Pamper youself by staying in this beautiful, fully renovated 4 bedroom quality holiday villa in the exclusive gated community of Sunset Lakes. Located only 3.5 miles from Walt Disney World, it is easy to head out in the morning to take advantage of the myriad of activities all in close proximity, come home in the late afternoon to rest or relax in the refreshing pool, and then head back out in the evening for more exploring and fun. Our home is exceptionally clean and decorated tastefully and comfortably with all new luxury furnishings in true Florida flair. The spacious and gracious one level floor plan is open and inviting with high ceilings and lots of sunny windows. There are 3 sets of sliding doors opening out to the screened-in, heated pool and lanai. While staying in our villa, you will enjoy the newly tiled floors throughout all the main living areas and bathrooms and the new carpet in the bedrooms. The well-built home has air conditioning in all of the living spaces as well as overhead fans for added comfort in the master bedroom and living room. You will have access to free WI-FI high speed internet anywhere in the house. This is a child friendly home. While we have kept the high standards of furnishings, we have also kept in mind durability (no glass tables and knick knacks or white cloth sofas here!) We have tried to think of everything to ensure your comfort and enjoyment while staying at our Florida oasis.
BEAUTIFUL MASTER BEDROOM AND BATH: Enjoy the large cottage style room with NEW KING-SIZED pillow top FOAM mattress with all new premium bedding. Relax in this plush bed under the ceiling fan and watch your own wall-mounted LCD-HD flat panel TV or enjoy it's private access to the pool and lanai. The large master bath has a deep soaking garden tub, large vanity with double sinks and a huge tiled, glassed-in shower with soap and shampoo dispenser. There is also a walk-in closet with ample racks and shelving. Iron, ironing board, and hair dryers are all provided for your use.
KITCHEN HIGHLIGHTS: Fully furnished with everything you might need to enjoy eating in, if you choose not to take advantage of the many restaurants just a few blocks away. New appliances include a side-by-side refrigerator equipped with filtered water and an icemaker, a dishwasher, electric stove/oven and a microwave. All utensils, plates and cookware are provided as well as a coffee maker, electric kettle, double toaster, blender and garbage disposal.
LIVING ROOM: From the luxury of the leather sofas, you can kick your feet up on the leather bench and enjoy watching cable television on the 46” LCD HD flat panel TV, or opt to watch a movie on the DVD or BLU-RAY player. From here you can also enjoy a view of (and access to) the pool from the wall of windows or sit at the café table for a snack, to play games or for computer use. We have a library of movies, books and games to add to your fun and relaxation. And for the soccer fans - GOL TV and Fox Soccer!
DINING ROOM: The quality wood table and comfortable leather chairs easily seat 6 adults, with more seating at the adjacent bar height counter or even at the nearby café table. There is a feeling of relaxed elegance with the warm colors and beautiful tiffany pendant light. The Dining Room also has a sliding glass door with access to the lanai and a covered area with an outdoor dining table and overhead fan, should you choose to eat al fresco.
QUEEN BEDROOM: Escape to the luxurious Queen suite with NEW QUEEN PILLOWTOP FOAM mattress and luxurious 300+ count bedding. This bedroom is located off to itself with it’s own double vanity large hall bathroom and wall-mounted LCD HD flat panel TV. The bathroom has all the amenities including a soap and shampoo dispenser and hair dryer.
TROPICAL TWIN BEDROOM: This fun tropical bedroom has two twin beds and is decorated in a gender neutral theme which is suitable for all ages as well. Fun amenities include a lighted moving fish aquarium, a wall-mounted LCD HD flat panel TV and a surprise for Nemo lovers when you crawl into bed. This room shares a private full bath with all the amenities with the Mickey Mouse Room.
MICKEY MOUSE BUNK ROOM: Again, this room is decorated to suit either boys or girls of any age…nothing too juvenile, but sure to thrill any Disney lover. The bunk bed is a twin over a double (sleeps 3) covered in denim Mickey Mouse down comforter duvets. This bedroom shares the full bathroom located between it and the Tropical room. It also includes it’s own wall-mounted HD LCD flat panel TV.
GAME ROOM: This large, fun game room is well equipped with a new pool table and foosball table. There is a game table and a selection of board games, video games and books to entertain you. The washer and dryer are also located here.
POOL AND LANAI: The beautiful screened-in heated pool provides lots of refreshing fun and relaxation after playing hard at the theme parks. The lanai includes a table with 4 chairs and 2 loungers. There is an outdoor shower, and pool towels. Pool toys are provided for added excitement.
COMMUNITY: The Sunset Lakes is a wonderful, family-oriented community, and one of the closest to Disney. It is a small (about 100 single family homes), quiet, well-maintained gated development with it’s own pool, playground and two well-stocked lakes for fishing. Bordering Sunset Lakes is conservation land which provides lots of opportunities to see wildlife including cranes, ducks, bald eagles, armadillos, raccoons, little lizards known as anoles and a variety of song birds. While it feels secluded, it is only blocks from major restaurants and shopping and minutes to Walt Disney World.

