Hi Helen, Just wanted to write and say we had a great time in Florida and at your condo. Everything was wonderful and perfect for our family. Loved the pool area, we ate and played at Banana Jacks and had no problems with anything! I have already told friends about the place and the next time we go to the Orlando area, we would definitely want to stay here again. Thanks for everything Helen,

The Perfect Place to Stay!

We have just returned from a weeks stay at this house and cannot praise it highly enough. The booking process was so easy and the owners could not have been more helpful with every aspect of our visit. The directions to the house were spot on, and despite a delay in arrival due to snow, we found the resort very easily in the dark and booked in with reception just as instructed. The house is everything you would want in a holiday residence and more. The open plan kitchen/lounge/dining room is delightful with all the crockery, equipment and facilities you would enjoy at home. There is a ground floor queen size bedroom with bathroom and on the first floor, an enormous master suite with en-suite and two large twin bedrooms with shared bathroom. My biggest criticism with holiday accommodation, be it self catering or hotels, is the lack of clothes storage. Well, here, I would challenge any family of 8 to actually use all the drawers or clothes hangers in this house! It was immaculately clean with plenty of towels, bed linen and tea towels. We had a slight plumbing issue which was resolved within 2 hours - you canont ask for better service than that. The house (in a lovely peaceful area of the resort) is second in a row of four with a neat front garden but does not have a private back garden. The patio doors open out onto a communal grassy area just a few yards away from a lake which might not be ideal if you have young children . The pool area is just a few minutes stroll away and is lovely with 2 beautifully landscaped pools and hot tub and towels provided. The bar and restaurant were also great - very clean with excellent service and good value for money. The house is within walking distance of a great restaurant (Applebee's) and a Publix supermarket and other shops. There are many more restaurants within a few minutes drive on the 192. We found the position of the resort in the south west of Orlando to be perfect - just 15 minutes away from the Disney/Universal areas. Despite the fact that there were only two of us in this large house, we would definitely stay here again as it represents excellent value for money. Many thanks Helen and Matt for a wonderful time!

The whole experience was great. We started by comparing several different options on VRBO, and narrowed it down to 4 possible choices. When the 6 of us (2 grandparents, 2 parents, and 2 kids) looked at the photos, the pricing, the proximity to the attractions and airport, the facility offerings and the floorplans, it became ovbious that we all liked Helen's place best. That's when the experience became outstanding. All the communication was friendly, helpful and swift. There was an abundance of information about the local attractions, where to shop and eat, and how to get to the condo. We were concerned about arriving late (after 10 p.m.) and the check-in at Regal Palms was courteous and easy. They even gave the kids a token for Banana Jack's which we used the first possible "home" day. We asked for a special service of "stocking the fridge" with some breakfast items, and Dave the manager did an excellent job of getting our list filled. It was a good thing too, because the grocery stores were closed when we arrived. The condo itself had lots of room to have our own private spaces, and with 3 bathrooms there were lots of options. We cooked our Christmas dinner on the communal BBQ near the condo, and really enjoyed our stay. The only downside was that the weather was a bit cooler than we planned, and on the one day that was warm enough to use the pool, they ran out of towels. Good thing it was warm enough to air dry before we walked back "home". We would highly recommend this choice to anyone looking for a good holiday with a reliable base. It was clean, secure and close to shopping, restaurants, and of course all the attractions.

Recommended for: Families with young children, sightseeing.

Fantastic!!

After a nine hour flight from the UK with two young children we arrived at the resort and checked in with the helpful staff. On arrival at our villa we found it to be extremely clean, welcoming and very comfortable. The villa's size is very deceptive, with two double rooms and two twin rooms and three bathrooms - we had lots of space in which to relax. The photographs of the villa I viewed via the web pages helped me compare it against similar priced accommodation in the area, when we arrived and saw the place in the flesh, it was obvious we had made the right choice. The resort itself is just 25 minutes away from all the big attractions and is a fantastic base to sample shopping and restaurants which the US has to offer. Are we going back to Orlando? As soon as i have saved up enough money! Would I stay at this villa again? Absolutely! We know this place is great and I would have no hesitation in recommending it to my family and friends, who knows we may take some of them with us next time! Only one slight negative - we didn't have enough time to try out the fantastic pool area, lazy river, water slides and bar which were just behind reception.....may be next time.

