IT's ALL TROPICAL, is a year-round Bahamas vacation rental home conveniently located in the quaint community settlement of Treasure Cay just off the Treasure Cay Beach located in Abaco, Bahamas. There are no traffic lights on this "out island" paradise & you’ll find a combination of traffic (what little there is) predominantly by pedestrian, bikes and golf carts. See the CALENDAR=>

This vacation rental house is centrally located to the famous Treasure Cay Beach, Spinnaker marina restaurant, Coco Beach Bar & grill (just a 3-4 minute walk down the beach to the right) , full service marina, Tipsy Seagull marina bar, marina gift shop, liquor store, grocery store, bakery, post office, RBC bank, hardware store, taxi stand, dive shop, boat rentals, golf cart rentals, car rentals, scooter rentals and bike rentals. All of these facilities are within very easy walking distance – day or night. There is also Great Abaco Island’s only Golf Course less than a mile away – a Dick Wilson design. "It’s All Tropical" is a single-level free-standing villa nestled within a small, quiet community of similar villas, all connected via lighted sidewalks just wide enough for a golf cart. You’ll enjoy walking around the area to see how different each villa is decorated. There are two separate patios all surrounded by lush vegetation including coconut trees and several banana trees (if you’re lucky, you just might have your own bananas when you stay.) There are no roads to cross to get to the beach so the children can walk safely and easily between the Treasure Cay Beach/pool and the villa.

Each bedroom in this quaint vacation villa has a queen bed and a private full bathroom (tub/shower), closet space and dresser with mirror. The entire vacation rental villa has porcelain tile flooring for your convenience and health, and is textured to provide traction even when wet. Additional sleeping can be accommodated on the den hide-a-bed sofa.

We enjoy the services of a local caretaker (Donna) who also works each day in the villa area in case you have any additional needs. The Washer and Dryer facility contains several washers/dryers and is located at the office building about a two minute walk from the villa. They are available M-F during the day and Saturday until noon. During normal office hours, filtered (Reverse Osmosis) water is also available for 50 cents (refill gallon jugs located in the villa). Just take the jugs and your money over to the laundry facility and place them on the table - come back later and they'll be filled for you. If you come back after hours, they'll usually be placed just outside the door for your convenience.

There are numerous local annual events including billfish tournaments, Junkanoo, Barefoot Man Concerts (Great Guana Cay – early March and late July), Island Roots Heritage Festival (Green Turtle Cay – usually the first weekend in May), Power Boat Races late July at the Treasure Cay ferry dock to Green Turtle and the Cheeseburger Party and Abaco Regatta time are also July – just to name a very few! LOBSTER Season starts August 1st.

Whether you want to spend the entire time alone with your family or get out and do something every day with others who have similar interests – you can do it all . . . by the way, doing “nothing” does count as an activity in the Abacos! Remember, everyone is on "island time", including YOU!

The beach area for the villa community has it's own collection of chaise lounge chairs. While we've never seen them all occupied at once, we've found it worthwhile to go watch the sunrise with that first cup of coffee and set our towels out on a couple of chairs and "claim" one of the "tiki huts" for the days we plan to spend on the beach. Then you can just come and go as you please during the day. I think I counted about 160 steps from the villa to the "tiki huts" on the beach.

Everything is very close as indicated and unless you simply require a golf cart for personal reasons, it's only about 200 yards to the general shopping area (groceries, liquors, golf cart rentals, bakery, one of the gift shoppes) and another 100 yards to the marina, Tipsy Seagull bar, marina pool, boat rentals, Spinnaker marina restaurant and marina gift shoppe, so it's an easy stroll. A golf cart would be worthwhile for riding up to see Karen at Abaco Ceramics which is about 2.5 miles outside of the settlement and is completely safe for venturing out. There are several roads to the east end of the settlement that are worth exploring on to enjoy seeing the other homes, etc that are in the area - some are quite unique with some interesting names.

