Come visit and celebrate an Old Fashion Christmas. Or a special New Years Eve. Our 1910 farmhouse will bring old memories to mind and produce new ones to enjoy for years to come. We will furnish a small store bought tree and have some decorations but you are welcome to bring some from home. Old time boxwood wreaths are used to decorate the outside. We have plenty of sleds and a large hill for fast action if the weather cooperates. Give our home a try for family fun.
LIKE GOING TO GRANDMA'S FOR THE HOLIDAYS!!: Come join us for summer fun, fall relaxation, winter rest or spring frantic activities. The “Great Smoky Mountains National Park” celebrated its 76th anniversary last year. The SUMMER SEASON is here. The Smokies have become a great place for families to spend LAZY DAYS OF SUMMER. Our farmhouse is truly like going back to Grandma's 50 years ago or I guess 100 years ago since the home was built in 1910. Most of our visitors are familiar with the “Park” and the special beauty of our area. The first two weeks of June the Elkmont Fireflys put on their show in the National Park. This is one of the few places in the world where all the fireflys blink at the same time. This is a site to see. Add to this all the various resort activities available and you have the reason that we are the most visited national park in the nation.Have a summer picnic with the cows and bring your ice cream churn. Many people think that the fall color season peaks the third week in October but most years they really just get started that week. The winter brings Ober Gatlinburg to life with skiing and a new tube ride that the whole family can enjoy. Mean time Dollywood repopens and is decorated in splendor for the holidays. Back in 1910, twenty five years before the park was organized, Sevier County was a very remote farming and logging community. This was the year that the Sims family built “ Caroline’s River Farmhouse” on the bank of the Middle Prong of the Little Pigeon River. This home is a well known landmark in the mountain and farming community and has been photographed and painted by many well know artists. An example can be found in the Robert Tino Gallery. In fact, this is a perfect place for artists and writers to relax. We have just recently prepared the home for your unique family experience. It is especially geared toward families with young children and allows them to learn about things past while having a fun vacation. If you are interested in history and old time activities this is the place for your vacation or long weekend. Of course the home has all the modern ammenities, such as LCD-HD TV with cable, DVD PLAYER, Washer & Dryer, WIFI and a brand new kitchen. Activities include badminton, croquet, horseshoes, fishing, wading and playing in the river or floating along in an inner tube. Wake up in the morning and hear your neighbors “the cows” mooing away and see the early sun bouncing off the river. Each rental party will receive a dozen fresh eggs from the chickens living in the hen spa on the property and a loaf of home made whole wheat sourdough bread so be sure and have a farmhouse breakfast. The kitchen is fully equipped. There are 3 bedrooms, one with a double bed, one with a queen and single and one with two singles. There is only one bathroom, fully equipped, that was added sometime in the eighties. It is indoors and the outhouse had been retired. Visit our web site for more photos and feel free to call anytime to have questions answered. We think you will have a good time.

Why the Owner Chose Pigeon Forge
We decided to use the restored farmhouse as a guest house for family and friends and had requests from friends of friends so we decided to try it as a vacation home. Ours is unique in that we handle all functions from cleaning to booking.
The Unique Benefits at this Farmhouse
The most unique benefit of our property is the river in your front yard. You can walk out in the morning and catch small mouth bass, red-eyes and the kids can turn over rocks for crawdads. The location is private with a 1/2 mile driveway and the only other home is ours. Private yet only 5.7 miles, about 10 minutes, from Dollywood and Splash Country. You can hear the train whistle blow from outside. Pigeon Forge and all the action is only another 2 minutes away. Gatlinburg and the Great Smoky Mountains National Park are very close by. Your main neighbors are the cows and chickens. We hope the rooster does not wake you too early.
Follow to Tradition first gravel driveway on right after entering subdivision.
Owner's Map of Pigeon Forge
We purchased the property in 2006. It was a 65 acre farm. We restored the 1910 farmhouse and moved in while we built a new home on the same property. The home is on the bank of the Little Pigeon River and there is a very old walnut tree to picnic under. This is a unique place to take a Smoky Mountain Vacation and perfect for families to enjoy old fashion fun. You'll find fresh cut flowers on your table and a dozen fresh eggs with a loaf of my whole wheat sourdough bread. I look forward to your visit.

Our family of five really enjoyed our stay at the farmhouse this week. The whole place has an atmosphere that takes me back to my grandparents' home years ago, but it also features all modern and seemingly new appliances, including washer/dryer, stove with oven and overhead microwave, fridge/freezer with ice maker, heat and a/c, wifi internet, cable TV with movies, etc. The river is great for fishing with small mouth bass and rock bass. The river is also fun for kids (ours are 6, 8, and 12 years old). An innertube will take you as far downstream as you care to go. And let me tell you about the bread -- Wow, that bread is delicious! Some of the best I've ever had. The eggs are quite good, too. Caroline and Leonard are very quick to react to any need or request, and truly care about the happiness of their guests. Dollywood and all the attractions of Pigeon Forge are about 10 minutes away. All in all, we couldn't have asked for a better place to stay in the Tennessee mountains. Thanks, Leonard and Caroline, for a wonderful week!
Owner response:Thanks for your kind words. Glad you enjoyed your stay and we hope you can return when weather is a little better. We really needed rain but sorry it came during your stay. Next time maybe the kids can do a campfire along the river and roast some marsh mellows. Thanks again, Caroline & Leonard

We recently stayed here and had a WONDERFUL time. It was so peaceful and quiet. So many wonderful memories was made on this trip!! We brought "Grand-daddy" on this trip with us and he hasn't stopped talking about it since we came home. This was so very special to us since we don't know how many more trips he will get to make. The bread was out of this world..and the smell of the bread when we first walked in made our mouths water!! It was so clean!! We have already talked about staying again!! Thank you to the owners for providing this amazing experience for us!!!
Owner response:Thanks so much! We are very happy when families have an enjoyable time at the River Farmhouse. Our weather has finally changed and the days with less humidity are great for sitting by the river or on the front porch. Hope you can return to enjoy the fall season in the Smokies!