It was truly a pleasure to stay in such a beautiful home, tastefully decorated, excellent arrangement of space, with obvious care given to provide the highest standards of cleanliness, convenience and comfort. But perhaps the best feature of all is the personal attention given by the owners to ensuring that any and all needs and concerns are met, from the initial contact right through to the end of your visit. We would surely stay here again for our next visit to Orlando.

This home was the perfect choice for our vacation. I brought my son and two grandchildren for a Disney vacation. The location couldn't have been better. It was a short easy drive to Disney and everything else. Parking in the parks was very easy with trams picking you up and taking you to the entrance. We all really enjoyed the lake, community and pools. I felt very safe in this gated community. My son and grandson really enjoyed fishing in the lakes. The home was very clean and in tip top shape. It was much better than the photos portrayed. The floorplan is open and uncrowded. LOVE IT!! The kids loved the game room. Grandma loved the quiet master suite. Everyone was very nice and very responsive to my calls and questions. When the smoke alarm started chirping for a new battery, it was replaced immediately after my call. I WILL rent here again next time without a doubt. This was much better than an expensive small resort room. THANK YOU! THANK YOU!

House was even better than description. Beautifully decorated and stocked with everything you need. So close to tons of restaurants and shopping. Also very handy to get any where fast. Pool was a big hit very nice to have so close. Owners communication was excellent and part of my reason for picking this rental. Neighborhood was safe and very quite. We loved staying here and would highly recommend!

We stayed here with another family and had 4 adults and 4 small children. The house was really well equipped, everything we needed was there for us. We had ample room, the game room was spacious and the kids spent a lot of time in there. The house was clean and the location was perfect - we were close to everything but the subdivision was both gated and private. The owners were also really nice and helpful with any of our needs. I'd highly recommend this home!

We just stayed in this house last week and had a wonderful experience. There was ample room for two families (four adults and four small children) and we really enjoyed all the amenities including the game room, kitchen, and cozy bedrooms. Also the hosts were very nice and helpful. We would highly recommend this place for a quiet location that is close to the Disney Parks and other Kissimmee attractions.

We stayed for 5 days in May and the house was great. Close to all the Disney parks, plus restaurants and grocery stores. The house itself was extremely clean and had everything we needed, including an outdoor grill which was a nice extra. A total of 8 (5 adults + 3 kids) of us stayed and we had more than enough room. The kids really enjoyed the pool and game room. Would definitely recommend.

We are greatful to have found such a great place to stay during our Disney vacation. Home is spacious & has a great layout. This home is beautifully decorated, very clean and very well maintained. We loved how quiet and peaceful the neighborhood community was. You are very close to the theme parks. It took us only 10 minutes to get to the entrance to Disney World. We can't wait until our next vacation-we will definately be contacting Kathy again! We have recommended this property to several friends & family members already. My wife and I stayed at this home in September 2010 with our three small kids and their grandma. We thoroughly enjoyed our stay, because of how well furnished and spacious this house was. The house is close to the Disney parks - we returned each afternoon for a dip in the pool and to let the kids nap, and we were still able to return to the parks each evening. We especially enjoyed having life jackets for the kids to use in the pool, the simple but very tasteful decorating, and the separate game room for the kids to play in. The owners were at all times helpful and quick to answer questions. They have provided a very comfortable vacation home that is highly recommended.

The house was beautiful ,very spacious and very roomy perfect for our family. The kitchen was fully stocked, the beds were very comfortable. The best was there was nothing for little ones to break or get hurt on(no glass tables or nicknacks). It was great to have our own pool to relax in at anytime.Once again kathy thank you for all your help in planning our vacation, you were wonderful to work with. I would recommend your home to anyone. Hi Kathy, I just wanted to say thank you for renting us your house in Florida for the week. We had a great time and will be checking it out again in the future. It had everything you could possible want for the week. I love that it was decorated nice but not a lot of stuff on the tables to get knocked off. It was so close to the parks that we were there faster than waiting for a bus at one of the resorts. We loved how quiet it was. We all slept very well. Kathy was very easy to work with. She got back to me with answers to my questions very fast. Thanks again.