And yes, after you've been to the Treasure Cay Beach, you can hang your wet beach towels and swim suits all over the furniture outside to dry! If you're looking for a vacation destination with all the characteristics of a true "out island", Abaco is the place you've been loking for. Come see why so many will never go anywhere else!

Once you've made your reservation and we've rec'd your initial rent down payment, you'll receive a document outlining all the things you "must do" from Treasure Cay as well as recommendations for local businesses for cart rentals, boat rentals, restaurants and several other specialized vacation activities.

    • Music Library : Several "Caribbean-style" CD's included at the villa - enjoy. In addition to the small TV in the 2nd bedroom that CD's may be played on. We do have a small DVD collection but feel free to bring a couple of your own. CD's can also be played on BluRay and larger TV in Great Room.
    • Shared Pool : See picture in listing. Plenty of seating and lounge chairs around the solar heated pool. Also a bathroom facility at the pool.

    • Full Kitchen : Also has Blender and Mr. Coffee. You will usually find spices that others may leave. Full sized refrigerator and full sized free-standing stove/oven with 4 burners and double kitchen sink. There are several gallon jugs under the counter that are used for fresh water. Crock Pot.

    • Catering Available : There are a number of folks in the area who will come in to prepare meals for you. Several cards in the kitchen drawer or just ask around.

    • Deck/Patio : Two concrete patios adjoin the villa. One is from the den on the south side and it receives plenty of sun all day. The other is adjoining the Master bedroom through double sliding doors on the west side and enjoys late afternoon sun, sunsets and banana trees.

    • Telephone : For local calls. Guests will be provided the local number so they may receive calls from local numbers and from out of the country calls such as from the US.
    • Free Long Distance : The Bahamas TelCo version of Vonage is in the villa. Free calls to the US and Canada as well as several European countries.
    • Broadband Internet : The villa community provides a wireless internet. It is fairly reliable, however, we have also installed DSL for a more reliable, high speed option. Please bring a standard internet cable to plug into the DSL modem - suggest 25' for maximum flexibility. The modem is situated near the local phone beside the refrigerator.
    • WiFi (Wireless Internet) : FREE wireless internet service is available right in the villa. There is NOT a computer in the villa so please bring your own Laptop. Also see out notes in the Broad Band INternet section.
  • Other Amenities
    • Single Level Stand-Alone Villa located about 50 yards from the Treasure Cay Beach on the Sea of Abaco. There are only three villas between "It's All Tropical" and the Sea of Abaco! DINING TABLE: The white table you see in the den Left of TV) has 4 chairs and the leafs expand on each side to seat 2 -4 adults plus the additional chairs from the breakfast bar therefore accommodating six people at the table. COMFORT: The villa has a sturdy screen door that may be locked. During the evenings where it's cooler, you'll be able to open a few windows and leave the front door open but have the screen door closed and locked.

    • It's All Tropical has a Bocci Ball Set and Horseshoes stored in the closet. In addition, there is a small softsided cooler (approx 18"x18"x18") and a medium sized hardshell cooler on wheels with pull handle for your convenience. There are two floats hanging in the closet. If you ask around, there is usually someone around to do hair braiding - Shantell in the bike rental shop often does this. If you need any assistance getting set up for a boat, bike or golf cart rental just let me know. Otherwise, Abaco-Directory.com will have many of the phone numbers for contacting the local rental businesses - just look at the directory page for Treasure Cay.I know all of these folks personally and am happy to assist in lining up any rentals and usually with better pricing, as a service to making your stay enjoyable and easy.Can also arrange a reliable and courteous taxi to pick you up at the airport. As of 6/2010 rates are aout $30 for 2 from TC airport to the villa or about $90 for 2 from Marsh.

Why the Owner Chose Treasure Cay

We initially purchased this villa for our personal use, but with a few friends asking if we'd consider offering it as a vacation rental house property, we decided to make it available for rental. It seems ideal for a very affordable getaway for 1 or 2 couples or small family.