Recommended for: Adventure seekers, age 55+, families with teenagers, families with young children, romantic getaway.

We were very pleased and enjoyed our stay at the Ridley home. The home was exactly as advertised: it was very well kept, close to supermarkets, restaurants, and attractions, the home also had great accommodations/amenities. Traveling with four small children (1 1/2 - 5 years old) made our stay much easier, the kids felt comfortable and most importantly we felt SAFE as the home is in a gated community. The insights and information provided by the Ridley prior/during our stay was very useful and helpful. I would recommend this home to anyone who is looking for a nice, quiet, specious, and safe place to stay. We will definitely be back!!!

A GREAT clean condo with all the key Amenities!

Took my family here (wife, 3 kids, 2 grandparents) for an Orlando vacation. We stayed here a total of 10 nights and absolutely LOVED the place. The condo is exactly as advertised... clean, well stocked with supplies (even tubes for the lazy river!) and the furniture is nearly brand new and high quality. We were in town for a baseball tourney as well - and learned from other families that some of the other condos were not nearly as nice -- and did not come with the free amenities of this condo: Cable TV, Phone with Free long distance, and WIFI internet access. We could not have been happier and never felt cramped for space - even after 10 days in the condo! The Regal Palms was very well run and the large pool complex, while very busy, was a Godsend and a welcome relief from Orlandos summer heat. The kids wore out the waterslide and the lazy river and we were always able to find a shady place to relax, have a drink... and watch the kids play. For a very reasonable vacation investment, this place was a great deal...

Recommended for: Families with teenagers, families with young children, girls getaway, tourists without a car.

We had a great stay at Regal Palms. Very clean environment. Resort offered a lot even though we weren't around long enough to enjoy most of it. Kids had a great time in the pool/lazy river. Close to Disney/Universal. About 1/2 hr with traffic. Home was well kept and Helen was great to work with. Very informative. Would stay there again in the future.

Everything We Hoped For!

Since we were traveling with two young children, we researched several resorts with great amenities - the pool being #1. We were so pleased to see that Regal Palms lived up to our every expectation! It's a quiet, gated and clean community. The resort was welcoming and offered plenty of amenities. It's also very close to other necessities (supermarket, restaurants, etc.). The owners of this particular townhome were SO accommodating and responsive. Helen offered so much information on local interests and added personal insights to the parks and restaurants. Their townhome is well appointed, very well kept and quite spacious. This was one of our favorite vacations as a family and it was in no small part to the comfort of this location. We can't wait to go back! Thanks again for such a great stay!!

EXCELLENT VILLA & RESORT

We have just returned from our 5th stay in this accommodation and cannot fault the villa, resort or surrounding area. The villa has everything you could need and is of a very high spec. The resort is maintained constantly, again to a high standard and the pool area is great fun with its lazy river and plenty of beds around to sunbathe. My husband and I don,t need a four bed villa but always return here because of the high standard. Thanks again guys for a great stay. Jan & Mick

This condo is just as it appears in the posting. It is close to major attractions and offers plenty of space for our entire family. The owners were very easy to work with and made sure everything was suitable during our stay. The pool with waterslide and lazy river were a huge hit with our kids.

Excellent accommodations, unit was very clean and amenities were as advertised. Helen provided lots of useful information and was very helpful in answering questions prior to our stay. Would definitely stay here again if we are in the Orlando area. The pool area was well kept and the kids enjoyed the lazy river and waterslide.

