IT's ALL TROPICAL, is a year-round Bahamas vacation rental house and is conveniently located in the quaint settlement of Treasure Cay just off the Treasure Cay Beach located in Abaco, The Bahamas. There are no traffic lights and you’ll find a combination of traffic (what little there is) predominantly by pedestrian, bikes and golf carts.

This vacation rental house is centrally located to the famous Treasure Cay Beach, Spinnaker marina restaurant, Coco Beach Bar & grill, full service marina, Tipsy Seagull marina bar, marina gift shop, liquor store, grocery store, bakery, post office, bank, hardware store, taxi stand, dive shop, boat rentals, golf cart rentals (2), car rentals, scooter rentals and bike rentals. All of these facilities are within very easy walking distance – day or night. Be sure to see the map in this VRBO listing we have populated to give you an idea of where everything is in relation to our vacation rental villa.

"It’s All Tropical" is a single-level free-standing villa nestled within a small, quiet community of similar villas, all connected via lighted sidewalks just wide enough for a golf cart. You’ll enjoy walking around the area to see how different each villa is decorated. There are two separate patios all surrounded by lush vegetation including coconut trees and several banana trees (if you’re lucky, you just might have your own bananas when you stay.) There are no roads to cross to get to the beach so the children can walk safely and easily between the Treasure Cay Beach/pool and the villa.

Each bedroom in this quaint vacation rental has a queen bed and a private full bathroom (tub/shower), closet space and dresser with mirror. The entire vacation rental villa has porcelain tile flooring for your convenience and health, and is textured to provide traction even when wet. Additional sleeping can be accommodated on the den sofa.

We enjoy the services of a local caretaker (Donna) who also works each day in the villa area in case you have any additional needs. The Washer and Dryer facility contains several washers/dryers and is located at the office building about a two minute walk from the villa. They are available M-F during the day and Saturday until noon. During normal office hours, filtered (Reverse Osmosis) water is also available for 50 cents (refill gallon jugs located in the villa). Just take the jugs and your money over to the laundry facility and place them on the table - come back later and they'll be filled for you. If you come back after hours, they'll usually be placed just outside the door for your convenience.

There are numerous local annual events including billfish tournaments, Junkanoo, Barefoot Man Concerts (Great Guana Cay – early March and late July), Island Roots Heritage Festival (Green Turtle Cay – usually the first weekend in May), Power Boat Races late July at the Treasure Cay ferry dock to Green Turtle and the Abaco Regatta time is also July – just to name a very few! Whether you want to spend the entire time alone with your family or get out and do something every day with others who have similar interests – you can do it all . . . by the way, doing “nothing” does count as an activity in the Abacos! Remeber, everyone is on "island time", including YOU!

The beach area for the villa community has it's own collection of chaise lounge chairs. While we've never seen them all occupied at once, we've found it worthwhile to go watch the sunrise with that first cup of coffee and set our towels out on a couple of chairs and "claim" one of the "tiki huts" for the days we plan to spend on the beach. Then you can just come and go as you please during the day. I think I counted about 160 steps from the villa to the "tiki huts".

Everything is very close as indicated and unless you simply require a golf cart for personal reasons, it's only about 200 yards to the general shopping area (groceries, liquors, golf cart rentals, bakery, one of the gift shoppes) and another 100 yards to the marina, Tipsy Seagull bar, marina pool, boat rentals, Spinnaker marina restaurant and marina gift shoppe, so it's an easy stroll. A golf cart would be worthwhile for riding up to see Karen at Abaco Ceramics which is about 2.5 miles outside of the settlement and is completely safe for venturing out. There are several roads to the east end of the settlement that are worth exploring on to enjoy seeing the other homes, etc that are in the area - some are quite unique with some interesting names.

And yes, after you've been to the Treasure Cay Beach, you can hang your wet beach towels and swim suits all over the furniture outside to dry! So, check out this affordable Treasure Cay vacation rental house in the Abacos!

As briefly indicated in our RATES section, a formal Notice was issued in the October 2nd, 2009 "The Nassau Guardian", stating that all rentals are now (effective immediately) subject to a 6% tax which property owners must collect and remit to the Bahamas Public Treasury. The Notice can be viewed online - if you want the internet web address just let me know and I'll be glad to send it to you via email as VRBO does not allow internet web addresses here. Not all property owners may be aware of this since it just came out, but the issue has been brewing out there for quite some time. Nevertheless, ALL rental properties will be subject to this tax. So, for example, if you rent our place for a week at the $868/Week rate, the new tax would add an additional $52.08, or about $7/day, making our effective weekly rate now $$920 - still very reasonable! This is payable to the property owner along with the rent and security deposit, and we in turn pay the Bahamian Government. Clearly a little more expense for you and a lot more hassle for us, but this is really no different than is already done in most US destinations for rentals.

    • Single Level Stand-Alone Villa located about 50 yards from the Treasure Cay Beach on the Sea of Abaco. There are only three villas between "It's All Tropical" and the Sea of Abaco! DINING TABLE: The Table you see in the den is shown set for two people but the table has another "leaf" on the opposite side to expand the table for the four chairs with the table plus the additional chairs from the breakfast bar therefore accommodating six people at the table.
  • Suitability
    • No Pets Allowed: This is a restriction by the villa owners association.
    • Handicapped Accessible (may have limitations): There is only a single step at about 6" to step up into the villa and all rooms are on a single level. Front door is 35".
    • Minimum Age Limit for Renters: Renter MUST be at least 24 years of age and MUST be one of the tenants the entire duration of the rental.

    • It's All Tropical has a Bocci Ball Set and Horseshoes stored in the closet. In addition, there is a small softsided cooler (approx 18"x18"x18") and a medium sized hardshell cooler on wheels with pull handle for your convenience. There are two floats hanging in the closet. If you ask around, there is usually someone around to do hair braiding - Shantelle in the bike rental shop often does this. If you need any assistance getting set up for a boat, bike or golf cart rental just let me know. Why the Owner Chose Treasure Cay

We initially purchased this villa for our personal use, but with a few friends asking if we'd consider offering it as a vacation rental house property, we decided to make it available for rental. It seems ideal for a very affordable getaway for 1 or 2 couples or small family.

Treasure Cay has been our first choice for several logistical reasons including the fact that the airport is just 10 minutes away, there is a local medical clinic within a two minute walk from our villa,a local EMS team, local stores open daily, a 3 1/2 mile crescent-shaped white sand Treasure Cay Beach with gin-clear water . . . well, you get the picture.

Residing in South Carolina, our family has been vacationing in Treasure Cay, Abaco, Bahamas since April, 1989. We visit several times a year and have thoroughly enjoyed getting to be friends with local Bahamians who operate so many of the local establishments or offer all kinds of services. On our first visit, we immediately fell in love with the people and Treasure Cay Beach which is about a 3 mile cresent shaped beach with protected gin-clear water. We also enjoy constantly updating "It's All Tropical"! In the last 2 years we have replaced all windows and sliding glass doors, the entire roof, the central A/C and put in all new porcelain tile floors. With the fresh coat of paint in July of 2009, she's now got a fresh set of sails!