Treasure Cay has been our first choice for several logistical reasons including the fact that the airport is just 10 minutes away, there is a local medical clinic within a two minute walk from our villa,a local EMS team, local stores open daily, a 3 1/2 mile crescent-shaped white sand Treasure Cay Beach with gin-clear water . . . well, you get the picture.

Residing in South Carolina, our family has been vacationing in Treasure Cay, Abaco, Bahamas since April, 1989. We visit several times a year and have thoroughly enjoyed getting to be friends with local Bahamians who operate so many of the local establishments or offer all kinds of services. On our first visit, we immediately fell in love with the people & Treasure Cay Beach which is about a 3 mile cresent shaped beach with protected gin-clear water. We also enjoy constantly updating "It's All Tropical"! During 2007/2008 we replaced all windows and sliding glass doors, the entire roof, the central A/C and put in all new porcelain tile floors. With the fresh coat of paint in July of 2009, she's now got a fresh set of sails!

"It's All Tropical" is exactly as the owner shows in the pictures, the location is accurate, easy to find and very close of the attraction and restaurant areas. The property was clean and well-maintained, the surrounding is very nice, during our stay there the weather was wonderful and the beach...TERRIFIC. The owner always answer all our requests and his advices were very useful, we really appreciate his cooperation and we have already recommended to our friends to visit this quiet and wonderful place...we hope to come back again shortly.

This was our first trip to the Abacos, and it was wonderful! While we would have enjoyed ourselves at another property, the ameneties here made this vacation special. From the proximity to the beach and pool to the owner's extrodinary assistance in arranging transportation, golf cart, and tips for shopping and dining, nothing couldn't have been any better. We will definitely be staying here again on future trips. Thank you for the wonderful accomodations!

Owner response:Treasure Cay in The Abacos does have a certain charm that somehow subliminally persuades folks to return soon . . . so much so that we have been returning every year since 1989 ourselves. Clearly one of the most significant attractions to the area is the Treasure Cay Beach which has been rated as one of the top 10 beaches in the world. While stretching out in the shape of a nearly 4 mile smile, the welcomed absence of numerous high rise condos naturally equate to a beach that on a busy day might see 40-50 people total. As you all probably experienced, our villa is just a few steps away from the beach. And, with one of the ways to the beach being by way of the swimming pool, you have the fresh water shower and bathroom available for you at the swimming pool as needed. We appreciate your kind words about our villa and our service to you all - after all it's your vacation and you deserve to be provided with the best possible service before and during your stay.

We couldn't have been more satisfied with our stay at Its All Tropical. The location to the ocean and the pool is so convenient. The golf cart was useful for going to some of the restaurants and exploring the island. Everything was just as Giles had advised right down to the large beach towels and floats. There was hardly anyone in the complex so we pretty much had the pool and beach to ourselves. We brought food for breakfast and supper but had lunch at Coco's each day which was just a short walk down the beach. She shared the villa with my wife's sister & her husband. They're from Buffalo so this was a true vacation for them. I had brought along bug repellent and we never even used it. We did chickens and hot dogs on the grill that is at the villa. Carried powdered drinks as both beer and soft drinks are quite expensive on the island. The beds were most comfortable, air condition kept us cool and we never ran out of hot water for showering. The location to shopping, harbor, as well as the ocean make this an excellent choice for couples wanting to get away. Now that we know our way around and what to carry, we plan on returning again soon. Next time we'll hire a boat and captain for snorkling and swimming on the islands that are close by. We noticed you never mentioned the flat screen tv and satellite so we'll have to guess you never had time for tv!

The owners are extremely helpful and responsive to all queries. It's all Tropical is well located in a close knit complex of similar villas and the entire community is well maintained and very friendly. Just a minute away from the pool and beach the villa has semi private patios surrounded by bourgainvilliea,palm and banana trees. Ideal for sunning, relaxing and watching the birds and curly tail lizards. Also only few minutes walk from the stores,library,marina and the Coco Beach Bar. The latter a must visit for pina coladas and grouper burgers. Inside a walk in shower is ideal if you are somewhat handicapped and both bathrooms were recently renovated. We would recommend this villa and the owners without hesitation. just a caution, if you intend an extended stay of a month or more and like to do a lot of your own cooking,you may find the kitchen and living room areas to be a bit small and cramped. Storage space is also limited. Otherwise, you are sure to enjoy the sun,sea and sand of Treasure Cay.

