did get there very late Friday night (we got lost in Boston), so I am glad that the light was on!! Everything about the place was just perfect. Well, I didn't mean to write a book on this, but I wanted you to know that we had a wonderful trip! Thanks again for letting us use your place. Cheers!

I don't believe we'll find another rental opportunity that comes with an option for your 10-month-old to lose the TV remote -- absolutely free of charge.

The place was exactly what everyone needs at Provincetown. Easy access to everything there is to do on Commercial Street, yet set back from the noise. Comfortable beds. A fully-equipped kitchen with every cooking utensil one could possibly need. Enough space to hang out on a rainy day and read the Globe but no more room than you need.

It's a terrific value especially for people who might want to rent off-peak in May or September. Next time we return to the Cape, we won't need to think twice about our destination (Provincetown has it all) or our rental (yours).

Your PT abode was the perfect place on a cold and snowy holiday weekend. We arrived during the height of the storm on Friday and found our way through Merchant's Row and upstairs to #3. Since we were the only ones, we trekked through the snow and needless to say, were very happy to arrive.

We thoroughly enjoyed our stay. Your home was very pleasant, warm, clean, and central to everything. It was one of the best condos I've stayed in during my many years to Ptown!

I imagine summertime is very pleasant, the deck, the views, things to do. I'd be interested in a week-long rental during the summer. I don't have any dates in mind but if you have any openings, please e-mail me back.

I'd be glad to serve as a reference. I've rented many condominiums and homes in town these many years, mostly on 'the high end' (up to $3000.) because attractiveness/comfort, location and cleanliness is important to us. #3 was priced right for the weekend during the season is the right price considering all of the above PLUS the view!

I'd recommend it, gladly.

                                This is our 10th year staying here (or has it been longer?) I can't imagine staying anywhere else. We have been coming to Ptown for 2+ decades and we are finally found our home! I love the fact that the condo is on two floors - something unique to Provincetown. Plus you really can't get a better location. The fireworks look like they are coming into the condo - the view is spectacular, the location is literally steps to everything but at the same time you dont get the noise that is often associated with the late night let out of the bars. We used to stay up near the Boatslip and it was ridiculous with the noise - fun to go there, but not to live next to it! The beach is right there - you can enjoy the salt breezes, fresh air and go for a quick swim, all without even knowing the 4rth of July parade is going down Commercial St - and yet you really are just about 20 steps away up the quaint cobblestone path to the main drag (no pun intended) of Ptown. I can't think of a better location in town.... The unit catches a great breeze off the water, and has a great sunny southern exposure making the deck a very comfortable place to hang from morning breakfast to dinner under the stars.... We'll be back next year!

                                Recommended for: Adventure seekers, age 55+, tourists without a car, romantic getaway, families with teenagers, families with young children, girls getaway, sightseeing.

                                We love Carnival! But last year we had a place right facing Commercial St and couldn't sleep all week. This place is set off the street down a long cobblestone path and faces the beach/water. This year, at night we listened to the ocean instead of the usual stupid conversations of people leaving the bars at 2AM and talking outside the window of our B&B about senseless things until 5AM. Yes I love going to the Boatslip too, but I decided that staying on Commercial St was just a bit too much noise for my life. This is the best of both worlds. Carnival is a great week. You cant get much better than this location when it comes to the parade and all the activities of the week. But if you want to be able to have some peace and quiet and get away from the crowds from time to time, this is the place. Convenient location and a super cute place, with amazing views - thanks we will be back!

                                First off, I'd like to say that getting to the East Coast was a bear. I arrived crabby to say the least, but when I walked out on the deck and looked out over the expansive view of the harbor I was instantly relieved of any anxiety I had, having just taken trains, planes and automobiles to get here! The condo is great and the location couldnt be beat. Having the bedrooms upstairs was really nice when some of our party wanted to stay up late and hang out in the living room. I loved the fact that it was set back on the beach and not right on Commercial Street. Also having Harbor Lounge right on the property was really convenient for meeting up with friends or just having a place to relax for a night cap before heading to the condo to retire for the night. I dont know what it is about the air here. I have never slept as well as I did in what felt like a luxury treehouse or a ship's cabin hanging out over the beach. The air is a perfect mix of fresh air and breeze. The unit was really perfect in all ways. We have no complaints. The week was extremely busy one in town, but the location means your just a minute to all the activity but not right in the middle of it when trying to sleep. And those views! The neighbors were great as well. It seems everyone here has been here or coming back here for 20 years and it's definitely a welcoming feeling and one that's hard not to smile through. You are steps to so much to do and so much positive energy abounds in this town. So No matter how I may have arrived grouchy, that feeling quickly went away and I got the relaxing vacation I needed! To the owner, thanks for accomodating us on such short notice. Really appreciated the linens and towels. Unit was provided spotless - thank you!

