This charming villa is located on the Cote D'Azur, 1,4 km (10 min walk) from the Village of St. Jeannet. St. Jeannet is close to Venice and only 15 minutes from Nice international Air Port, In the middle of the world-famous "Golden Triangle of the Cote d'Azur."
This aerea is particulary well known for it's exceptional micro climate during fall & winter and spring, as the "Mistral" wind that blows often from the west of the Riviera, does not affect this part of the region.
The high mountain in the hinterland is sheltering the area very well, and generates a superb micro climate.
This 2100 square foot villa (200 sqm)with a very special interior & exterior provencale design,nicely furnished , fully-equipped, features three bedrooms with double beds,( one bed room with a large private sun deck up stairs offers an exceptional view over the Alps & the sea), two baths, dining room for 6-12 p, large lounge with fireplace and Sat TV,WIFI internet connection and an "American kitchen", with direct access to a patio & terrece with a magnificent dominant "180 degree" south views of the Mediterranean sea. The villa also has a garden of 2000 sqm in various levels, BBQ, Sauna,parking,a pool ( 4,5m x 9 m) and sundeck all with total privacy, only 10 min walk from the Village of St Jeannet.
.Swimming pool 4,5 m x 9 m (56 cubic m) with a large sun terrace, adjoining to the Pool house with a dining space for 12-14 persons, equipped with a "Weber" BBQ, stereo Radio and sun chairs, etc. The pool is open from May to October.
Surrounded by nature in a conservation area, the villa offers total privacy and quietness. It is only 1.4 km to the local village of St Jeannet and 6 km to Vence and Saint Paul de Vence. The nearest supermarket is 2 km and the airport is a convenient 14 km.

The Villa is situated 395 m above sea level on a slope with a dominant south/south east position. There is a 2000 m2 garden on several levels. 1/3 consists of a grass lawn with an automatic watering system with Roses, Oleander, Jasmine, Caprifoul, Camelia, Rosemary, Lavender, Lemon and Mandarin trees and other flowering shrubs. The other 2/3 is a natural garden with oak trees and local wild flowers.
Experience the 180 degree dominant sea view, from east to south west, from Cap Ferrat to Cap D´Antibes, over surrounding natural forest, a vine yard and old chatau as well as the High alps. Truly breathtaking.

* Cleaning Fee of the villa when you depart eur180- for each rental.For long term rentals add eur 50 This fee is due on arrival to the person who will meet you and introduce you to the property.
* Security Deposit of eur300 to be paid on arrival. Refunded at departure if no damage to villa. For long term rentals the security deposit will be agreed .

* Non refundable Deposit 20 % required at time of reservation. A further 30 % 60 days prior to arrival and the balance 30 days prior to arrival.
* Cancellation Fee: 50 % 60 days prior to arrival, 100 % 30 days prior to arrival.

Rating 5 out of 5 Dream House Review Submitted: October 27, 2009 Date of Stay: October 2009 Thanks to the house's magnificent location, a guest there will feel himself in the unique position of being far away from all the noise of the world, and yet almost a stone's throw from so many of the famous places on the French Riviera, At night you can see the magical lights on the hills leading down to the coast, and at the same time hear the songs of nightingales and even the call of an owl. The house itself fits just right for a party of 6 people, Tastefully furnished and equipped with everything a guest needs to have an enjoyable stay. The only real problem is making up your mind to go away on excursions: especially when the sun is shining and the pool, with its incredibly clean and refreshing water, keeps on calling you to spend another day just being lazy! But whenever you finally do decide to go, you won't really have to drive more than an hour to be in any number of beautiful towns and culltural attractions. The nearby village of Le Peyron has a well-stocked supermarket, and a pastry shop that has a fine reputation of its own -try getting away from it without buying more than you intended! This comes in very handy whenever you do decide to be lazy: nothing nicer than filling up the car with goodies and then hurrying back to the pool! The house's Caretaker is also extremely patient and helpful whenever a question needs to be answered. His maintenance of the house and garden give evidence of his and the owner's great efforts to make a stay at the Villa an unforgettable experience. Although there might be more reasonable houses available in the area, I don't think it possible to find one that combines all the elements of a perfect vacation the way this one does. We would not only recommend the house to everyone, we're already planning our next stay! Recommended for: Adventure Seekers, Sightseeing, Families with Teenagers, Romantic Getaway

Rating 5 out of 5 Honeymooners NA Wales Review Submitted: October 25, 2010 Date of Stay: September 2010 What a fantastic place to spend our honeymoon. From the quiet walks to St Jeannet to sitting on one of the 3 verandas admiring the uninterrupted panoramic views of the sea and the Alps Maritime, things just couldn’t get any better. Although, admiring the same views at night, looking over the lights of Nice and onto the moonlit sea was equally (if not more) special. The villa, situated 1,450 feet above sea level is well appointed with a quality, fully equipped kitchen (including full sized fridge freezer) and plenty of space. It was almost too big for the three of us, but we shouldn’t grumble about too much room! We thoroughly enjoyed our 2 weeks here in late September – warm weather, late night drinks on the veranda, a dip in the pool and day trips to Nice, Cannes, Monaco plus walks in the mountains made it a truly special time and we would certainly recommend this to anyone.

Our family loved the tranquility of the lovely St. Jeanet and of the property. The villa was well-maintained and we loved the home-like, warm filling we had during our stay. Because we are a family of five we liked the prestige of more than one bathroom and big dining place and living room. Most our time we spent in the big living room where we also enjoyed in the fireplace. We liked well equipped kitchen, we dined most of the time in the big dining place where we could make ourselves a big feast. In the mornings we energized ourselves on the terrace under the sun rays watching cote d'Azur. During the day we visited nearby St. Paul de Vence, Vence and even Nice, Cannes and Monaco are very close for long or short visit. We were very glad that the owner allowed us to bring also our two dogs. We would recommend the villa for relaxing holidays, romantic getaway or for exploring nearby small villages or famous cities. The villa was everything we hoped for, we were only sorry we couldn't stay any longer. Recommended for: Age 55+, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getawa

If you want a dream holiday in your own villa, this is it. I have returned every year since 2005 for 3 weeks in May. Each time I feel I'm returning to my meticulously maintained home, the house spotless, the ground manicured, the pool sparkling. The views of the Mediterranean and Pre-Alpes to die for. After a meet and greet with the care-keepers who live nearby, we're on our own. I know they're available if we have any problems, but we never have had any. Now this may not be important to most guests, but for me, having been a professional chef de cuisine, the kitchen is critical. What I found was a very functional, well appointed modern kitchen; a complete pleasure to create in. It is light and airy with the best views from the window. We always dined in the kitchen, but there is a formal dining room if you are so inclined. With all the wonderful local produce and the fabulously serene location of the villa I think we dined in more than out. The village of St Jeannet is a charming walled medieval hill village with the best thin crust pizzeria, wonderful bakery, butcher and green grocer. It is only a very pleasant walk away. One could spend their whole holiday between here and the villa if walking, hiking, and drinking coffee on the villa or St Jeannet's terraces is what you want. There are challenging hikes up the Baou de St Jeannet if you're so inclined. But the south of France.... Picasso, Renoir, Matisse, Chagall, Leger... Each with their own Museums. The flea markets, vegetable markets, flower markets, hill towns, the sea, the mountains, coastal drives, mountain drives, restaurants, gardens, exploring at it finest. Vence, Antibes, St Paul de Vence, Cannes, Monaco, Cap Ferat and everything in between. We want to do it all. But alas, 3 weeks is over in the blink of an eye. Next year! Same place, same time. If you chose this villa for your holiday, you've chosen wisely.