We had a wonderful vacation. The villa was perfect for our family. It was neat and clean and had all of the amenities that anyone could need. We loved the location- close to everything.The gorgeous beach and the pool and all of the lush foliage, it was paradise and we enjoyed it everyday. Thank you for sharing your place with us. Thank you so much for allowing my family and I to rent your villa, "It's All Tropical", in Treasure Cay! We have been to so many islands and have never returned with so many wonderful memories. I don't even know where to start ... the villa was comfortable, in a great location and every emenity was available to us. The foliage around the villa is beautiful. Donna, the caretaker, was such a treat! A great person to talk to and always there when we needed questions answered. The water is absolutely to die for! There are so many things you can do around the villa and on the island, whether island hopping, relaxing at the CoCo Bar & Grill ... The Tipsey Seagull is a must when the boaters are in town for tournaments. I honestly don't believe that there is a bad soul on the island - such wonderful, fun people! I could just go on and on ... we can't wait to return! Thank you Mary Anne and Giles! You have been great to work with in renting the villa and provided us with so much information for our trip! It was everything you said! As I've said before .... It's 5 o'clock somewhere ... and I know exactly where it is! We honestly have no interest in going anywhere else ....Thank you so much!

Relax to the Max

It's All Tropical was everything as advertised. The villa was clean, well equipped and very comfortable. The outdoors provided most of our entertainment. What a treat to see flowers blooming in February! Fishing, beach walks and bike rides were wonderful ways to pass the time. The sand and water were outstanding. The owners were extremely helpful and patient as we planned our trip. We found the local people to be very friendly and eager to answer our questions about their beautiful island. Florence's cinnamon rolls were a delicious treat. Touch of Class became our favorite restaurant. Being able to walk to the nearby markets, restaurants, post office and library was very convenient. Our month long visit flew. This is a perfect spot for anyone who enjoys being outdoors and appreciates a quiet, relaxing environment. We are looking forward to a return visit someday.

Need a place to just relax - this is it.

The villa is describe by the owner accurately and is located close to the beach and the shopping center is in walking distance. It is the nicest beach and whitest sand I have ever seen. The water is crystal clear and the sand is always cool. If you need a place to unwind and take it easy this is the place. Make sure to stop by Coconuts and get some Conch fritters and a Miami Vise or two. The owner and caretakers will make this a hassle free vacation.One day I'll return and it's not soon enough.

The Villa is lovely, at first it looked small, but you are outside and it is very comfortable inside. Everything worked and the caretaker was available and SO helpful. Abaco is a VERY quiet place at least in Dec. when we were there, so a good choice for a peaceful family vacation. The owner put us in contact with local services that were top notch, so you can trust his advice. And he really helped us when our arrival was messed up due to storms/airplane delays. This is a very good value for the cost!

What can I say....? Treasure Cay is the most relaxing spot on earth. The weather is incredible, the water always warm, and the people always friendly. Other than swimming and laying on the beach for hours, we love to rent bikes and ride all over TC. Also island hopping is a must. This is our second time here and we've stayed in the Villas both times. They are perfectly located between the beach and the village; everything is just a short walk away. There is also a pool open until 10 pm for night swimming. It's All Tropical was quaint, clean and had all the amenities needed for a perfect vacation. The layout is nice with the two bedrooms on opposite sides of the living areas for added privacy if needed. It's brightly decorated and literally steps away from the beach and pool. The music selection is fun and beachy - I'm purchasing some Barefoot Man for my iPod today! I would absolutely recommend this rental to others and would stay here again. Thanks Giles!
