This aerea is particulary well known for it's exceptional micro climate during fall & winter and spring, as the "Mistral" wind that blows often from the west of the Riviera, does not affect this part of the region.

Swimming pool 4,5 m x 9 m (56 cubic metres) with a large sun terrace, adjoining to the Pool house with a dining space for 12-14 persons, equipped with a "Weber" BBQ, stereo Radio and sun chairs, etc. The pool is open from May to October.
Surrounded by nature in a conservation area, the villa offers total privacy and quietness. It is only 1.4 km to the local village of St Jeannet and 6 km to Vence and Saint Paul de Vence. The nearest supermarket is 2 km and the airport is a convenient 14 km.

The Villa is situated 395 m above sea level on a slope with a dominant south/south east position. The other 2/3 is a natural garden with oak trees and local wild flowers.

*Last minute offers and long winter rental(November to end Marsh) rates may be available subject to availability.
* Cleaning Fee of the villa when you depart eur170 for each rental. This fee is due on arrival to the person who will meet you and introduce you to the property.Daily cleaning and maid service can be arranged at an additional cost.
* Security Deposit of eur300 to be paid on arrival. Refunded at departure if no damage to villa.

* Non refundable Deposit 20 % required at time of reservation. A further 30 % 60 days prior to arrival and the balance 30 days prior to arrival.
* Cancellation Fee: 50 % 60 days prior to arrival, 100 % 30 days prior to arrival.
*Method of patment: By electronic Swift Bank transfer account to account. The credit card option offered by the site VRBO, does not permit a non US property owner to participate.A europian owner has to have a bank account or postal addres in the US in order to qualify for the credit card paymnet option as recomended by VRBO. Needles to say that no eurpoean owner will qualify

*During the period October to May 01, there is a weekly surcharge of Euros 125 for Electricity and Heating.
For long term rentals( Oct- Apr-1,2,3 month +) the actual consumption will be charged as per invoice from the local energy provider-EDF.
Long term rental rates are: 1 month eur 2500, 2 month eur 2300/month and 3 month+ eur 2100/month.
A Rent agreement is available on request, and will be issued according French law covering " selfcatering furniched seasonal renting".
The preliminary reservation agreement is base on the rental conditions exposed on this web site, as well as the e-mail exchange between the owner and the potential renter.
