This home is used by us during the summer months and sits right next to the Colorado River. It is located in between the water and the golf course. The house is in Needles, CA and is about 25 minutes from Laughlin and 25 minutes from Lake Havasu. Both destinations (Laughlin and Havasu) are accessible by car or boat. The Avi, a full casino hotel with restaurants and a movie theater, is a short 15-minute drive. The interior is very nicely decorated and has been completely remodeled. There is a comfortable family room with an adjacent Game Room and additional TV area off of the family room. The game room has a full-sized pool table. There are four TVs (three with DirecTV access and three with TIVO).
The kitchen is fully stocked with everything you will need. Pots, pans, dishes, coffee pot, toaster, blender, microwave, etc....all available for your use. Gas Grill only available for snowbirds (long-term renters).
There is a large interior laundry room with a new washer and dryer.
This neighborhood is very quiet and serene. The homes in the subdivision (Colorado Shores) have PRIVATE access to two beaches and to a PRIVATE boat ramp (boat ramp available to snowbird renters only, not short-term renters). Colorado Shores subdivision is next to the Rio Buena Vista subdivision, but is a homes only devleopment (no manufactured homes or mobile homes). Jack Smith Park and Needles Marina with additional boat launching opportunities, are located within 1/4 of a mile of the property. There are approximately 30 homes (NO mobile homes) in the neighborhood with about half of the homes occupied by year-round residents.

Year Purchased: 2004
Our family has enjoyed "the river" for many, many years. We love golfing, boating, skiing, wakeboarding, tubing, swimming, and just relaxing in the sun. We feel very fortunate for the opportunity six years ago to purchase this home right next to the water and golf course. We have used our second home mostly during the summer months. Our oldest son is about to start college and our younger son will join him next year, so we decided this was a good time to offer our home for rent during the times we are not using it.
