  We have been traveling to St Maarten for over 10 years and this was our first stay at this property. Everything about the facility was perfect. The overall property is relatively new, was well maintained, very secure, with beautiful grounds. It has a clean and well kept outside pool that overlooks the ocean. There is access to the beach below via a set of stairs. On the ground floor there is a fully equipped gym and indoor lap pool all surrounded by glass with a steam room and sauna ( mens and ladies). The gym and the lap pool also overlook the ocean. All of the equipment was clean, and in great working condition and the views while working out were beautiful. All of the living area in the condo we stayed in has an open floor plan that adjoins a large balcony that looks out over the ocean. From the balcony there are great views of Mullet Bay and Maho. We were there for New Years Eve, so we also had the bonus of being able to watch the fireworks at Maho right from the balcony. The bedrooms overlook Simpson Bay Lagoon, with views of the Lowlands, Marigot, and Anguilla. You can even see Creole Rock from this balcony. This unit was well appointed with comfortable furnishings, the beds were very comfortable and there were all new appliances including as washer & dryer. The owner provided a manager that was only a phone call away who was very helpful and gave us an excellent orientation of the property and a very nice complimentary bottle of wine. A few little pluses; the Owners provides a Chippie phone which provides phone access all over the island, free incoming calls, and reasonable rates for calls back to the States. There is outside parking, but we really liked the underground garage with the assigned spot right next to the elevator. If you have never visited St Maarten, we like staying in Cupecoy because it is close to many other beaches including Baie Longue, Baie Rouge, Mullet Bay to name a few, it is short ride to Marigot, you can walk to Maho, it is close to the airport and a lot of the best restaurants. On a rating of ten we would rate our stay here as a 12. John & Deb Matunuck RI USA

  Loved the beaches! Condo was great! View superb Marks Place - Best Ribs, Snorkeling - excellent. Baie Rouge, lollipops taste better in SXM.

  We had a great time in your condo and around SXM, my brother goes to AUC, down the road, and his families were tour guides. Bamboo Bernie’s: Sushi lunch - excellent! . Lottery farm: zip-lining / obstacle – excellent! Baie Rouge, Orient Beach, Mullet Bay Beach were all great beaches to play in the sand and surf for the kids. Day trip to Anguilla the ferry had choppy water but the beaches there were great as well. Izi’s - great Italian food, Le Moulon Fou – steakhouse in Porto Cupecoy - amazing. We would love to come back some day ! Thank you!!

  Our 2nd year back to the Cliff, we enjoyed ourselves at this wonderful condo and loved the views from both balconies. Loved our evening dinners in Grand Case and outings for our girls ( ages 3yrs and 8 month ) at children’s beach!

  Wonderful family vacation! Thank you! We enjoyed every minute! The condo is great, pool café, tennis and staff of complex were outstanding! Our daughter ( Ally ) loved seeing Miss Gaby! Highly recommended! Merci beaucoup!

  This was the beast family vacation ever, absolutely 100 % relaxing and engaging! We did a lot and Grand Case beach and lunch, zip lining at Lottery Farm, snorkeling at Ile Pinel (just gorgeous) , I love the Mojito and Lobster at “Karibuni Restaurant”. We ate dinner at lovely French Restaurant in Grand Case for our 10 year wending anniversar y- “Le Cottage”( highly recommend it!). “The Napoli” Italian Restaurant across the street has awesome pizza and adore the sweet male servers here (so nice to the kids).This condo and setting is gorgeous. Thanks.

  We enjoyed this very much! What a great get-away! So beautiful a place to find for our 1st visit here. Thank you Our son Jeff tried and loved gelato @ “La Gondola” across the street. Of course we loved every meal here! “Temptations”, “Troopers by the Sea”,“Gondola”, “Zee Best-harbor”, Johnny Cakes @ “Alexander’s” & The Café too - Salmon Breakfast.

  Our 20th year in St Martin couldn’t have been better, snow storms in Boston we missed. Recommendation: the “Rainbow Café” in Grand Case. New owners after 20 years. Have a great vacation!

  Amazing views and great apartment (everything you need is there). The drive around the island is worth the 45 minutes; try the pizza at “Belle Époque”. Watching the planes land/ take off out of “Sunset Beach Bar” is also impressive. Last tip: massage + facial at spa!!! See you next year.

  Being easy, we will be back. Great apt., good taste, nice and easy, my wife is kidding about price. I’ll pay more but I don’t blame you not to sell ever. She’s got a great sense of humor. A great get-away. Enjoy, life is good. The nicest unit we've seen in the Cliff! Sure beats Manhattan College, your place is cool!

  Hello a great apt, a very pretty end easy feeling, very cozy, beautiful decorations and colors, great view, very pretty art, I love the beach and beach houses and this just felt great, the best fresh feeling.

  We had a great vacation with our children while they were on spring break, lots of snorkeling and swimming on the island. The clearest water for snorkeling is at Orient beach, the “Gondola Restaurant“ just outside the gates from the Cliff is very good, the Fish Pot in Grand Case is not worth the drive, have fun.

  Thank you. We had a great time and discovered the Cliff was a great alternative to renting an entire villa. We would definitely be interested in staying at the condo next year. We arrive every year around the same time (last week in January) and depending on what the rates are would be interested in staying anywhere from 2 to 3 months. Please let us know. Thank you, again.

  After 25 year of coming to this island this is by far the most beautiful place we have stayed (that’s including La Samana) The view is magnificent!!! Hope to be back in December of 08 and March or April of 09. See you soon

  Very, very impressed with the accommodation and facilities. A real treat to be able to sit on the balcony eating breakfast listening to the ocean whilst watching the waves. What breathtaking views. Would love to come back, thank you for a wonderful break.
