Other: The open plan design gives all the living space in a single large area with just the kitchen counter dividing it, and French doors off to the pool and lanai. The double garage has remote control electric up and over door and internal access.
Cleaning/towels/linen: All linen and towels are provided clean for each visiting party. The house is professionally cleaned between each visit.
Notes on accommodation
There is warm air heating and air-conditioning with simple temperature control for all accommodation excluding garage. There is a child safety fence between the home/lanai and the pool which can be easily removed by the guest if it is not needed.

Accessibility
The sloping drive is large enough and smooth for wheelchair access to the front door. The home is all on one level, but does have one shallow step at the front door which is the only suitable wheelchair entrance. There is a step up from the garage internal door. The main living area is open plan with doors to bed/bathrooms being 2' 9" wide. Floor covering is a mix of Berber style carpet and tile. The pool area is wheelchair accessible with a small door threshold.
Outside
The elevated lot has a wide driveway to the double garage and grass lawn with planting. To the rear is the screened lanai and pool with a barbecue base, barbecue and cycles available on request. The remainder of the lot is laid to grass with natural lots either side. The lot is professionally maintained and is watered by automatic sprinklers (subject to restrictions!)

Why the Owner Chose Rotonda West
We chose to buy in Rotonda, alongside close friends who had researched the area very well. We are not disappointed, Rotonda is a beautiful place, with welcoming people in the whole Charlotte Harbour region. We would like guests to enjoy our home as much as we do.
The Unique Benefits at this House
We love the quiet seclusion of the Pine Valley quarter, near the reserve with always a chance of observing the local wildlife. One guest saw a bobcat nearby, something we have still not succeeded in doing! Golf is quite literally on the doorstep and just a short drive will take you to beaches, waterways, sea fishing, reserves, or, if you prefer, shops, restaurants and entertainment. Even Busch Gardens is within a day trip.