was a little disappointed.while the house was cute and charming, the kitchen was anything but equipt.had a family of 6 and found it hard to cook that first big country breakfast with 1 frying pan and a old can opener that didnt work. while i was there i bought a new can opener and new cookie sheet and some extra spoons to leave there, also had a bit of a ant problem in the kitchen and bought some ant spray. also the grill is 100 yrs old.and even tho we were there 10 days noone came and collected the trash. that being said i never gripped about any of this cause it was a old farmhouse but was very upset when my deposit came minus the money for a new dvd player because they couldnt find the remote, we never even used the player while we we there so i am sure if the remote was there to begin with it is there now. i also left the place spotless. even tho there wasnt even a mop on the day i left i was on my kness and scrubbed the kitchen floors. you could of at least bought a universal remote for 5 dollars instead of a new player.
Owner response:We have rented our home through VRBO for nearly 2 years and this is the first negative review that we have experienced. It is also the first time that we had to use any of the security deposit that we require of first time guest. As to the DVD remote my wife is the only person that cleans our farmhouse and she searched high and low for the remote and under and between all cushions and beds. We attempted to use a universal remote and could not succeed in getting the equipment to work. With more guests arriving we went to our local Walmart and purchased the least expensive unit we could find. We only charged for the cost of the unit not for all the extra effort and time required. I did fail to collect the garbage during their stay which is something I usually do and I apologize for that mistake. As to the other issues. The above guest did stay for 10 days. Although the home is very private guest do drive by our home on the way to the farmhouse and we did interact with them several times. There were no complaints mentioned during the stay.

When we were planning our vacation, we were hoping to find a place that we could relax and enjoy watching our kids have fun. We ABSOLUTELY found what we were looking for at Caroline's Farmhouse. From the first moment that we arrived, and were greeted by sweet Abby, we entered a world of old fashioned fun where our boys could run freely and enjoy learning about farm animals. My son's DS got dusty in it's case as there was no need for technology here. We found the owner's to be very warm and inviting as they greeted us in person throughout our stay. The home was idyllic, fresh, and very clean. The fresh baked bread and eggs were a great touch as we enjoyed some of the best egg salad that we have ever eaten. We really just can't express how much we enjoyed our time here. Our vacation was so simple yet it will remain one of the most memorable that we have ever been able to take with our family. We look forward to returning as soon as we can to enjoy more time here.

If you are looking for a serene place to stay with all the amenities of home then you must stay in the 1910 Farmhouse. My Dad had made reservations for the week of Oct. 6 - 10, 2010 and at the last minute asked me if I wanted to vacation with him. After much contemplation I decided to join him and I am so glad I did. I would have missed the opportunity of a lifetime. I have vacationed a lot in the Smokies but I have never had such an "at home feeling". Upon arriving we were delighted to be greeted by Abby. The statement was made that "we had our own dog that came with the farmhouse". When we entered the farmhouse you could smell the fresh baked bread throughout the entire house and the flowers on the table were beautiful. Let's not forget the fresh eggs that were awaiting us in the refridgerator. We enjoyed watching and listening to the running river while fishing or just resting in the hammock. Our neighbors "the cows and chickens" were also fun and relaxing to watch. Daily Abby would make her rounds to meet and greet us and play in the river or just run laps around the house as hard and fast as she could go. We enjoyed hearing Mrs. Waring whistling or ringing the dinner bell for Abby to come home at dinner time. The only advice I would have for anyone staying here is watch out for the walnut tree. You might even invest in a helmet and some nerve pills for the first day and night you are there. The first walnut that hit the metal roof during the first night there was very un-nerving until I figured out what it was and that no shots had been fired. The description said this property rental was NOT pet friendly but it is. Contact Mrs. Waring for details. The photos that are on this website are accurate and the place is very clean and well maintained by the owners. So, if you are looking for a great place to stay and enjoy country living, please consider the farmhouse.

The beds were really comfortable and the kitchen was the best part (well besides the bread Mrs.Waring made)! The kids loved playing in the yard. The River was really nice and convient to go to and fish or just wade in! Overall we were really pleased and had a Wonderful time during our stay!!! My wife and I have been coming to the Pigeon Forge area for 20 years. This was by far the best place that we've stayed. Reward yourself with a stay at this awesome and unique place. The drive in to the farmhouse is simply breathtaking. When you arrive at the farmhouse you step back in time by 100 years (all except for the indoor plumbing, electricity, etc.) My children had a blast catching fish, playing yard games, cooking a farmhouse style breakfast, enjoying the river, and playing with Abby the owner's yellow lab. We could have easily just stayed at the farmhouse the entire vacation although we did take in the sites and attractions in the area. Caroline and Leonard were so gracious and accommodating. Thank you for allowing us to stay at your farmhouse. We look forward to returning as soon as possible.
Owner response:Thanks so much for your comments. We hope another visit in your future. You have a great bunch of kids. Leonard & Caroline

We really enjoyed our stay at the farmhouse. The kids really loved being out in the country. One of the highlights of the trip was picking eggs and they haven't stopped talking about the chickens. We have already talked to some of our friends about staying here and would recommend the farmhouse to anyone. We will definitely stay at the farmhouse again and can't wait to come back.

we had a completely wonderful stay! If you like privacy this is the place to stay. It is very clean, comfortable, and well equipped and A large yard. The children had as much fun playing croquet, sorry, other games and especially playing in the river as much as going to Dollywood. We will consider staying again.