                                You cant ask for a better spot to watch everything that is going on in the harbor and the beach - and the fireworks from this deck are just spectacular! We loved this place! We've come back many times over the past 20 years and there isnt anything to not like. The breezes are wonderful here when the rest of town seems oppressive because it sits out right over a wharf. The views are unbelievable - honestly it takes your breathe away. Thanks for so many wonderful years - hope to be back next year! NOTE - Dont know why it says 3 Commercial St - it is actually located within a 1 minute walk to Macmillan Wharf and is in the center of town

                                The condo is very central but it is also very small and extremely basic lacking as it did internet access (which is not within range from the bar below as we were told) and a washer dryer which is a necessity when travelling with a child. To be fair, if you wanted a place right in the centre for a long weekend it would be great but bear in mind that the only bathroom is downstairs off the living room so you do all have to be close friends!

                                Recommended for: Tourists without a car.

I'm surprised that you didnt call, email, text or make any contact during your entire vacation to answer your basic question about internet, or look at the move-in directions we supplied. The property manager said you had called at an odd hour mid-week to ask the zip code of Provincetown, but never mentioned any of your issues. We did return your full security as we have for every guest over the past two decades, but I must admit we were a little discouraged at the condition the cleaning people said you left the unit including your toddler's throw up that was left behind for the cleaners to deal with. I imagine you were racing out the door to catch a flight back to Cayman Islands, so we didnt make issue of it and just cleaned it up.

                                Everything about this condo was as amazing as listed and as the other reviews indicated. The location is perfect and the views beautiful. The beds were comfortable, very important for the over 50 crowd. In fact one of us commented that he had the best sleep away from home he had ever had. The owner was very helpful when we had questions and made some great restaurant suggestions for the off season. (and she arranged for the best March weather we could have asked for!) Would love to return.

                                This is a great place to stay. The location is perfect - right off Commercial street - but set back far enough so it's very quiet. Very comfortable and clean.                                 We just stayed there in June and all I can say is what a place!! The location can't be beat - right downtown, yet you dont get the noise from the street or nightclubs. We had stayed in a place in the West End last year and the noise there had kept us awake all night so this was a real major plus. This place was right on the beach so you get the cool breezes off the water even on those hot days. The neighbors were great too, most of them being "summer people" not weeklies like us. It was like having concierge service since they knew all the good places to go to *this year* and also where the locals go! The place is great - very up to date, clean and nicely decorated. We would highly recommend!

                                The description & pictures are not only true - they're understated. This property is a gem. Clean, fun 2 story with a genuine updated "beachhouse" feel, beautifully decorated, and views of P-town harbor, the monument, the fishing fleet, lighthouses and the beach about 10 steps are so down from the deck. We had the best show in town for the fireworks off Macmillan! The master bedroom (upstairs) is a place you'll want to come back to at the end of the day: It's a large A-Frame room with window that provides plenty of light and a view; the bed is pillow-top plush comfortable, the 2nd bedroom has a full floor to ceiling slider and provides an unobstructed view of the P-Town monument and Macmillan Pier. The deck overlooks the harbor with a breakfast table and chaise lounges that allow you to enjoy breakfast in the morn, cocktails at sunset, and sit out under the stars at night. The downstairs living space (kitchen, living room, outside deck, & bathroom) is newly decorated & comfortable; there's a great little galley kitchen with stainless fridge, stove and trash compactor, but most likely you'll eat out anyway! The one thing I did notice in comparison to many other places - it might be a commercial st address, but the noise level typical with the street is non-existant in this location as there are buildings that create a bit of a buffer-zone here. One more very thoughtful feature: The owners have provided a "Survival Guide" which will help you decide on restaurants & tell you where to find things. Add all that to the fact that you're right on the beach! There's not a more perfect place to stay. I'll take my friends & family back here anytime!