Hi Helen, Just a short note to thank you for the use of your lovely home at Regal Palms. Everybody loved the situation and amenities. The weather came so good the second week we were all praying for rain. Unfortunately we missed the shuttle launch as we were travelling back to the airport. Now we have been back three days we all seem to be recovering and are looking forward to another break sometime soon. The accommodation was first class, spacious and clean. The lazy river area is just right for spending a relaxing few hours away from the parks. The time taken by Matt and Helen to give us all the advice and information even down to how to board one place from another was invaluable.

“Going back for a third time soon.” We had 5 adults in our party with 3 children 4 - 10 years who thoroughly enjoyed their two week holiday. The kids loved the pool and lazy river on down days. Loads of places to eat and drink away from the resort for breakfast and evening meal, we had the Chinese twice which is excellent value for money along with Applebee’s Restaurant.The Ridley’s house is loved and we will be going back.

Regal Palms Resort just keeps getting better. We are regular visitors to this resort and town house and have never been disappointed. The resort is continually being updated, we have just visited and found that the pool area is now floodlit and open until late; also the staff are hosting activities around the pool such as cinema nights for the children and hair braiding. Anything to keep the children entertained is a bonus. We were also delighted with the updates in the villa itself, new tiling downstairs and all new bed linen, even though we didn't think it needed it; it’s good to know it is kept to a high standard. We found the surrounding area is also starting to be developed and in particular a chemist is due to open across the main road from the resort which is always handy, we made plenty of use of the nearby bar/restaurant, Applebee’s which is a good as ever and Publix supermarket, they are both in walking distance. We never have any hesitation in recommending Regal Palms as we believe it has everything you need to ensure a perfect stay whilst in Orlando.' We are looking to go in 2012 so will be in touch early next year.

We have spent three holidays at the villa owned by Helen and Mathew Ridley over at The Regal Palms Resort in Davenport, Florida. Each time we have been we have found that the villa has been prepared to a very high standard, all fixtures, furnishings and Electrical units are modern and user friendly, the en-suit bathrooms are roomy and well equipped, the safe is a welcome feature. There are numerous on sight facilities including a Restaurant/ Bar, Computer Room, Gym and Beauty Centre plus a large Sun Deck and Swimming Pools, we found this all added to our enjoyment. The Regal Palms Resort is situated near To interstate 27 which allows easy access to the attractions in Orlando and also to the East / West interstate 4, the Gulf Coast is only just over an Hour away. There is a small shopping complex nearby with Restaurants, a Hair Dressers, Petrol Station and a Publix Supermarket, a recent addition is a large CVS Pharmacy opposite the Petrol Station. We have thoroughly enjoyed our visits to the villa and look forward to many more holidays over in the Sunshine State. Mick and Sally Gamble

Just got back yesterday from Orlando. The house worked perfect for what we needed! Much cheaper and nicer than a hotel and just the right distance from everything we wanted! If I ever am going to be staying down in Orlando again I will definitely rent the house again!

A fantastic base for exploring all that Disney has to offer. Great facilities and excellently located next to a great supermarket and places to eat. The facilities at Regal Palms were perfect with an excellent pool area and good bar food. The house and complex has everthing you could need for a perfect holiday to Florida, highly recommeded.

Happy New Year! I just wanted to drop a note and say thank you. We had a wonderful time at your home in Davenport, weather was absolutely beautiful and we managed to do a little bit of everything – swimming in the pool, sunbathing, sightseeing, etc. We did go to Sea World, unforgettable experience.

We had a great holiday with our 3 year old grandson. The resort had so much to offer that we could have stayed by the pool for the whole fortnight. The resort was easy to find and it was easy to commute to the theme parks, which were absolutely brilliant - even for someone so young. The house was lovely and well presented and offered everything that was needed and more.....and the choices of restaurants gave us enough options for every night that we were there. We intend to return and holiday in Regal Palms again soon, hopefully in 2010
