Absolutely charming downtown Neo-Victorian home just off (150’) Pearl Street. This is where you want to be if you are visiting or living in Boulder. Walk the Pearl Street mall for shopping, dining, entertainment or just exercise. Local Festivals and Fairs go on year round and are all within walking distance.
The back yard is a private oasis to relax and unwind in while listening to music or cooking on the gas grill. The private hot tub even has cup holders for your coffee, wine or beer.
You can find any type of restaurant (Italian, Sushi, Greek, Pizza, Chinese, Sports, etc) you wish within walking distance. Especially noteworthy are two of the best restaurants in the Denver area, which are 1 block away, Frasca and Latelier (make reservations well in advance).
City parks and community pools/playgrounds are only a couple of blocks away. Of course Boulder has numerous mountain hiking trails within a short distance.

Why the Owner Chose Boulder
We originally purchased this home as our primary residence. But like many plans we have found we must spend more time in Arizona so this has become our second home. Having grown up in Boulder, I cannot fully "disconnect" from this wonderful town (and luckily do not have to).
The Unique Benefits of this House
Park and walk(Walk Score=94). That's all I need to say. This is by far the best location in Boulder. We walk to great restaurants, the Farmers Market, Creek Fest, the Pearl Street "Buskers" and occasionally a CU football game. The home is in a quiet neighborhood but only footsteps from everything. A short trip to trailheads for hiking or skiing in season.
